Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/21/23: There is a slight musty smell inside the residence. A section of casing around the attic access cover in the master bedroom closet is hanging from the ceiling.
4/21/23: The master bedroom hallway light was on when I arrived. I turned it off before leaving. Bug zapper on lanai is on. There is a small section of soffits pushed up on the right side of the house by the lanai.
4/21/23: Watered the plant on the lanai using the right side slider only.
4/21/23: The pool was clean, the water level was at the optimal level of half the top skimmer port & everything appeared to be working correctly during today’s service call. The humidity level was still below 60% inside the residence when i arrived. I raised the ac thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
4/21/23: Forwarded all important mail collected during the service calls using the prepaid envelope in the mailbox provided by the client. Left a lockbox with a key to the residence inside on the front door when leaving. Checked all damp rid bags. All storm shutters are closed except the front guest bedroom window due to HOA restrictions. Will close the front guest bedroom window shutter the first week of June. Unplugged the garage door opener & engaged the overhead door locks.
4/21/23: A new tile roof was being installed on the neighbors roof when I arrived see photos below. Brought in one piece of mail see photo below. Will forward all important mail to the address provided. Made sure the water heater, range & ice maker were off. Read the note & picked up the check from the kitchen counter. Left all toilet seats down as sewer lines are being cleaned. Will replace the ac air filter on the first week of July to maintain warranty. Checked light timer in living room. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely. Client advised they are waiting for a new roof to be put on. All storm shutters are off. The front door closed & locked correctly when leaving.
4/20/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube then changed with water. The knob was not locked. The water main was on upon arrival. The water heater was on also. Below is a photo of carpet discoloration under the windo in the master bedroom.
4/20/23: Poured 2oz of bleach in each toilet.
4/20/23: The dehumidifier read 42. I poured vinegar down the HVAC condensate tube I then chased it with water. The light was on in the garage, I shut it off. I removed the alkaline batteries from the remotes.
4/20/23: Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Found several windows unlocked throughout the residence & locked them all before leaving. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a leaking trap when water is running. Storm shutters on lanai are closed. Removed the lockbox from the front porch when leaving.
4/20/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Wine cooler in dining room read 54/46. Closed all storm shutters on the lanai. The upstairs tv room & several stairs are missing carpet.
4/20/23: The new floors appear to be complete & new carpets waiting to be put down after all other work is completed see photos below. I was unable to run water & it is currently difficult to navigate throughout the residence as there are workers installing new cabinets.
4/20/23: The roof of the building was being replaced when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
4/20/23: The pool pump was leaking when I arrived see photos below. Will send a video of the leak to the client via text. Removed a trugreen sign from the front yard & a service slip from the from door see photo below. Brought in three pieces of mail with some sales flyers see photo below. Made sure the water heater, oven & ice maker were off. There are some perishable items inside the refrigerator photos below. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
4/20/23: The inside of the residence has not changed in appearance since the last service call. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
4/20/23: Drive by. Put both empty garbage cans back inside the garage.
4/19/23: Pool pump draws from the bottom drain per client. when I arrived, the pool company was here and the water main was on. They were doing service to the filter and so I left the water on and they said they would turn it off. I did walk the home twice to make sure that no toilets sinks or showers were running just in the event they forget to turn the water off. They seem to be doing a super good job as they are still here which is never the case but I come up to a pool company that’s been at home before I arrive. They were always gone before I leave. I did relay to them that the setting for the pool pump should be drawing from the center bottom drain, so as not to worry about the level of the skin port. REVISED: Pool company leaving as I got into my truck and did not shut water off so I did.
4/19/23: The pool pump filter housing was leaking at the bottom fitting. I sent a video to the customer. There are two power tool, batteries and chargers on the front porch. The granite countertop is still on the side of the house. The alarm was not activated upon entry, but I did activate upon exit. I locked the garage door between the house in the garage, after speaking with the client. From now on, and I’ll make entry through the front door. I watered the plant in the bathroom slightly. The water heater was on at the circuit breaker I turned it off.
4/19/23: I poured vinegar down the HVAC condensate tube then chased with water.
4/19/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
4/19/23: Home under renovation from flood damage. Alarm is to remain off per client. The pool pump motor sounds about the same as last time. Photos of leaking filter ring below. I believe the front door was unlocked. The key box numbers were mixed so I know someone had been there. I always set the numbers back to 5555.
4/19/23: I poured vinegar down the HVAC condensate tube and then chased with water.
4/19/23: There are several mud Dauber (wasps) cocoons around the house on the walls. I found a roof tile in the yard that I picked up and placed with the paver blocks next to the pool cage door, photos below.
4/19/23: Watered the 3 interior plants as instructed. Large active wasp nest front and center of garage door, photo below. I sprayed it to kill as many as I could. The master bathroom left sink has note that the sink plug is broken. The lanai has a few weeds growing in the cracks.
4/19/23: Brought in five pieces of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The lawn has some excessive browning on the back & right side of the house. The irrigation system is in the off position. There is soffit damage on the left & back sides of the house. The soffits & facia on all sides of the residence may need to be pressure washed soon. Boat has been removed from the dock.
