Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,323 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/27/22: The garage storage room has a strong musty smell. Sections of drywall have been removed from underneath the breakfast nook windows. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.10/27/22: A section of drywall has been cut out of breakfast nook wall & the wall by the living room sliders photos below. Monitoring the water stain on the living room ceiling. The front door storm shutter has been cut for access to the residence by management. Garage overhead door is damaged. Both damp rid buckets in the vehicles are full. The extension cord going to the Saab has been disconnected by the fire marshal. New fire codes regarding the extension cords have been implemented. Wine cooler in guest bedroom closet read 59/46. Garage overhead door is damaged.
10/27/22: The front door was unlocked & the remediation crew was inside the residence when I arrived photos below. The living room flooring & sections of the walls have been removed. A section of the upstairs closet ceiling & the wall around the upstairs window have been removed. Checked damp rid bag in master bedroom closet.
10/27/22: All remediation equipment has been removed from the residence. Monitoring the water stains on living room, dining room & bay window ceilings. Damaged garage overhead door has not been replaced yet.
10/27/22: All remediation equipment has been removed from the residence. Screen torn on front porch.
10/27/22: Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived.
10/27/22: The humidity level was high inside the residence & the ac system was not working when I arrived. I did not find any tripped breakers & could not get the ac to turn on. The ac needs to be serviced. The upstairs bedroom ceiling has been damaged. Full remediation in progress.
10/27/22: Water mapping tape with percentage’s are on the walls for remediation. Front porch floor is lifted. Front porch screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/27/22: Drive by. Turned refrigerator back on & closed the doors.
10/27/22: The roof is tarped. Palm tree in front yard has been braced & the tree removed off the front right corner of the house. Back guest bathroom toilet handle has been repaired. There is still a tree down on the left side of the house along the wood line.
10/26/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/26/22: Pool pump draws from the bottom drain per client. The front screen door is dragging at the bottom corner. Sent a video to the client. Also the front door shutter bottom plate bolts need attention. One is snapped and the others do not go down flush.
10/26/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. The bush/tree out front is leaning even more, as reported previously. The water has a sulfuric smell to it indicating the anode bar in the water heater may need replaced. The other temporary solution would be to flush the tank or run the hot side water only for an hour to an hour and a half to flush the tank prior to anyone coming down to occupy the home. There are two commercial blowers in your home one in the living room and one in the master bedroom. As well there is a commercial dehumidifier in the center of the living room floor. The lanai slider door was open about an inch and a half to 2 inches, photo below. There is evidence of insulation in just about every room of the house garage where there’s quite a bit puzzled as to why. The attic access door in the MB closet is not quite closed. completely. I’m also puzzled as to why the blower is in the master bedroom with the door closed but the must have a reason. Photos of the ceiling holes below.
10/26/22: I started the car and let it idle during the service call. I found several dozen dead blank ants on the window side of the master bedroom and on the window sills, photos below. I swept what I could see but did not move furniture to sweep under. Next service call I will determine if this was a one time thing or an ongoing problem.
10/26/22: Contractor access. Met with Mark the insurance adjuster with Palmer I.A. LLC & let him into the residence. I stayed with mark until he was finished & made sure everything was locked up when leaving. 10:30am-12:00pm
10/26/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Temporarily restated the front hibiscus tree.
10/26/22: I poured vinegar down the HVAC condensate tube then chased with water.
10/26/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds.
10/26/22: I poured vinegar down the HVAC condensation evac tube chased by water.
10/26/22: There still is a slight thin film of moisture in the upstairs closet. The humidity is just over 60% so that’s acceptable however I would like to see it under that. The dehumidifier upstairs was not running when I walked in and it was reading 65. I turned it off and then back on they began to run. There was no water that I could see in the hose itself which indicates it hasn’t been running and pulling moisture. When I completed the service call I went upstairs to set the alarm the humidifier was still running
10/26/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower but still able to run the water. Photos of missing roof shingles below I missed until today below. No interior ceiling damage where these missing shingles are found. Some water ceiling photos of marks below but these appear to be bleed through from before the new roof. These we discussed last time I was here by phone.
10/26/22: Water heater fitting damp as reported previously.
10/26/22: I close the garage door to find some ceiling spots that I didn’t see the last time I was here. I looked outside the tile have not been repaired and so this may be additional damage and rain that we’ve had or it could be just spots that are showing now and didn’t before. Photos below. Those screens have been replaced on the lanai yet. The pool level is about 3/4 above the skimmer port so it needs to have some water put in the pool or change the pump so it dries from the bottom drain. I looked inside the front foyer and bedroom area we there is missing roof tiles to see if there was any ceiling damage. I could not find any. In the foyer I did see a spot that’s basically rectangular and more than likely that is a poor paint situation bleeding through but it’s only visible when I use my high powered lamp.
10/25/22: Both garbage cans down by the street were full & had not been collected yet. The back of the roof has been tarped & all debris cleaned up on the lanai & in the yard photos below. Privacy fence in backyard has been taken down. Made sure the water heater, range & ice maker were off. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Mold that was present in the master bedroom has been cleaned. Small water stains on guest bathroom ceiling have not changed in appearance.
10/25/22: The roof of the building is tarped. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
