Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,044 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/4/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.3/4/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/4/25: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
3/4/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator. All ceiling fans are off. Recycle garbage can on right side of house is full. Water softener salt container is 1/2 full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered the plants on the lanai.
3/4/25: Both guest bedroom windows are still waiting for new screens. Facade of building waiting to be repaired. Client advised that the building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.
3/4/25: New pgt sliding glass doors & windows have been installed recently see photos below. I raised the AC thermostat to 71 for now to save energy. The inside of the residence will need to be throughly cleaned when renovations are completed. All ceiling fans are off. Mesh storm shutter on lanai is closed.
2/27/25: Drive by. Client stated their electric bill was low. The power was on when i arrived. The ac system was on & working correctly. The refrigerator & freezer were both on & cold. Ac thermostat read 73/73 & the humidistat is set to 40%. Handheld meter read 59.8% humidity & 73.2 degrees. I made sure everything was closed & locked up when leaving. The water was off in unit #201.
2/27/25: I was unable to access the parking garage storage room as a new keypad door handle has been installed & is currently locked see photo below. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
2/27/25: I was unable to access the parking garage storage room as a new keypad door handle has been installed on the door & it is currently locked see photo below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Permit for new ac system on front window. One of the sun screens on the lanai is damaged. Client will address.
2/27/25: The screen door on the front porch has been repaired since the last service call & now opens & closes correctly. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
2/27/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
2/27/25: Brought in nine pieces of mail & two packages with a stack of sales flyers see photos below. The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
2/27/25: Went to the residence to perform an inspection but the residence appeared to still be occupied when I arrived.
2/27/25: Ac maintenance appears to have been performed since the last service call. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
2/27/25: All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
2/27/25: The gutters along the back of the house may need to be cleaned out soon see photo below. Brought in one piece of mail with a stack of sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. There is a missing section of soffits on the left side of the front entryway of the house. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are off/open.
2/27/25: The tag on the mini van expires soon. The lanai may need to be pressure washed soon. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
2/26/25: There is a photo below of the new electrical panel. Appears old tile slip is being removed as it is crumbled all over the floor. The humidity is high but based on what I see workers are in and out today so the humidity would be high. Photo of the front door with the key in the lock and the door was unlocked.
2/26/25: I poured about 6 oz of bleach down the HVAC air handler condensate evac tube as requested by the owner. Some trim damage at the window next to the stairs leading up to the 2nd floor, photos below. The first photo is the damage and the second is pest droppings I believe that are just to the left of the window. The damaged area is not wet and we’ve had a very rainy start to the week. Today is dry and sunny. This spot needs to be checked out for sure.
2/26/25: The humidity is a bit high however the thermostat is only reading 70° so I hesitate to turn the thermostat down any further and let it run lower than 70° just to remove the little higher humidity. When the temperature outside becomes higher than the inside for an extended period of time that AC will run and remove the humidity. I did run the system and it was removing humidity. There is a ceiling spot right at the transition from the guest are to the high living room as I remember it’s been here since the hurricanes, reported previously. It did not appear any work to the unit was underway.

2/25/25: The pool company was servicing the pool when I arrived. Location flags & marks have been placed in the front yard since the last service call see photos below. Mini fridge in living room was on & cold. All accordion storm shutters are closed except for the shutter over the guest bathroom window. Made sure the garage overhead door was closed when leaving.
2/25/25: The handle on the shed door appears to have been broken off & a new lock has been placed on the door since the last service call see photo below. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water.
