Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,306 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/24/22: Pool cage & screens damaged. Right side lanai screen door is difficult to open & close. Made sure the water heater, range & ice maker were off. Monitoring the two water stains on the master bathroom ceiling closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.10/24/22: The damaged boat lift canopy cover was laying down by the street when I arrived photo below. The pool pump was on & running when I arrived. Soffit & facia damage over the garage overhead door has not been repaired yet. The banding on the exterior front of the house appears to be rusting. Faint water stain on living room ceiling above the front windows has not changed in appearance since the last service call. Will continue to monitor closely. Pool cage screens damaged. Boat lift canopy damaged. Some of the landscaping has been damaged. Some of the expired smoke detectors are chirping inside the residence & will need to be replaced with new smoke detectors. Client advised they will address the old smoke detectors when they return.
10/24/22: The roof has been tarped in multiple locations around the roof photos below. Brought in two pieces of mail photo below. There is a water stain on the living room ceiling by the ac vent photo below. The refrigerator was off & emptied when I arrived. Raised the ac thermostat to 74 for now as all of the water intrusions inside the residence appeared to be dry. Will continue to monitor closely. White privacy fence damaged. Landscaping damaged. Pool cage & screens damaged. Debris in the pool. Ceramic flower pots by pool broken. Water intrusion through the dining room window. Baseboard was damaged underneath the window. Water stain on garage ceiling. There were fish visible in the pond today.

10/24/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the fan setting on the ac thermostat was set to the incorrect setting of on & set it back to auto. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Soffit damage in the front, right & back side of the house. Screen damaged on front porch screen door. Tree down in backyard. Faint water stains on dining room ceiling. Water stains on the ceiling & evidence of water intrusion on the mid guest bedroom window. Water stains on the back guest bedroom & bathroom ceilings. Also evidence of water intrusion through the window. Water stain around one of the living room lights. One of the mesh storm shutters is torn. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
10/24/22: There appears to have been some activity inside the residence since the last service call. Shingles missing on roof. Landscaping damaged trees etc. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings have not changed in appearance. Previous water intrusion’s through some of the living room windows. Carpet was still dry underneath the windows. A large section of ceiling has fallen in the garage.
10/24/22: All previous water stains on the ceilings have not changed in appearance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Shingles missing in several locations from roof. Soffits damaged in several locations around the house. Landscaping damaged trees down etc. Screens damaged over garage overhead door. Dock is damaged. Statue damaged by front door. Water stains on the dining room ceiling above the table & on the kitchen ceiling. Drywall texture vibrated off nail heads on garage ceiling.
10/24/22: The back of the house has been tarped photos below. Brought in two pieces of mail with some sales flyers photo below. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Lanai is damaged. Removed the lockbox from the front door when leaving.
10/24/22: Missing roof shingles appear to have been replaced & the damaged soffits have been repaired. The damaged pool cage has been removed. Brought in one pool service slip dated 10/20. Monitoring the damage on the garage ceiling.
10/24/22: Inside of guest house has not been cleaned yet. There were dead ants on the floor. Portable dehumidifier read 53%.
10/24/22: Garbage at the street has not been collected yet. The inside of the residence has not been cleaned yet. Put front door shutter key in the red bin on the keychain with the car key fob. Both valves for the pool auto filler were on. Left the water main on when leaving. Landscaping damaged trees down etc. Soffit & gutter damage on front of the house. Several pool cage screens are torn.
10/24/22: The electric meter is still damaged & there is still no power to the residence. Client’s have occupied the residence since the last service call. Read note from client’s & checked all damp rids. Photo of boat & motor below.
10/24/22: Damaged screens on lanai have been replaced photo below. Photo of blue ceramic planter. Mailbox is still damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving. Storm shutters are still up.
10/24/22: Shutter over front door has been opened by disconnecting it from the frame on the right side see photo below. Soffit damage on front of house has been repaired since the last service call photo below. Removed an undated Ranson sign from the front yard. There is a new water stain on the guest bedroom hallway ceiling see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There are yellow spots on the master bedroom closet ceiling which appear to be from high humidity while the power was off during the storm. Left side pool cage screen door is damaged. One pool cage screen has a small hole in it above the right side screen door area. Vinyl fence damaged.
10/24/22: There was a blue Chevy Tahoe parked in the driveway when I arrived. Turned the refrigerator back on & closed the doors. The previous water intrusion inside the residence appeared to be dry. I raised the ac thermostat to 74 for now to save energy. Large tree down in backyard. Wood privacy fence is damaged. Water appears to have risen several inches throughout the property during the storm & has entered the lanai & parts of the residence. Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. 10/24/22: Cleaned up some of the glass on the garage floor next to the vehicles & started both vehicles. Tiles missing & damaged from roof. Soffit damage on front & back of house. Light pole damaged in front yard. Landscaping damaged. Pool cage damaged & screens torn. Window in garage overhead door broken. Water stain on master bathroom ceiling has not changed in appearance. Will continue to monitor closely.
10/24/22: The electric meter has been repaired since the last service call photo below. Power has been restored to the residence. Ac was back on. Power line in backyard has been repaired. Pool pavers starting to sink around edge of pool in several locations photos below. Turned the refrigerator back on & closed the doors. Ran two cups of water through the refrigerator water dispenser. Lamp in living room is on. Mailbox damaged by fallen tree. The roof is tarped. Gutters damaged on the front & left side of the house. Pool cage screens damaged. Faint water stain by light on ceiling above front door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/24/22: Fence damaged on left side of house. Soffit damage on the right & back side of the house. All previous water stains inside the residence have not changed in appearance.
10/24/22: The plastic water main handle was slowly dripping water in the off position when I arrived. It is dry rotted & needs to be replaced. All previous water stain have not changed in appearance. Roof & facia damaged. Siding damaged on both sides of the house. Ceiling fan on front porch damaged. Left side railing is missing from the front steps. Rear exterior light is damaged. Guest bedroom/Florida room walls & windows blown out. Storage shed on left side of house is missing. Landscape lighting control box on left side of house damaged. Previous water intrusion through the bottom of the front door causing the casing to swell. Small water stain on the kitchen ceiling next to the light fixture. Water stains on the bathroom ceiling & in the skylight. Could not access the utility room as it is locked & I could not find a key to unlock the door.

10/24/22: There are some lifted roof shingles on the front of the house & there appears to be some water damage around the ceiling light on the front porch see photos below. Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. There are perishable food items inside the refrigerator photo below. There is a water stain on the foyer ceiling above the chandelier next to the ac return vent & water damage on the chandelier see photos below. Water stain on the kitchen ceiling photo below. Water stain on guest bedroom hallway ceiling photo below. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/22/22: Reinstalled the glass panel in the garage storage room as requested by the client.
10/21/22: Replaced batteries in garage side entry door security sensor per the client. Some shingles on the roof missing. There are some gutter downspout pieces laying on the left side of the house. Both lanai screen doors are unlocked.
10/21/22: There is a crack on the master bedroom ceiling several feet in length see photo below. I raised the ac thermostat to 80 & the humidistat to 50% for now as the carpets underneath the windows were now dry. Will continue to monitor & adjust accordingly. Previous water intrusion through den window. Carpet was dry underneath the window. Previous water intrusion through master bedroom window. Carpet was underneath the window. Torn lanai screen has not been repaired yet.
