Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/12/23: Portable dehumidifier read 48%. Left the water main on when leaving.
4/12/23: Put both garbage cans down by the street for collection. Rolled up the pool cover & put the brown chairs in the lanai. Found one of the small windows open above the bed in Sophia’s room & closed it. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
4/12/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Humidity a bit high but not surprising based on the humidity rainy day we’ve had. Pulled a Truly Nolen sign from the front yard is was dated 4/10/23.
4/12/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
4/12/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top.
4/12/23: Made sure the salt system was unplugged. Brought in eight pieces of mail see photo below. Photo of the requested Charlotte bank document below. The humidity level was still slight over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has some excessive browning on the back & right side of the house. The irrigation system is in the off position. There is soffit damage on the left & back sides of the house. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
4/12/23: Home under renovation from flood damage. Alarm is to remain off per client. The pool pump motor sounds about the same as last time. Photos of one piece of mail I thought you should see are below.
4/11/23: Drive by. Brought all requested mail documents to the post office for forwarding. Photo of the receipt with tracking number below.
4/11/23: Drive by. Checked the pool pump to make sure it was still holding prime. The pool pump was running & holding prime when I arrived. The pool was clean & the water was at the correct level. Client advised that the pool pump should be only be running between the hours of 8am-4pm only. I checked the pool pump timer & the time needed to be adjusted. I corrected the time but the pool pump stayed running even though it was after 4pm. The pool pump display had a message concerning the display see photo below. The irrigation timer was also flashing the incorrect time & date on the display. I corrected the time & date but all the zone times were flashing & need to be reset. Contacted the client & advised them of the situation.
4/11/23: Put the empty garbage cans back on the side of the house. The master bathroom sink was leaking from the trap underneath where it connects to the bottom of the sink while water is running see photo below. I have tagged it as such. Will send a video of the leak via text to the client. There was a low battery warning on the ac thermostat display when see photo below. I replaced the batteries with two new AA batteries removing the low battery warning. Removed some fruit that was rotting in the kitchen see photo below. Made sure the water heater & ice maker were off. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
4/11/23: The pool water level was at the optimal level of the middle of the top skimmer port when I arrived. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool.
4/11/23: The pool heater was not running but making a knocking sound when I arrived. Brought in one piece of mail see photo below. Made sure the water heater was off. Found the living room sliding glass door unlocked & locked it before leaving. The batteries were corroded in one of the guest bedroom tv remotes see photo below. Mini fridge in living room was on & cold. I was unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. The dock has not been repaired yet. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
4/11/23: The vacant slip from the mailbox was on the front door & the mailbox lid had a piece of yellow tape on it when i arrived see photos below. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
4/11/23: Both garbage cans had garbage in them & were down by the street for collection when i arrived. Checked the light timer in the Florida room. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. All the potted plants were currently wet from rain. Put the keys back in the lockbox when leaving.
4/11/23: There was a blue ford f150 truck in the driveway with Virginia plates when I arrived see photo below. The seawall has been repaired since the last service call photo below. The paint is starting to peel from the wood soffits on the right side of the house see photo below. Made sure the water heater, range & ice maker were off. Several items outside may need to be put inside or away before hurricane season see photos below.
4/11/23: All of the storm damaged shingles have been replaced since the last service call see photos below. Brought in one piece of mail see photo below. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.
4/10/23: The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
4/10/23: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
4/10/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
4/10/23: The power pole in the backyard is leaning see photo below. Brought in two pieces of mail see photo below. Will be taking the Olympus, progressive & travelers insurance documents to the post office for forwarding per the client. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Client advised new gutters should be installed soon.
4/10/23: Connected the battery maintainer to the car. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
4/7/23: Brought in two pieces of mail see photo below. Made sure the water heater, range & ice maker were off. Checked all damp rid bags. All storm shutters are closed except the front guest bedroom window due to HOA restrictions. Will close the front guest bedroom window shutter the first week of June. Unplugged the garage door opener & engaged the overhead door locks.
4/7/23: Made sure the water heater, range & ice maker were off.
4/7/23: A section of casing around the attic access cover in the master bedroom closet is hanging from the ceiling.
4/7/23: Made sure the water heater, range & ice maker were off. Found the guest bedroom window slightly open & unlocked. I fully closed it & engaged both locks. Several damp rid buckets throughout the residence were full & needed to be replaced. I replaced them with some of the new damp rid buckets provided on the dining room table. Checked the inside of the car for any flammables. Bug zapper on lanai is on. There is a small section of soffits pushed up on the right side of the house by the lanai.
