Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

11/11/22: Water heater fitting damp at threads as reported previously. I move the thermostat down to 77° to help mitigate the higher humidity inside. Gopher tortoise hole under the one corner of the pool cage appears to be active again
11/11/22: There appears to be a new mailbox photo below. Full remediation has started inside the residence. There were multiple commercial dehumidifiers & air dryers set up throughout the residence by a remediation crew when I arrived photos below. The vinyl flooring has been removed from the foyer, living room, dining room & kitchen. Large sections of drywall have been removed from the living room ceiling. Section of drywall & baseboards removed from front guest bedroom. Baseboards removed from guest bathroom & back guest bedroom walls. Section of drywall removed from the ceiling & baseboards removed from the master bedroom. Entire master bathroom ceiling has been removed. The pool pump was running & the pool pump equipment was no longer leaking. Previous water stains on living room, master bedroom & bathroom ceilings have not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/11/22: The roof has been tarped in several locations. Sections of drywall removed from the living room ceiling & wall. Sections of baseboards & drywall removed in the den. Sections of drywall have been removed from the master bedroom ceiling & wall. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Pool cage & screens damaged. All storm shutters have been removed from the doors & windows.
11/11/22: Home under renovation from flood damage. Lanai damaged from storm. I did not activate the alarm. The thermostat is set to 71° I’m sure they did that for the moisture mitigation however at this point I think it could be moved back up to its normal setting, please advise. I will make that change next week with your permission.
11/11/22: I poured vinegar down the HVAC condensation evac tube chased by water.
11/11/22: There is a new water stain on the master bedroom ceiling above the left side window see photos below. Damaged soffits on outside of building have not been repaired yet. Water stains on the master bathroom linen closet ceiling have not changed in appearance. Will continue to monitor closely. Monitoring the previous water intrusions through the master bedroom windows closely. Garage overhead door has been damaged by flying debris.
11/09/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/10/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage storage room has a strong musty smell & may need some large damp rid buckets. Sections of drywall have been removed from underneath the breakfast nook windows. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/10/22: The inside of the residence has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both thermostats to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room flooring & sections of the walls have been removed. A section of the upstairs closet ceiling & the wall around the upstairs window have been removed. Checked damp rid bag in master bedroom closet. All storm shutters on the lanai are open. A section of railing is still missing from the back balcony.
11/10/22: Disconnected the battery maintainer & air dryer from suv. All of the damaged drywall has been removed from the ceilings & covered with plastic see photos below. There is also sections of drywall removed from the walls in the dining room, living room & master bedroom. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Damaged garage overhead door has not been replaced yet.
11/10/22: Screen torn on front porch.
11/10/22: The water main was on & the front door handle were unlocked when I arrived. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I found the ac thermostat fan in the on position & put it back on the correct setting of auto. I also lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/10/22: All of the water damaged ceilings have been covered in plastic see photos below. The ac was back on & appeared to be working correctly since the last service call.
11/10/22: There was commercial remediation equipment inside the residence & a section of drywall has been cut out by the front door since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat fan was in the on position & put it back on the correct setting of auto. I also lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Front porch floor is lifted. Front porch screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/10/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The roof is tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
11/10/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The roof of the building is tarped. Hairline crack in living room has not changed in appearance. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
11/9/22: Pool pump draws from the bottom drain per client. Was to meet Bill from Westfall Roofing for roof inspection.
11/8/22: Had to change a lightbulb in one of the exterior lights next to the garage. Put both empty garbage cans back inside the garage. The back of the roof has been tarped & all debris cleaned up on the lanai & in the yard photos below. Privacy fence in backyard has been taken down. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
11/8/22: Turned off the light on the lanai. Photo of the recently painted dining room ceiling. Found the deadbolt unlocked on the garage side entry door & locked it. The roof is tarped in multiple locations throughout the entire roof. Mailbox has been damaged. Pool cage damaged & screens torn. Both screen doors are unlocked. Storm shutter on lanai is open. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client.
11/8/22: Remodel progress photos below. The contractor was inside the residence when I arrived. Not much has changed in appearance since the last service call. The contractor stated that he is waiting on materials to arrive that are late. The contractor found evidence of a water intrusion in one of the kitchen lights that was tripping the breaker photo below. The ceiling above the garage overhead door has not changed in appearance. Will continue to monitor closely. Front entrance light is damaged. Soffit damage around entire residence. Trees damaged. Pool cage screens damaged. Pool pump is leaking.
11/8/22: Brought in two packages that were laying by the front door see photos below. There was an alert on the security panel concerning a broken window when I arrived photo below. I did not find any damaged or broken windows or doors & was able to clear the alert when setting the alarm. The pool water level was still low below the top skimmer port & the leaking pool pump was still off. The pool pump appears to be leaking see photos below. I left the pool pump shut shut off for now. All ceiling fans are on. All storm shutters have been removed. Pool cage screens damaged. Soffit damage on front of house. Monitoring all previous water stains on the ceilings throughout the residence.
11/8/22: Brought in three pieces of mail photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Previous water intrusion in living room window.
11/8/22: Several small sections of the roof have been tarped since the last service call see photos below. Adjusted all light timers for dst. Shingles missing from roof over garage. Soffit damage on the front & back of the house. A window is broken in the Florida room & has been boarded up. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered both plants with the water bottles provided. Put the keys back in the lockbox when leaving.
11/8/22: The water main was on & the alarm system was deactivated when I arrived. Handymen Mike & Steve were inside the residence working on the master bedroom ceiling when i arrived photo below. I left the water main on & the alarm deactivated when leaving for the handymen. Several small sections of roof have been tarped. A section of gutter downspout is damaged on the front left corner of the house. The pile of debris by the street has not been picked up yet. Made sure all blinds were closed. Hot tub is covered up. Cracks in exterior concrete wall on right side of house. Sinkholes forming along seawall by dock. Monitoring all water damage on the ceilings. All previous water stains on the ceilings have not changed in appearance.
11/8/22: The humidistat is tagged for not working. I left the thermostat settings where they were set per the client. The alarm system was deactivated when i arrived. Some of the debris is still down by the street. Current photo of the danger storm drain on the front edge of the property underneath the sidewalk. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on.
