Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,385 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/5/22: The exterior door on the water heater closet is rotting on the bottom & starting to fall apart. Inside of guest house has not been cleaned yet. Portable dehumidifier read 49%.12/5/22: Photos of the landscaping below. Large palm tree next to driveway is leaning. Brought in one piece of mail that appeared to be important see photo below. Both valves for the pool auto filler were on. Left the water main on when leaving. Soffit & gutter damage on front of the house. Several pool cage screens are torn.
12/5/22: Current photo of the damaged electric meter. There was an xfinity technician on a ladder when I arrived. There is still no power to the residence. Checked all damp rids. Photo of boat & motor below.
12/5/22: Brought in one piece of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
12/5/22: The previous water intrusion inside the residence appeared to be dry. Large tree down in backyard. Wood privacy fence is damaged. Water appears to have risen several inches throughout the property during the storm & has entered the lanai & parts of the residence. Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
12/5/22: There was a blue bmw sedan parked in the driveway when I arrived photo below. The master bathroom toilet has started to slowly run. It appears the flappers in both toilets are old & need to be replaced see photos below. I have tagged it as such. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran the storm shutter on the lanai up & down for preventative maintenance. There is a small section of soffits hanging down on the left side of the house. Privacy fence in the backyard is damaged. Exterior light on right side of garage door is damaged. All water stains have not changed in appearance since the last service call. Will continue to monitor closely. Large water stains on the foyer & living room ceilings. Water stain on the kitchen ceiling. Small water stain on the guest bathroom ceiling next to the vent fan. Storm shutter on lanai is closed.
12/5/22: Damaged soffits have been repaired since the last service call photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Carpets were dry underneath the windows. There appears to be some missing shingles in several areas on the roof. Front door screen door is damaged. Lamp in Florida room was on.
12/5/22: The new wood privacy fence has been installed since the last service call see photos below. There was no power in the garage when i arrived. I found breaker #17 for the garage was tripped & reset it restoring power to the garage. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Soffit damage on the right & back side of the house.
12/5/22: The key to the vehicle has been returned since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stain on laundry room ceiling. Mud dauber nest are on both entryway ceilings.
12/5/22: Brought in five pieces of mail see photo below. There are some perishable food items in the refrigerator which are currently still ok. The water stains on the kitchen, foyer & guest bedroom hallway ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch.
12/3/22: Drive by storm prep reversal. Opened all the storm shutters & put the furniture back out on the lanai see photos below. The pool has been refilled since the last service call photo below.
12/2/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
12/2/22: Made sure the water heater, range & ice maker were off. The garbage disposal is seized. 12/2/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen is off & client is aware that it is not working. Checked the light timer in the living room.
12/2/22: The fill valve in the guest bathroom toilet appears to not be working correctly anymore. It will not turn off, fills the tank very slowly & no water is going through the hose to the bowl. I shut the valve off & tagged it as such. Monitoring all previous water stains on the ceilings closely.
12/2/22: Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
12/2/22: There was a white Lincoln suv in the driveway when I arrived see photo below. All previous water stains on ceilings have not changed in appearance. Will continue to monitor closely. The carpet was still dry underneath the previous water intrusion through the master bedroom window. Some lifted tiles on the back of the roof. Small water stain on guest bedroom ceiling. Small stain on master bathroom shower ceiling. Mark on wall next to window in living room. Mini fridge in dining room was on & cold.
12/2/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Left a lockbox on the front door when leaving with a key to the residence inside for the ac company. The inside of the residence has not changed in appearance since the last service call. Monitoring all ceilings closely. The faint water stain on the living room ceiling has not changed in appearance since the last service call. Monitoring the previous water intrusions underneath the guest bedroom windows closely. The carpet was dry underneath the windows. Checked all damp rid buckets. Left the door between the garage & home unlocked for the workers. The attic access is still open & the machine with a long hose is still in the garage. Made sure light in garage wasn’t on when leaving.
12/2/22: Removed a Ranson sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below. Did not find any pool service slips during today’s service call.
12/1/22: The road was open when I arrived & I was able to access the residence today. Brought in one piece of mail photo below. Will be bringing all important mail to the post office for forwarding. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
12/1/22: No roof repairs pad of yet. I can see no obvious water intrusion on the ceiling or walls near where the roof corner is damaged.
12/1/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water. The dehumidistat was set to on I said it to 55%. The thermostat was set to 80° I said it to 75°. The water main valve was on upon arrival I turned it off upon departure. It appears that you have had some sort of issue with your water heater and a possible leak. The overflow tray is damp but not wet with standing water. This could indicate that the overflow valve may be leaking or that the liner is beginning to leak ever so slightly. It may be a good idea to have a plumber take a look at this, photo below. There is no immediate danger of a massive water leak as the water valve is off however if the tank gives way 30+ gallons will be on the floor. I
12/1/22: Humidity at the far point of the living room almost to the large windows 61.9% humidity and 77.1 temp. I move the thermostat down to 72° leaving dehumidistat at 55%. By doing this the system turned on immediately and began to call which will eventually remove the humidity that we have an issue with and then shut off once the humidity reaches 55% or lower inside the condo.
12/1/22: The freezer portion of the refrigerator in the kitchen is not working. Client advised freezer is being repaired soon. The refrigerator section was still on & cold. The damaged garage overhead door has not been replaced yet. Damaged front porch screen has not been replaced yet. Checked all damp rids.
