Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,385 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/7/22: Poured 2oz of bleach in each toilet.
12/7/22: Water heater fitting damp at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The right kitchen sink trap is leaking at the metal sink nut, photo below. I tagged the pipe below and the sink faucet and also placed a plastic tub below the trap to catch any water.
12/7/22: Several pieces of mail none appeared important. The bushes mentioned last report have been trimmed.
12/7/22: Watered the 1 interior plant. Watered all the plants on the lanai.
12/7/22: While the humidity is a bit high inside today it’s to be expected because the temperature outside is lower than what the thermostat is set to and it’s 100% humidity outside. As the day progresses and heats up the system should run and remove the humidity so I don’t see the need to make any changes at this point. I did make sure the system was cooling by turning the thermostat down long enough to kick on the AV and test the air temp coming out of the vents, they were well into the mid 60s.
12/7/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
12/7/22: The alarm went off as I tried to exit before I could get out the garage door. I must walk too slowly with a combination that I stopped at the thermostat because the humidity was a little higher than I like to see it. The humidity inside at 62.5% it is early morning at 100% humidity outside it wouldn’t expect it to be much lower when the day heats up the air conditioner will kick in and remove that humidity I’m sure.
12/6/22: A new roof has been installed since the last service call see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Privacy fence in backyard has been taken down. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
12/6/22: The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/6/22: A Phil Magill electrician was at the residence when I arrived. Remodel progress photos below. The ceiling above the garage overhead door has not changed in appearance. Will continue to monitor closely. Front entrance light is damaged. Soffit damage around entire residence. Pool cage screens damaged. Pool pump is leaking.
12/6/22: Put the empty recycling can back inside the garage. The regular garbage can was still full of debris so I put it back down by the street for collection. The pool pump appears to still be leaking see photos below. The pool water level was slightly low. I ran the hose in it during the entire service call to help bring the water level up. There are a couple screen tools on the bottom of the pool photo below. Made sure the water heater, range & ice maker were off. There is light showing through the ceiling above the left side of the garage overhead door see photos below. Soffit damage on front of house. Monitoring all previous water stains on the ceilings throughout the residence.
12/6/22: Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
12/6/22: A barge from Charlotte county seawalls arrived while I was at the residence which appears for installing a new dock photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Soffits damaged in several locations around the house. Monitoring the windows with the previous water intrusion’s closely. One of the pool cage screens is damaged & being held in place with tape. There is a crack in the drywall corner bead several feet long on the coffered ceiling in the kitchen. A section of pool pavers appears to be sinking on the right side of the pool.
12/6/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Pool cage damaged & screens torn. Ceiling fan on lanai damaged. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox damaged. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client.
12/6/22: There was some FEMA disaster assistance information on the front door when I arrived photo below. The residence has not changed in appearance since the last service call. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. There is still a pile of branches & cut up trees down by the street. The county appears to be addressing the sinkhole caused by the damaged storm drain. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
12/6/22: The damaged garage side entry door needs to be temporarily covered or replaced. The roof is tarped. Garage overhead door damaged. Garage side entry door damaged. Sections of gutters damaged. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
12/6/22: Removed a Turner pest sign dated 11/23 from the front yard. Brought in one piece of mail & an h20 systems service slip dated 11/23. Several small areas on the front & back of the roof are tarped. The Shed has been lifted backwards into the pool heater causing damage to the shed & pool heater. Pool cage damaged & torn screens. Front porch screen door is damaged. The suv was damaged from the attic access cover falling down onto the hood.
12/5/22: Put the empty garbage can back inside the garage. Made sure the water heater, range & ice maker were off. There are sections of pool pavers starting to sink around the edge of pool in several locations. The roof is tarped. Gutters damaged on the front & left side of the house. Pool cage screens damaged. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Faint water stain by light on ceiling above front door has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/5/22: Pool cage & screens damaged. Right side lanai screen door is difficult to open & close. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/5/22: Brought in three pieces of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the boat. Weeds are growing in the deco drain next to the pool. Soffit & facia damage over the garage overhead door. The banding on the exterior front of the house appears to be rusting. Faint water stain on living room ceiling above the front windows has not changed in appearance since the last service call. Will continue to monitor closely. Pool cage screens damaged. Boat lift canopy damaged. Some of the landscaping has been damaged. Some of the expired smoke detectors are chirping inside the residence & will need to be replaced with new smoke detectors. Client advised they will address the old smoke detectors when they return.
12/5/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All previous water stains on the ceilings have not changed in appearance since the last service call. All storm shutters are open.
12/5/22: The humidity level was well below 60% inside the residence when i arrived after making the last adjustment. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The roof is tarped. Vinyl privacy fence damaged. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted.
12/5/22: Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged.
12/5/22: Construction has started on the vacant lot on the left side of the house. Fpl & Comcast have not cleaned up the downed lines in the backyard yet photo below. Programmed the garage light timer by the front door to turn on at 6pm & turn off at 7am. Made sure the water heater, range & ice maker were off. Lanai screens are damaged. Privacy fence in backyard is damaged. Cracks in the stucco on the left side of the house. Some shingles appear missing from the roof. All storm shutters are on. Irrigation system is in the run position.
12/5/22: Brought in a pool service card dated 11/23. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water stain on the dining room ceiling has not changed in appearance since the last service call. Monitoring the damage on the garage ceiling.
