Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/8/23: Small light water stain next to the attic door in the master bedroom closet. Appears to be the same as last year. I put the toilet seats and lids in the upright position to promote air flow and lessen mold/mildew on the bottom sides. Brought in one piece of mail that did not appear to be important, photo below .5/8/23: Brought in three pieces of mail see photo below. The water heater has corroded plumbing & was slowly leaking from the top during today’s service call photo below. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
5/3/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Weeds growing in the cracks of the side pavers next to the pool. Some browning of the yard, photo below.
5/8/23: Brought in one piece of mail see photo below. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
5/8/23: I ran water in the pool during the service call that it was extremely low, I just felt like it should be filled while I was here. I didn’t run the master bathroom tub as it appeared it may still be getting installed.
5/8/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. The water main was on upon arrival, off upon departure.
5/8/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet is tagged for a cracked tank & the valve is turned off. Pool cage is damaged.
5/8/23: Put the no rust concentrate with one cup bleach in the well container & filled the container with water. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed.
5/8/23: Some browning in the front yard, photos below. Screen door closure cylinder for the back door of the pool cage is broken, photo below. Some tile damage still remains from hurricane Ian, photos below.
5/8/23: Poured a bottle of the NuLine (photo below)down HVAC condensate tube. The bottle says 8oz good for 90 days?
5/8/23: Portable dehumidifier read 47% Left the water main on when leaving.
5/8/23: There is a large hole starting to open up in the back yard on the left side of the pool cage by the seawall. Brought in one piece of mail see photo below. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
5/8/23: Photos of the yard below. I found two spots that look like maybe the irrigation system washed out a couple of holes photos below. I dried out the sink after running the water because of the rust spots I mentioned in the last service report.
5/8/23: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the ac to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
5/8/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. Sprayed weeds on lanai.
5/8/23: Put both empty garbage cans back on the side of the house. The table has not been collected yet photo below. Brought in four pieces of mail with some sales flyers see photo below. Will be taking all important mail to the post office for forwarding. Made sure the water heater, range & ice maker were off. Found the back guest bedroom window unlocked & locked it. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/8/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai but I could not read the date. No covered car in the garage. There was a letter package at the front door, photo below.
5/8/23: The water main was on & the hose was running in the pool when i arrived. It appears the pool company serviced the pool before I arrived & needed to run the hose in the pool to combat evaporation. I let the hose run during the entire service call which helped bring the water level back up to the optimal level of half the top skimmer port. I turned the hose off when leaving. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked shed in backyard. Empty lot is being maintained.
5/8/23: The power pole in the backyard is leaning. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Client advised new gutters should be installed soon.
5/8/23: Made sure the water heater & range were off. Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed. Master bedroom window was found unlocked and was locked by us.

5/8/23: Removed a Hometeam pest sign dated 4/25 from the front yard. Brought in one piece of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
5/8/23: The water main was on when i arrived. Brought in a notification from Hometeam pest defense that was on the front door see photo below. The pool water level was slightly low. I ran the hose in it during the entire service call to help bring the water level up. The tree in the backyard appears to be dead. Client is aware of the brown spots in the lawn. Pool safety fence is installed. Both lanai screen doors are locked. All storm shutters are currently off.
5/6/23: Drive by. Brought all important mail collected during the inspection to the post office for forwarding. Photo of the receipt with tracking number below.
