Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,358 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/18/22: Rebooted the all the security camera equipment & the internet modem. I found the breaker for the guest bedrooms had been accidentally turned off causing the cameras to lose connection. Contacted the client & confirmed that the security camera’s were back online after restoring power to the bedrooms. Made sure the water heater, range & ice maker were off. Monitoring all previous water stains on the ceilings closely.11/18/22: Swept up a large pile of dead ants off the living room floor. Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
11/18/22: The water stains on the den, garage, master bathroom & bedroom ceilings have not changed in appearance since the last service call. Checked all damp rid bags. Had to replace three bags throughout the residence. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock. Water stain on the garage ceiling below the ac air handler. Paint peeing on ceiling by attic door in garage.
11/18/22: The water main was on again & the front door handle only was unlocked when I arrived. There were a bunch of dead black worms underneath one of the dining room windows & underneath the guest bedroom windows see photos below. I cleaned them up with a vacuum cleaner. The inside of the residence has not changed in appearance since the last service call but the attic access in the garage was open & there was a machine with a long hose laying on the garage floor see photos below. Monitoring all ceilings closely. The faint water stain on the living room ceiling has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Will continue to monitor closely & adjust accordingly. Monitoring the previous water intrusions underneath the guest bedroom windows closely. The carpet was dry underneath the window. Checked all damp rid buckets. Left the door between the garage & home unlocked for the workers. Made sure light in garage wasn’t on when leaving.
11/18/22: Watered the plant on the lanai using the right side slider only. All previous water stains on ceilings have not changed in appearance. Will continue to monitor closely. The carpet was still dry underneath the previous water intrusion through the master bedroom window. Some lifted tiles on the back of the roof. Small water stain on guest bedroom ceiling. Small stain on master bathroom shower ceiling. Mark on wall next to window in living room. Mini fridge in dining room was on & cold.
11/18/22: There appears to be several roof tiles slightly lifted in several areas on the back of the house see photos below. There are several small water stains on the mid guest bedroom ceiling by the smoke detector see photo below. Made sure the water heater, range & ice maker were off. Removed a carton of half & half from the refrigerator as it is set to expire soon. There are several small sections of crown molding throughout the residence starting to separate from the ceiling or needs some caulk see photos below. Photo of the pool below.
11/18/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stains on guest bedroom & master bedroom closet ceilings have not changed in appearance. Monitoring the previous water intrusions through the guest bedroom & dining room windows closely. Carpet’s & floors were still dry underneath the windows. Sections of the roof are stored. Roof tiles damaged. Landscaping damaged trees down etc. Surge water appears to have intruded into the garage several feet underneath the garage overhead door & receded during the hurricane. Checked all damp rid bags. There is an animal digging a hole on the front right corner of the house by the water main.
11/17/22: There are some damaged roof tiles on the back right corner of the house see photo below. Pool cage & screens are damaged. Made sure the water heater, range & ice maker were off. There appears to be water damage on the kitchen, dining room & foyer ceilings photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Guest bathroom bathtub is full of furniture cushions. Attic access cover is down in the garage.
11/17/22: No roof repairs pad of yet. I can see no obvious water intrusion on the ceiling or walls near where the roof corner is damaged.
11/17/22: There are some new water stains on the kitchen, dining room, living room & lanai ceilings see photos below. Small sections of the roof are tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
11/17/22: Humidity at the far point of the living room almost to the large windows 62.5% humidity and 73.1
11/17/22: The battery maintainer says 100. Photos of blue tarp at very peak of the living room roof. Inside and without a ladder I can se e no obvious visual signs of interior damage.
11/17/22: There is a pile of sand/sawdust at the French doors, when I opened the door about 5 black ants went scurrying, photos below. I killed them.
11/17/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen flushed this service call.

11/17/22: There is some new damage to the garage overhead door which appears to have been caused by the garage ceiling being removed since the last service call see photos below. There was remediation equipment still running inside the residence when I arrived. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation see photos below. Was unable to locate the mailbox key. The ac thermostat has been removed from the wall. Was unable to run water inside the residence per management. The exterior wall appears damaged on the left side of the garage overhead door.
11/17/22: No mailbox on post so I you are not receiving mail. The back yard is full of storm debris. Your side fence is laying on the neighbor’s yard. Photos of these things below. I started the car and let it idle during the service call.
11/17/22: The backflow preventer on the exterior water main downstairs was not leaking today. Will continue to monitor closely. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
11/17/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. Started the SUV and it idled during the service call.
11/17/22: The inside of the residence has not changed in appearance since the last service call. Almost the entire inside of the residence is gutted from remediation. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
11/17/22: Poured vinegar down the HVAC condensate line and chased with water as requested.
11/17/22: The freezer was still not working when I arrived. The refrigerator section was still on & cold. The damaged garage overhead door has not been replaced yet. Damaged front porch screen has not been replaced yet. Checked all damp rids.
11/17/22: Brought in a package that was laying by the front door when I arrived photo below. There are perishable food items inside the refrigerator photo below. The storm shutter over the front door has been removed. Front porch screen is still torn. All remediation equipment has been removed from the residence. Sections of ceiling have been removed from the foyer & covered with plastic. Section of drywall removed from underneath one of the living room windows & covered with plastic. Monitoring the water stains in the dining room ceiling closely. A section of drywall has been removed from underneath the upstairs bedroom window & the carpet has been removed photo below. Several small sections of drywall have been removed from the upstairs tv room ceiling photo below. Made sure the water heater, range & ice maker were off. The upstairs bathroom sink is tagged for a leaking trap when water is running. It can be repaired now or when the client returns. Storm shutters on lanai are closed. Put the keys back in the lockbox when leaving.
11/16/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/16/22: Pool pump draws from the bottom drain per client. Truly Nolen sign in the front yard dated 11/16/22
