Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,051 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/26/25: I poured about 6 oz of bleach down the HVAC air handler condensate evac tube as requested by the owner. Some trim damage at the window next to the stairs leading up to the 2nd floor, photos below. The first photo is the damage and the second is pest droppings I believe that are just to the left of the window. The damaged area is not wet and we’ve had a very rainy start to the week. Today is dry and sunny. This spot needs to be checked out for sure.2/26/25: The humidity is a bit high however the thermostat is only reading 70° so I hesitate to turn the thermostat down any further and let it run lower than 70° just to remove the little higher humidity. When the temperature outside becomes higher than the inside for an extended period of time that AC will run and remove the humidity. I did run the system and it was removing humidity. There is a ceiling spot right at the transition from the guest are to the high living room as I remember it’s been here since the hurricanes, reported previously. It did not appear any work to the unit was underway.
2/25/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
2/25/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
2/25/25: Brought in five pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
2/25/25: The pool company was servicing the pool when I arrived. Location flags & marks have been placed in the front yard since the last service call see photos below. Mini fridge in living room was on & cold. All accordion storm shutters are closed except for the shutter over the guest bathroom window. Made sure the garage overhead door was closed when leaving.
2/25/25: The handle on the shed door appears to have been broken off & a new lock has been placed on the door since the last service call see photo below. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water.
2/25/25: The tag on the car expires soon. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Was unable to water the plants as there are no more water jugs provided. Put the keys back in the lockbox when leaving.
2/25/25: There was drywall work being performed inside the residence when I arrived see photos below. All of the insulation & new drywall has been installed since the last service call. The ac system is still off. Client is aware & addressing the situation. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
2/25/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
2/25/25: Brought in three pieces of mail with a stack of sales flyers see photo below. Inspected the new pool pump filter. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
2/25/25: The repaired section of roof & facia on the left side of the house is waiting on a new piece of metal flashing at this time. Client is aware & addressing the situation. Opened the package that was brought in on the last service call & notified the client of its contents. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
2/25/25: Garbage can underneath carport is full. All ceiling fans are off. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
2/25/25: Monitoring the old water stains above the garage overhead door closely.
2/25/25: The pool cage & lanai may need to be pressure washed soon see photos below. Brought in one pieces of mail with a stack of sales flyers see photo below. Removed the lettuce & chocolate milk from the refrigerator per the client. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not use the garbage disposal as it is temporarily broken. Client is addressing. I made sure to use the left side sink only. Cleaned up an excessive amount of dead ants in the master bathroom. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
2/24/25: Contractor access. Met with Liam from Gettel Chevrolet & let him into the garage to inspect the car. I stayed with Liam until he was finished inspecting the car & made sure everything was closed up when leaving. Liam stated that he would be in contact with the client. 12:30pm-1:30pm
2/24/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
2/24/25: The light in the lamp post is no longer on in the daytime. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
2/24/25: The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
2/24/25: Weeds are starting to build up in the landscape bed photos below. Ran the storm shutters on the lanai down & up for preventative maintenance. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
2/24/25: Made sure the water heater, range, ice maker & water softener were off. There are some perishable items inside the refrigerator see photo below. Made sure all appliances on the kitchen counter were unplugged. The ac air filter was recently replaced. Some of the sinks & toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
2/21/25: Contractor access. Went to the residence to meet with Liam from Gettel Chevrolet to inspect the car but Liam was unable to make the appointment & no other Gettel employee arrived. I contacted the client & advised them of the situation. Client advised they will reschedule the appointment for Gettel to inspect the car. 4:00pm-5:00pm.
2/21/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
2/21/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 52. Checked light timer in living room. Lanai screen door is locked.
2/21/25: The water main was on again when i arrived. The patio furniture has been placed back out on the lanai & the residence has been left show ready since the last service call. Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is unlocked. Left the residence show ready when leaving.
