Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!

5/4/23: New roof construction progress photos below. It appears the metal is waiting to be installed. The humidity level was under 60% inside the residence again. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
5/4/23: Trugreen was treating the lawn when I arrived. The pool pump was not leaking during today’s inspection. Brought in one piece of mail with some sales flyers see photo below. Perishables have been removed from the refrigerator. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
5/4/23: Was unable to open the garage overhead door as the lock was hanging from the door when I arrived see photos below. I tried placing the lock back inside the door to try & open the door but the lock would not stay in the door. The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
5/4/23: Made sure the water heater & range were off. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter on 7/1. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving.
5/3/23: Pool pump draws from the bottom drain per client. The water main valve was on. Upon arrival, I turned it off upon departure. There was a large box at the front door, which I moved to the garage photo below. I pulled a Truly Nolen pest control sign from 5/1/23.
5/3/23: There was an express letter at the front door, photo below. The old kitchen countertop is still outside on the side of the house, photo below. The alarm wouldn’t deactivate and tripped because it said the door was a jar, but it wasn’t. I open and closed it and then i was able to deactivate it at the pad. I watered the plant in the master bedroom. The master bathroom toilet fill valve was whistling very loudly, so I shut the water valve to the tank off, then sent a video to the homeowner.
5/3/23: Home under renovation from flood damage. Alarm is to remain off per client. The pool pump motor sounds about the same as last time. I pulled an Arrow Pest Control sign from the front yard dated 4/29/23.
5/3/23: The water heater is on, I’m not sure if that was intentional or if it was just forgotten.
5/3/23: There are several mud Dauber (wasps) cocoons around the house on the walls. I found the water main valve on partially. The light above the dining room table was on, I turned it off. There is a damaged screen on the pool cage, photo below.
5/3/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in living room is off & door propped open.
5/3/23: Watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. I lower the thermostat from 77° to 74° as requested.
5/3/23: Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
5/3/23: Out of schedule service to set up the dehumidifier.
5/3/23: Brought in six pieces of mail see photo below. The lawn has some excessive browning on the back & right side of the house. The irrigation system is in the off position. There is soffit damage on the left & back sides of the house. The soffits & facia on all sides of the residence may need to be pressure washed soon.
5/3/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Weeds growing in the cracks of the side pavers next to the pool.
5/3/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I turned the exterior garage door light off as requested. The lights over the master bathroom shower were on, I shut them off. I brought in a pool slip from the lanai dated 4/26/23. No covered car in the garage.
5/3/23: There was a permit attached to the garage overhead door when I arrived photo below. The new roof appears to have been installed recently & the gutters are still waiting to be attached see photos below. There were workers still installing new roofs on the buildings across the street. Made sure the water heater, range & ice maker were off. Monitoring all previous water damage on the ceilings closely.
5/3/23: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. Monitoring all previous water stains on the ceilings closely. Mesh storm shutters are closed. Irrigation system is on. There is a brown spot in the lawn on the back left side of the house which appears to be caused by a sprinkler head not covering the area.
5/3/23: The pool had some green algae areas on the bottom throughout the entire pool see photos below. Brought the package in that was by the front door when I arrived. The contents of the package were undamaged see photo below. Made sure the water heater, range & ice maker were off. Found the master bedroom right side sliding glass unlocked & locked it. Found the guest bathroom & one of the dining room windows unlocked & locked them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
5/3/23: Made sure the water heater, range & ice maker were off. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen see photos below. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
5/3/23: Pool doctors arrived to service the pool while I was inside the residence. Made sure the water heater, range & ice maker were off. Monitoring the water damage on the dining room ceiling closely. There was currently no water in the small plastic pool below the water damaged area. The paint is peeling off the wall in the guest bathroom sun light see photo below. Roof is patched in several areas for leaks. Monitoring all previous water stains on ceilings closely. Turned the water main off to the house only when leaving.
5/3/23: Drive by. Turned off the water main & made sure the water heater was off after turning off the water main. Also put both garbage cans down by the street for collection. The garbage can was starting to smell foul & had maggots inside.
5/2/23: Picked up the check from the dining room table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
5/2/23: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client. Damaged roof, soffits & facia of the building are still waiting to be replaced/repaired.
5/2/23: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replace it with a new filter provided next to the air handler & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
