Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,384 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!

5/19/23: Visual check of the car, battery maintainer lights were on. The bedroom outer wall still has 2 foot high of the drywall removed. There is a small water spot in the left back corner of the den, reported previously. The humidity was much better. I turned the thermostat back up to 75. The water main valve under the sink still leaks a bit when turning on or off. The thermostat had the fan setting to on. It should be set to auto. The humidity was a bit high and I believe this was the reason humidity builds when the fan runs constantly. I also move the thermostat down 1° to 77° from 78° to help mitigate the humidity as well.
5/19/23: Drive by. Went to the residence after approximately 1.5hrs to check on the pool & turn the hose off. The pool water level was back up to the optimal level of half the top skimmer port. Made sure the water main was off when leaving.
5/19/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water.
5/19/23: Work has started at the end of the driveway since the last service call see photos below. The pool pump filter canister lid was leaking when I arrived see photos below. Will send a video of the leak via text to the client. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. 5/19/23: I brought in the mail and they were two large sick packets from insurance companies that I’ve taken photos of the addressees, photos below. I did not open these. The water main was on upon arrival. I shut it off upon departure. The humidity is just slightly high, so I moved each thermostat down 1° from 78 to 77°. There was one window in the sewing room that was not latched, I latched it
5/19/23: Checked all damp rid bags. All storm shutters are closed except the front guest bedroom window due to HOA restrictions.
5/19/23: Left all toilet seats down as sewer lines are being cleaned. Will replace the ac air filter on the first week of July to maintain warranty. Checked light timer in living room. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely. All storm shutters are off. The front door closed & locked correctly when leaving. New roof has not been installed yet.
5/19/23: Removed a Signature pest sign dated 5/19 from the front yard. Brought in six pieces of mail & a package see photos below. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on.
5/19/23: The pool water level was low approximately 1” from the bottom of the top skimmer port when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Will have to leave the hose running in the pool for approximately 1hr while conducting other service calls in the area & will return to check the pool & turn the hose off. Brought in nine pieces of mail with some sales flyers see photos below. Will be bringing all important mail to the post off for forwarding with the envelopes provided. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. Master bedroom storm shutters are closed & clear panels are up over the dining room windows.
5/18/23: The water main is on, I tried to call to verify if this should be kept on but no answer. I kept the water main on. Some browning in the yard, photo below. The back guest bedroom, smoke detector is chirping, indicating the battery is weak. Since the home is unoccupied this should not be a concern. There are some window locks that appear, half engaged and half not engaged, see photo below. I found these in the music bedroom. (The master bedroom too) there was a package at the front door. I brought inside, photo below.
5/18/23: The front door dead bolt was not locked upon arrival, I was unable to lock it upon departure. Toilet tank water valves are off.
5/18/23: Pool house temperature is 78.7° and humidity is 45.2%. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. I walked the house several times to ensure all water faucets and toilets were not running. Pest control slip in the front door jam brought inside, photo below.
5/18/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube then chased with water. The humidity is higher than I like to see it. It should be maintained under 60%. The humidistat is set at 55 however it clicks at around 60 which means that the humidistat is sending power to the thermostat however the thermostat setting is 80 and the reading is 80 so it’s not going to kick in and run the AC system. The problem is the thermostat should be set at 75° or lower and let the humidistat be the thing that controls whether the system runs or not. I tried to reach the clap by phone but got voicemail so I set the thermostat at 78°. At least that’ll help some. Gecko droppings near front slider, photo below. Could not find gecko.
5/18/23: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
5/18/23: The car’s battery maintainer reads 100.
5/18/23: Two packages outside the door I brought in. The water heater was on. I turned it off at the electrical switch next to the tank itself. The water main was on upon arrival, and I called the customer to see if that was the position of it like keep it at, and I left a message.
5/18/23: I was concerned that the temperature of the air coming out of the supply vents for the HVAC system was not very fast I can get 74.5°, so I called the customer and we decided to turn the humidistat off until my next service call. The downspout on the corner of your home next to where they took. The tree down is mangled and off. Maybe they did that when they took the tree down photo below.
5/18/23: The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running. Sink can wait to be repaired. Storm shutters on lanai are closed.
5/18/23: I found a cushion outback along the back slider so I brought it up front and put it under the carport, photo below.
5/18/23: Both air dryers in the vehicles were off again when I arrived from the three way splitter cord tripping again. I replaced the splitter with another three way splitter without the integrated breaker in the garage storage room restoring power to both air dryers. The front door keypad gave me the low battery warning when I entered the residence. I replaced the batteries with four new AA batteries I found in the utility hallway. There is some excessive corrosion on some of the copper pipes above the water heater. Refrigerator & freezer in the dining room area were both on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on both lanais. All storm shutters are closed.
5/18/23: The right side kitchen sink is leaking at the bottom nut, photo below. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, photo below.
5/18/23: Electrical panel has a note not to touch any breakers without first consulting the client. The water heater was off at the switch next to the tank.
5/18/23: Wine cooler in dining room read 54/46. The upstairs tv room & several stairs are missing carpet. Storm shutters on lanai are closed.
5/18/23: Poured 2oz of bleach in each toilet.
5/18/23: New roof construction progress photos below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered both humidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 55. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
