Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,354 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/3/22: The lawn was being mowed when I arrived. The roof is tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
11/2/22: Pool pump draws from the bottom drain per client. Was to meet Dakota from The Roofing Company for roof inspection.
11/2/22: I found several live sewer flies in the kitchen sink. I found bleach and poured it down the sink, then covered the drain. Photos below of the pool and lawn below. The water main was on upon arrival, I turned it off.
11/2/22: Poured 2oz of bleach in each toilet. The entry rug is doubled up not sure why so I left it as seen in the photo below.
11/2/22: No bugs.
11/2/22: The yard is very dry looking and I talk to the homeowner and we’ve discovered the situation with the irrigation control box. Picture below of the palm fronds gathered in the landscaping. The pool container filter is leaking I turned it off at the pump.
11/2/22: The MB toilet runs continuously ever so slightly so I shut it off at the valve.
11/2/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this service call.
11/2/22: Turned the refrigerator back on & closed the doors. Soffits are still missing from the building. The light cover is broken on one of the ceiling fans on the lanai. The water stain around the light in the master bathroom shower has not changed in appearance. There appears to be consistent power outages or power surges in the community as the microwave clock had to be reset again. Checked all wood floors throughly.
11/2/22: I watered the plant on the kitchen counter, it seems to be a bit brittle when I move the branches to pour the water. The plant on the floor is dead.
11/2/22: The dehumidifier was on in the garage it was not running but it did read 60. I walked the house twice to be sure the toilets had filled and stopped running because the water main is to remain on. Pool area could be power washed, the hurricane shutters are still up. Looks as if the home was cleaned however 2 very obvious cob webs were missed, photos below. There are several piles of tree trimmings along the edge of the road in your grass.
11/2/22: The storm shutters have been removed from the front door. Torn pool cage screen has been patched. Both sections of damaged soffits have been temporarily covered. No evidence of pest inside the residence & I did not hear anything in the attic during the service call. Exterior front entrance light is damaged. Soffit damage on left side of the front entrance & right side of garage. No visible signs of water damage inside the residence. Landscaping damaged trees etc. The lawn has some browning on the right & back sides. Irrigation timer light was blue.
11/2/22: Visual check of the car, battery maintainer lights were on. The bedroom lanai slider was open, I called the client he gave permission to close and lock. The bedroom outer wall has 2 foot high of the drywall removed, photo below. The keys are here, photo below. The thermostat was set to 71 the client asked that I move it to 75.
11/2/22: The ac was back on & appeared to be working correctly again. Previous water stains on ceilings have not changed in appearance. Soffit damage on front left side of house. Pool cage screens torn. Landscape damage. Water stain on front guest bedroom ceiling above tv. Really small water stain on utility room ceiling. Mesh storm shutters are closed.
11/2/22: The kitchen lights were on when I arrived. I turned them off before leaving. Connected the battery charger to the kayak battery. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided underneath the air handler & wrote the date of installation on it. Monitoring the water stain on the kitchen ceiling & the previous water intrusion on master bedroom left side window. Roof tiles missing on building.
11/2/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 75 for now to save energy. Damaged soffits on outside of building have not been repaired yet. Water stains on the master bathroom linen closet ceiling have not changed in appearance. Will continue to monitor closely. Monitoring the previous water intrusions through the master bedroom windows closely. Garage overhead door has been damaged by flying debris.
11/2/22: Made sure the water heater, range & ice maker were off. Monitoring the water damage on the master bedroom ceiling above the window closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The ac air filter was recently replaced. Shingles still appear to be missing from the roof of the building.
11/1/22: The lights were on above the island, I turned them off. Nothing has changed with regard tot the interior molding and drywall from the last service call.
11/1/22: I poured vinegar down the HVAC condensate tube then chased with water. The door to the lanai was propped open, I closed it.
11/1/22: The dehumidifier displayed E9, I pulled the plug for 10 seconds and it began running again. I replaced the Damp-Rod bags.
11/1/22: The roof of the building is tarped. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
11/1/22: All the damaged soffits on the building have been temporarily covered see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust according. Attic access cover was still missing. Small water stain on the guest bedroom closet ceiling has not changed in appearance. Will continue to monitor closely. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Broken section of the guest bedroom window is temporarily covered with plastic. Screen torn on lanai. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/1/22: Mailbox off mount and next to front door. I found a tripped breaker and reset it, photo below.
11/1/22: Brought in one piece of mail photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Previous water intrusion in living room window.
11/1/22: Home under renovation from flood damage. Lanai damaged from storm. I did not activate the alarm. Immediately upon exiting my truck your neighbor across the street yelled to me to tell you to get a dumpster. I told him politely it’s not my job to tell you anything it’s just my job to report on what I see and that you’re well aware of what your responsibilities are. I also told him you wanted me to make sure that I sent you photos which I’m doing today.
