Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/9/23: Spline coming out of the groove in the corner of the lanai, photo below.5/9/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. I pulled a frozen plus weeds on the lanai.
5/9/23: Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all the potted plants with the water bottles provided. Put the keys back in the lockbox when leaving.
5/9/23: I found 2 dead wasps in the master bedroom on the floor, photo of one below.
5/9/23: Brought in three pieces of mail see photo below. The paint is starting to peel from the wood soffits on the right side of the house.
5/9/23: I watered 8 total plants out on the pool deck and 1 out front. 3 small lamps up front were on upon entry. I notified the client he reset the timers remotely. I poured vinegar down the HVAC condensate tube chased by water.
5/9/23: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors are locked. All shutters are closed.
5/9/23: I started the car and let it idle during the service call. The thermostat is turned up 1 degree to 78 from the last service call.
5/9/23: There was no mail in the mailbox. I connected the battery maintainer to the car. The thermostat fan was set to on. It should be set to auto. Humidity builds extremely high inside if it is set to the on position rather than the auto position. So you can see now by the reading that you have 66.5% humidity which is way too high. I set the thermostat to 72° the fan to auto and the humidistat to 50. The settings should certainly help the humidity and keep it where it needs to be, which is under 60%. It may not be a bad idea for me to stop back in next week just to ensure that the humidity has been gotten under control. Please advise. The right side master bath sink drains very slowly. I have tagged it as such to remind us. The garbage disposal is frozen. There is a spot along the back top wall of the master bedroom closet, photo below. This was here last year if I recall, so this photo is just a baseline for this year. The screen to one of the windows in the living room has a hole in it, photo below. I remove the alkaline batteries from each of the remotes so that they don’t corrode over the summer.
5/9/23: The hall smoke detector was not beeping upon arrival. Now the smoke detector in the living room in the coved ceiling is beeping saying low battery. Could it be that both were beeping last time and I just didn’t catch it? Anyhow, I can’t reach the cove ceiling smoke detector due to the additional 14 to 16 inches higher and trying to use your step stool. I will bring my ladder next service call. The browning in the backyard of the grass is about the same.
5/9/23: Made sure all breakers with a green sticker were off. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
5/9/23: Made sure the water heater & range were off. Found the door between the garage & home open & closed it. All storm shutter panels are on.
5/9/23: The water main was on when I arrived. Brought in two pieces of mail & a service slip from Massey see photos below. Made sure the water heater, range & ice maker were off. Several small areas on the front & back of the roof are covered for leaks. Storm shutter panels are still up on the back windows only.
5/8/23: Put both empty garbage cans back inside the garage. The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level up. Made sure the water heater, range & ice maker were off. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below. Was unable to check the detached garage as there appeared to be a lot of heavy items laying against the inside of the overhead door when I attempted to open it.
5/8/23: The pool water level was almost to the bottom of the top skimmer port when i arrived. I ran the hose in it during the entire service call to help bring the water level up. The alarm system was deactivated when I arrived. Client advised they accidentally left it off. I activated the alarm system when leaving. Made sure the water heater, range & ice maker were off. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
5/8/23: Turned the solar pool heater off photo below. The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level up. The lawn has some excessive browning in the front yard see photo below. Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. All storm shutters are closed except two of the mesh shutters on the lanai which appear to be under repair.
5/8/23: There was a small section of soffits missing on the front of the house over one of garage overhead doors when I arrived see photos below. There is a crack on the lanai ceiling several feet long see photo below. Made sure the water heater, range & ice maker were off. The garbage disposal was leaking from the bottom when running water through it & appears to have been leaking for a while now when water is being ran through it see photos below. Will send a video of the leak via text to the client. Found the master bedroom right side sliding glass door unlocked & locked it. Found the door handles unlocked on both the rear lanai door & the garage side entry door & locked them. Found one of the master bedroom windows unlocked & locked it. All thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 44.3% humidity. Master bath hall temps were 80.2 degrees & 46.9% humidity.
5/8/23: The pool pump filter canister was leaking when I arrived see photos below. It is dry rotted & appears to have a small crack in the lid which it is slowly weeping from when the pump is running. Brought in three pieces of mail see photo below. Made sure the water heater, range & ice maker were off. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
5/8/23: Pool pump draws from the bottom drain per client. The water main valve was off.
5/8/23: The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
5/8/23: Made sure the water heater & range were off. Found the living room left side sliding glass door unlocked. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/8/23: Home under renovation from flood damage. Alarm is to remain off per client. The pool pump motor sounds about the same as last time. The key box numbers were jumbled indicating somebody’s been inside the house. I found the door between the garage and home unlocked, the light on in the garage, and many of the items have changed position into the garage. There was a slip from the post office in the mailbox, photo below. I also texted the owner with it.
5/8/23: Made sure the water heater, range & ice maker were off. Front door was locked. Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
5/8/23: Watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. I did not find a package near the front door, nor a letter or package in the mailbox.
5/8/23: There is some black fungus or bugs on the Texas sage plant in the landscape bed along the back of the house see photo below. Made sure the water heater & range were off. Monitoring all previous water stains on the ceilings closely. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered.
