Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,302 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/21/22: Previous water intrusion through guest bedroom window leaving a stain on the wall. Carpet was still dry underneath the window. Garage rear entry door was easier to open today. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/21/22: The roof has been tarped. The neighbor moved the picture on the lanai & put a rock in front of the screen door as it wouldn’t latch. Landscaping damaged trees down etc. Monitoring the previous window water intrusions closely. Water intrusion on the left side master bedroom window which got on the lamp & night stand. Carpet is still dry underneath the window. Water intrusion on master bathroom window. Floor is still dry underneath the window. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
10/21/22: All the damaged trees have been removed. Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling.
10/21/22: All previous water stains on ceilings have not changed in appearance. Will continue to monitor closely. The carpet was still dry underneath the previous water intrusion through the master bedroom window. Some lifted tiles on the back of the roof. Small water stain on guest bedroom ceiling. Small stain on master bathroom shower ceiling. Mark on wall next to window in living room. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the right side slider only.
10/21/22: One of the living room walls had a piece of blue painters tape marked 33% on it for remediation photos below. Previous water stains on ceilings have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock. Landscaping damaged tree down etc. Water stain on master bathroom ceiling. Water stain on the garage ceiling below the ac air handler. Paint peeing on ceiling by attic door in garage.
10/21/22: There was a red dodge truck in the driveway when I arrived photo below. Made sure the water heater was in the low setting & the ice maker was off. The ac thermostat had a blank screen from the humidistat going idle & shutting off power to the thermostat. I put two AA batteries from the residence in the thermostat restoring power to the display. Monitoring all previous water stains from the hurricane on the ceilings closely.
10/21/22: Some of the palm trees appear to be leaning. Water stain on master bedroom “hers” closet ceiling has not changed in appearance. Water stain on the ceiling around the water heater vent pipe in the garage has not changed in appearance. Gas water heater is currently in the off position. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
10/21/22: Some of the floor tiles in the guest wing foyer appear to be loose when walked on. Some roof tiles are still missing. Landscaping damaged trees down etc. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely.
10/21/22: There is a new water stain on the guest bedroom ceiling see photo below. Monitoring the previous water intrusions through the guest bedroom & dining room windows closely. Carpet’s & floors were still dry underneath the windows. Roof tiles damaged. Landscaping damaged trees down etc. Surge water appears to have intruded into the garage several feet underneath the garage overhead door & receded during the hurricane. Checked all damp rid bags. There is an animal digging a hole on the front right corner of the house by the water main.
10/20/22: I brought the green trash bin into the garage. I turned off the lights and turn down the fans for the master bedroom and great room. I had to turn the blue valve above the water softener on to get water inside the home, I turned it off upon departure. No obvious repair done yet, photo below.
10/20/22: Power has been restored to the residence & the ac was back on. The alarm keypad had an alert concerning a dead battery on the display when I arrived see photo below. The pool water was clean but there were a few debris on the bottom still. The chainlink fence has been damaged on the back right corner of the property photo below. Pool cage is damaged. Shingles missing & lifted on roof. Ripples in the shingles on front of house. Gutter downspout damage. Mailbox is damaged. The guest bathroom bathtub is tagged for a clogged drain. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/20/22: There was a large commercial dehumidifier & air dryer set up inside the residence by the remediation crew when I arrived photos below. Walls have been marked with percentages throughout the residence. The exterior wall appears damaged on the left side of the garage overhead door photo below. Water stains on kitchen, living room, dining room, master bath & guest bedroom ceilings. Lanai ceiling fan damaged. Water intrusion through master bedroom window & a screen is torn.
10/20/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
10/20/22: Was able to access the residence today as the damaged storm shutter over the front door has been opened enough to get inside. The lockbox was open & the front door was unlocked when I arrived. The remediation crew has started inside the residence photos below. Large commercial dehumidifiers & air dryers have been placed throughout the residence & walls underneath windows in living room marked with percentages. Water stain on the foyer ceiling. The crack in the living room ceiling is prevalent again. Damaged screen on the lanai. The upstairs bathroom sink is tagged for a leaking trap when water is running. It can be repaired now or when the client returns. Left the front door unlocked when leaving for the remediation crew.
10/20/22: The thermostat was flashing telling me the batteries were low so I took the batteries from the remote in the living room and placed them in thermostat. Humidity at the far point of the living room almost to the large windows 53.2% humidity and 71°
10/20/22: The remediation crew appears to have inspected the residence photo below. The damaged garage overhead door has not been replaced yet. Damaged front porch screen has not been replaced yet. Checked all damp rids.
10/20/22: The battery maintainer says 100. The top dead bolt was not locked upon my arrival. Both locks were locked upon my departure. Did not touch thermostat but it was set to 74 and on the heat mode. I turned back to cool and set to 78 per my conversation with client via phone. All water is off. No sign of the mildew worsening and no obvious sign of black mold. The carpet in the study was dry to the touch.
10/20/22: The front porch has not been repaired yet. The half bathroom light & fan were on when I arrived. There is a small water stain on the left side of the guest bedroom window photo below. Ran the storm shutters up & down for preventative maintenance. Water was on in 2004.
10/20/22: The front door was unlocked & the remediation crew was inside the residence when I arrived. The phone jack appeared to be slightly loose & the phone started working again when I wiggled the phone jack. Checked the water pan in the ac return vent. I left the front door unlocked when leaving for the remediation crew.
10/20/22: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain, you must hold it open with your finger nails.
10/20/22: The remediation crew appears to have already inspected the residence photo below. The garbage disposal is seized and I’m unable to free it. I have tagged it as such.
10/20/22: Item sitting by the door I brought them inside. The thermostat did not have any reading on it. I pulled the thermostat off the wall and found that the batteries had corroded, see photo below. Took the batteries out play the Contacts as best I could put new AAA batteries in it and the thermostat began to work.
10/20/22: The shutter was open & the front door was unlocked when I arrived. The remediation crew appears to have been inside the residence. The broken window in the guest bedroom has been temporarily covered with plastic photo below. All previous water stains have not changed in appearance. Was unable to access the garage storage room as the batteries appeared dead in the keypad & it would not work. The damaged garage overhead door has not been repaired yet. I left the front door unlocked & the shutter open when leaving for the remediation crew.
10/20/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen didn’t flush. I’m using a pot from the kitchen to flush this toilet. I killed eight small ghost ants in the bathroom that has the shower on the vanity.
10/20/22: Nothing was in the mailbox. The downstairs bathroom sink is draining slowly and leaking at the trap. Screen on lanai needs repaired, reported previously. The cover for the car was partially blown up on the backside. I started the car and it idle during the service call. There’s slight white mildew starting to grow inside of the car. I cleaned with Dawn dish washing detergent and dried as best I could. The mailbox is off the post and placed on the front porch. There are several tree branches down in the backyard along with the fence reported previously after a hurricane Ian.
