Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/11/23: New roof construction photos below. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
5/11/23: New roof construction progress photos below. The sidewalk leading up to the entrance of the building has been damaged see photo below. Made sure the water heater, range & ice maker were off. Left the alarm system deactivated when leaving.
5/11/23: New roof construction progress photos below. Made sure the water heater, range & ice maker were off. Checked damp rid bucket in master bedroom closet. Picked up several dead millipede worms throughout the residence. Storm shutters on lanai are closed.
5/11/23: The air dryer in the car was not working when I arrived. Air dryer may currently still be under 2yr warranty. There was a notice from the post office on the front door when I arrived see photos below. Made sure the water heater, range & ice maker were off. Mini fridge was on & cold. All storm shutters are closed.
5/11/23: New roof construction has started on the building see photos below. Connected the battery maintainer & air dryer to the vehicle. Made sure the water heater & range were off. The water heater is currently turned off in the master bathroom. There is corrosion on one of the pipes above the water heater see photo below. Breaker panel is not labeled correctly & confusing. The breaker panel is old & needs to be replaced. The inside of the residence is prepped for painting. Chuck arrived to do some trim work while I was inside the residence. I left the water main on for chuck & the painters when leaving. Chuck stated he would make sure the water main gets turned off at the end of each day.
5/11/23: New roof construction has started on the building see photos below. The humidity level was well below 60% inside the residence when i arrived. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well. Water was off in #603.
5/11/23: New roof construction progress photos below. A section of screen on the front porch is starting to detach from the top. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
5/11/23: Drive by. Put both empty garbage cans back inside the garage. Made sure the garage overhead door was closed & the front door was locked when leaving.
5/10/23: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/9/23: Put both empty garbage cans back inside the garage. Brought in three pieces of mail see photo below. All storm shutters are currently off & open.
5/9/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
5/9/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
5/9/23: Made sure the water heater & range were off. There is a large section of drywall removed from the living room ceiling waiting to be repaired. Water damage in master bedroom closet waiting to be repaired. Mini fridge on lanai is off & door open.
5/9/23: There were flags on all of the irrigation sprinklers in the yard when i arrived see photos below. The pool water level was slightly low. I ran the hose in it during the entire service call to help bring the water level up. Made sure the water heater, range & ice maker were off. Found the back guest bedroom lanai door completely unlocked & locked it. The utility room light was on. I turned it off before leaving.
5/9/23: Picked up the check from the kitchen cabinets. Mini fridge in dining room is off & door open. The doors on storage shed on the left side of the house are unlocked. Irrigation system is off. Visual check of the boat photo below.
5/9/23: Photo accidentally not included in today’s report. Brought in a package from xfinity that was on the front porch when I arrived.
5/9/23: The pool water level was back up to the optimal level of half the top skimmer port. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. The dock has not been repaired yet. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
5/9/23: Brought in one piece of mail see photo below. Made sure the water heater & range were off. The pool water was slightly cloudy when i arrived photo below. Watered the new palm trees. Will bring some new ac air filters & a package of toilet bowl cleaner on the next service call. Removed the lockbox from the front door. Turned the water main off to the house only when leaving.
5/9/23: Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
5/9/23: Put both empty garbage cans back inside the garage. A section of metal facia from the back left corner of the house was laying on the ground when I arrived see photos below. Made sure the water heater, range & ice maker were off. The gfi outlet that the battery maintainer in the garage is plugged into was tripped. I reset it restoring power to the battery maintainer. Monitoring all previous water stains on the ceilings closely. Pool cage is missing from hurricane. Screen door for sliding glass doors on lanai is damaged.
5/9/23: Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
5/9/23: Made sure the water heater, range & ice maker were off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater per client. Storm shutter on lanai is open. Both screen doors are unlocked. Holes in ground along seawall are being addressed.
5/9/23: I hope the battery maintainer up to the car. The humidity inside is a bit high so I turn the thermostat from 78° to 76°. The temperature of the air coming out of the vents right above the thermostat is 65° so the system is cooling. I stayed several minutes longer to ensure that the humidity was coming down inside before I left. It came down a percent and a half in five minutes fan so that was pretty good I think.
5/9/23: Both chargers for vehicles in the garage had power and lights. The door between the condo and the garage was ajar about an inch.
5/9/23: Brought a new 100’ heavy duty water hose & replaced the damaged hose for the pool water auto filler see photos below. There is a small section of roof shingles laying in the gutters by the front entrance. The lawn has some brown spots in the backyard. Visual check of the boat photo below. Activated the alarm system when leaving. Turned off the water main to the house & made sure the hose for the pool auto filler was on when leaving.
