Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,354 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/11/22: The backflow preventer on the exterior water main downstairs is still leaking & will require a plumber to repair. The humidity level was slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
11/11/22: The water main was on when I arrived. Sections of drywall have been removed from underneath the breakfast nook & the dining room windows since the last service call see photos below. Drained water from system after water was turned off.
11/11/22: There was mail but none appeared to be important. The door leading from the kitchen to the outside was not locked I locked it. You have 2 feet of drywall removed in most of the kitchen hall guest bedroom. Both bathrooms the ceilings have been removed. Cabinets in the kitchen have been moved out to the garage I should say some cabinets. Cannot find the doors to the cabinets have no idea where they are. Photos I’ll send via text when I get home they’re just too many of them for the report. I turn the thermostat down to 75 it was up to 77, it’s not keeping up with the humidity that’s being generated from the open ceilings in the bathrooms.
11/11/22: The damaged garage overhead door has not been replaced yet. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
11/11/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
11/11/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lanai slider door was not locked, I locked it. No additional work has been done that I could see.
11/11/22: The alarm was deactivated again when I arrived & I was unable to set it when leaving. There appears to be something wrong with the alarm system. The upstairs bedroom wall by the window was tagged by the remediation crew. There appears to be mold on the ac vent in the living room above the foot of the stairs.
11/11/22: I put the blue trash bin inside the garage it was up near the front door.
11/11/22: Full remediation has started inside the residence since the last service call. Sections of drywall have been removed from the front guest bedroom wall. Sections of drywall have been removed from the foyer ceiling & wall. A large section of ceiling has been removed from the living room ceiling. A section of ceiling is missing from the master bathroom ceiling above the bathtub. All of the unaffected rooms & furniture have been covered in plastic for protection. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The roof of the building has been tarped. Front guest bedroom right side window hardware appears broken. Screen damaged on lanai.
11/11/22: I started the car and let it idle during the service call. The bugs found on the window side of the master bedroom and on the window sills did not return. No kitchen ceiling work has started.
11/11/22: All remediation equipment has been removed from the residence since the last service call. The front door was unlocked & several Mike Douglass plumbers were inside the residence when I arrived. There appeared to be new plumbing being installed see photos below. Sections of drywall have been removed from the kitchen, dining room, living room & master bedroom. Drywall has been removed from the lanai storage room. Water stains on guest bathroom ceiling. Screens & panels damaged on lanai. Was unable to run water inside the residence as the plumbing is being replaced.
11/11/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Temporarily restaked the front hibiscus tree. I would suggest having the front tree including the back trees staked by professional landscapers they may all be able to be saved. I’m sure each time the front tree falls damaged the root system. I moved the thermostat from 78° to 76° to mitigate the high humidity. You had a visitor out back, photo below.
11/11/22: There are sections of drywall removed from the living room & master bedroom walls see photos below. The damaged ceiling in the upstairs back bedroom has been covered with plastic photo below. A section of drywall has been removed from the upstairs hallway ceiling photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac came on & appeared to be working correctly again. The damaged soffits on the outside of the building have been covered up. Damaged skylight is boarded up. Lanai ceiling & screens damaged. Front screen door is damaged. Water stain on master bathroom ceiling has not changed in appearance.
11/11/22: I poured a few ounces of bleach in each toilet. I found and removed the dead frog. I replaced the HVAC filter as requested. I move the thermostat down to 75° to mitigate the high humidity.
11/11/22: All of the damaged ceilings have been covered with plastic photos below. There was an invoice from ac/dc air conditioning dated 10/28 on the kitchen counter when I arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat fan in the on position & set it back to the correct setting of auto. I also found the humidistat had been raised to 60% & put it back in the on position for now for mold prevention. The entire dining room, living room & master bedroom have been gutted for remediation. The damaged skylights have been boarded up. Water stain on utility closet wall. Carpets removed from stairs. Both upstairs bedrooms & the hallway have been gutted. Lanai panels are damaged & the flooring is removed. Put the key back in the lockbox when leaving.
11/11/22: I poured vinegar down the HVAC condensate tube then chased with water. A gutter splash guard was just outside the garage door, photo below.
11/11/22: The damaged ceilings in the living room & kitchen have been covered with plastic see photos below. The damaged ceilings in both upstairs bedroom’s have been covered in plastic photos below. Water stains on master bedroom ceiling. Water stains on upstairs front guest bedroom ceiling. Lanai screens & panels damaged. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/11/22: The car has been moved from underneath the carport & the tag has recently expired photos below. There was a new roof being installed when I arrived photos below. A section of drywall has been removed from the wall underneath the window by the front door see photo below. There are some new water stains on the master bedroom, guest bedroom & guest bathroom ceilings see photos below. Carport damaged on neighbors side. Client advised they will handle the master bathroom toilet when they return. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
11/11/22: The light bar above the master bedroom sinks was on, I turned it off.
11/11/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
11/11/22: Made sure the water heater, oven & ice maker were off. There are some perishable food items in the garage refrigerator photo below. Pool cage & screens damaged. Soffit damage on front left corner & back left side of house. Water stains on dining room, living room, master bedroom, sitting room & front guest bedroom ceilings. Landscaping has been damaged.
11/11/22: Several pieces of mail none appeared important. None of the repairs appear to have been done. The garage is cleaned up.
11/11/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Tiles missing & damaged on roof. Soffit damage on left & right side of house. Pool cage screens damaged. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
11/11/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower but still able to run the water. I move the thermostat down to 77° to help mitigate the high humidity inside your home.
