Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,302 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/20/22: Power & ac were back on. The front door was unlocked when I arrived & the remediation crew has placed markings on the walls by the living room sliding glass doors photos below. Turned the refrigerator back on & closed the doors.10/20/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. The SUV is missing, in its place is a BMW sedan, photo below. Photo below of the screen damage on the lanai.
10/20/22: All of the remediation equipment has been removed from the residence. All of the previous water stains on the ceilings have not changed in appearance. Will continue to monitor closely. The loose window panel in the garage storage room will require a handyman to repair. Checked damp rid bag in master bedroom closet.
10/20/22: Poured vinegar down the HVAC condensate line and chased with water as requested. The circuit breaker for the fridge was tripped again.
10/20/22: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived.
10/20/22: Went to the residence to perform an inspection but the neighbor who was supposed to have the keys to the residence stated that he could not find them. Will contact the client & advise them of the situation.
10/20/22: Almost the entire inside of the residence has been gutted for remediation due to excessive water damage throughout the residence from a recent hurricane photos below. Was unable to flush some of the toilets as the water supply lines are damaged & need to be replaced photos below. A licensed plumber is recommended to inspect & repair all of the plumbing at this time. Will continue client & advise them of the situation. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. The half bathroom toilet is still tagged for leaking between the tank & bowl when being flushed. Valve is off. I pour water into using a bucket to keep the trap from drying out.
10/20/22: Regular service call conducted on 10/18/22. The damaged pool cage has been removed photo below. The pool water is clean but there is still some organic debris on the bottom. Roof tiles damaged & missing over garage. Landscape damage trees etc. Garage overhead door has been hit & damaged by flying debris. Soffit & soffit lighting damaged on front of house. Gutter downspout damage on front right side of house. Exterior front entrance light damaged. Front door is swollen making it hard to open & close. Water stains on living room & kitchen ceilings along coffered ceiling. Water stain on master bedroom ceiling along edge of coffered ceiling. Crack in concrete stem wall along steps going into garage.
10/19/22: Roof shingles still missing from building. Left the door handle unlocked when leaving per the client. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
10/19/22: Soffits were still missing from the building. Power was restored to the residence & the ac was back on when I arrived. The light cover is broken on one of the ceiling fans on the lanai. There is a water stain around the light in the master bathroom shower.
10/19/22: Damaged soffits on right side of garage have been temporarily covered & the small section of damaged soffits on the left side of the front entrance have not been covered yet photo below. Pool cage has been repaired but there is still a torn screen above the left side screen door photo below. Exterior front entrance light is damaged. Soffit damage on left side of the front entrance & right side of garage. No visible signs of water damage inside the residence. Landscaping damaged trees etc.
10/19/22: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/19/22: The humidity level was over the acceptable level of 60% inside the residence & the ac thermostat was not holding set temperature when i arrived. The ac system did not appear to be working correctly. I did not find any tripped breakers & could not get the ac to turn on. Contacted the client & advised them of the situation. Left the alarm system deactivated & unlocked the door between the garage & home when leaving per the client. Previous water stains on ceilings have not changed in appearance. Soffit damage on front left side of house. Pool cage screens torn. Landscape damage. Water stain on front guest bedroom ceiling above tv. Really small water stain on utility room ceiling.
10/19/22: Current photo of water stain on kitchen ceiling. Previous water intrusion on master bedroom left side window. Roof tiles missing on building.
10/19/22: Damaged soffits on outside of building have not been repaired yet. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to cooler outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Water stains on the master bathroom linen closet ceiling & master bathroom ceiling above the mirror have not changed in appearance. Will continue to monitor closely.
10/19/22: Drive by. Removed both batteries from the rear security camera on the lanai & plugged one of them in to charge. Will switch out the batteries on the next service call. Turned outside lights off. Activated the alarm system & made sure the front door was locked when leaving.
10/19/22: Regular service call conducted on 10/18/22. I found the ac thermostat has been raised to 79 since the last service call & now the humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
10/19/22: Regular service call conducted on 10/18/22. Several large commercial dehumidifiers were set up & running inside the residence when I arrived.
10/19/22: Regular service call conducted on 10/18/22. Several large commercial dehumidifiers were running inside the residence with moisture percentages tagged on the walls when I arrived. Faint water stain on living room ceiling & faint water stains on guest bedroom hallway ceiling from recent storm. The frame for one of the plantation shutters in the master bedroom is separated from the wall.
10/19/22: Regular service call conducted on 10/18/22. Several large commercial dehumidifiers were still set up & running inside the residence with moisture percentages tagged on the walls below the windows. Commercial dehumidifier has already been removed from the garage.
10/19/22: Regular service call conducted on 10/18/22. Two commercial dehumidifiers were still set up & running inside the residence when I arrived. Photos of all the tags on the walls with moisture percentage’s. Was unable to enter the garage as the garage overhead door would not open. I did not find any tripped breakers & the battery was good in the keypad. The left side of the garage door does appear to have storm damage photo below. Portable dehumidifier in kitchen read 30%. Watered the plant in the kitchen & rotated it. Ran the storm shutter up & down for preventative maintenance.
10/19/22: Regular service call conducted on 10/18/22. Black truck in driveway. There are water stains on the dining room ceiling. The pool water was green & the pool pump sounded like it wasn’t running properly. The pool pump had zero pressure photo of pressure gauge below. Contacted the client & advised them of the situation. Replaced damp rid bags in the master bedroom closet & front guest bedroom closet. Client advised that the county is addressing the hole in the lawn along the seawall. There is a brown spot in the front lawn by the landscape bed along the landscape curbing. Checked all damp rid bags. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat. Left the water main on when leaving.
10/19/22: Regular service call conducted on 10/18/22. The water stain on the dining room ceiling has changed in appearance since the last inspection photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 78 for mold prevention. Mailbox is leaning. Lifted & damaged roof tiles on front right corner of house. Water stain on dining room ceiling. Faint water stains on guest bedroom ceiling & previous minor water intrusion through window.
10/19/22: Regular service call conducted on 10/18/22. Removed a problem solved pest sign dated 10/14 from the front yard. Pool pump timer box cover is damaged. Boat has been covered back up. Roof has been tarped. The fallen debris has been cleaned up in the closets & placed by the street for collection. Soffit damage on front & back of house. Landscaping damaged. Lifted tiles on back of roof. Solar panels on roof damaged & water draining from the pool through broken panels. Boat cover tattered. Gutter downspout damaged on back right side of house. Both ceilings have fallen down in both guest bedroom closets. Large water stain on back guest bedroom ceiling. Small water stain on master bedroom ceiling. Drywall joints cracked on garage ceiling.
10/19/22: Regular service call conducted on 10/18/22. Pool cage has not been repaired yet. Made sure the water heater & range were off. The lawn has some browning in several areas throughout the yard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
