Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,378 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!

12/1/22: Made sure the water heater, oven & ice maker were off. Pool cage & screens damaged. Gutter downspout laying on ground front left corner of house. Shingles missing & lifted on roof. Ripples in the shingles on front of house.
12/1/22: Sections of drywall have been removed from the ceiling & walls in the garage since the last service call see photos below. The ac thermostat has been put back on the wall. The inside of the residence has not changed in appearance since the last service call. There was remediation equipment still running inside the residence. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to locate the mailbox key. Was unable to run water inside the residence per management. Exterior wall & garage overhead door damaged.
12/1/22: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Attic access cover is open in the lanai storage room. Some soffit damage on lanai from fallen tree. Turned off both water main handles when leaving.
12/1/22: A new mailbox is up however there’s a name of Graham on it inside tag one of the front door, photo below. No important mail inside. I did a visual check of the interior of the car it’s good so far. I found a pest dropping of some sort on the step it almost appears to be a mouse droppings. I did not find any others throughout the house I looked For it intently. There is some sort of pest behind the wall socket on the kitchen counter, appears to be ants working behind electrical plate photos below. The humidity is high inside your home the air conditioner did kick on and run for a little while upstairs however it didn’t turn on or run downstairs. This is indicative of this time of year when the temperature outside is not high enough to kick on the system at the settings where you have it. So it doesn’t run and it can’t remove the humidity. I lowered the thermostat setting to 74 inside downstairs I left the upstairs at 72 because it did turn on by itself and run. I did turn the thermostat down much lower than where it was reading to make sure that the system kicked on and was calling and it did.
12/1/22: The lamp post on in the guest bedroom I turned it off.
12/1/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stains on the kitchen, dining room, living room & lanai ceilings. Small sections of the roof are tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
12/1/22: Visual check of the car, battery maintainer lights were on. The bedroom outer wall still has 2 foot high of the drywall removed, photo below
12/1/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. The humidity is a little high inside your home however this is not unusual for this time of year when the temperature outside is much lower than the setting of your thermostat inside and the humidity is so high outside. The system just doesn’t have enough time to run the pool humidity out especially in the morning.
12/1/22: Poured vinegar down the HVAC condensate line and chased with water as requested. The humidity inside is just a bit high but it’s not uncommon this time of year when the temperature is so low outside your system just doesn’t run frequently enough to pull the humidity out especially in the morning.
11/30/22: Pool pump draws from the bottom drain per client. Weeds beginning to grow in the cracks of the driveway, photo below.
11/30/22: There are two contractors working on the trim in the living room area. When I arrive the door is wide open and the garage door is open as well so my readings for humidity both in the garage and inside will be skewed because of this.
11/30/22: I made sure all toilet valves are off, all the faucets and shower heads were off as well. The humidity inside is relatively high but it’s also a very humid day it’s not uncommon for homes to be running a bit high. However your house is running consistently higher than 60% humidity, I believe this is because your fan continues to run on the HVAC air handler even after the system ends the cooling cycle. I looked on the thermostat to see if I could find an auto setting for the fan but there isn’t one that I can see. I can tell you from experience that when a system has the fan running but not cooling humidity will build. Maybe the issue doesn’t present itself in the summer because it runs so frequently but currently it is not running frequently because of the temperature outside. I can’t tell you when the system does run it is cooling well into the lower 60s within the supply vents.
11/30/22: I poured vinegar down the HVAC condensate tube then chased with water.
11/30/22: The dehumidifier displayed 63.
11/30/22: Home under renovation from flood damage. I replace the batteries in the outside garage door remote is still did not bring the garage door up. The contacts were a little dirty corroded I cleaned them as best I could and I believe that this should not be making a difference and then it should be making contact for sure. So it could be that the remote needs to be reprogrammed or replaced. I left the garage door between the house in the garage itself unlocked as requested. The pool bottom has been cleaned. New side out front and being watered by your neighbors to the left. Photo below.
11/30/22: The tires on the van were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Kayak battery is connected to battery charger. Monitoring the water stain on the kitchen ceiling & the previous water intrusion on master bedroom left side window. Roof tiles missing on building.
11/30/22: All previous water stains on ceilings have not changed in appearance. Soffit damage on front left side of house. Pool cage screens torn. Landscape damage. Water stain on front guest bedroom ceiling above tv. Really small water stain on utility room ceiling. Mesh storm shutters are closed.
11/30/22: No bugs. Unable to access water main valve as neighbors by block the path end.
11/30/22: The humidity level was still slightly over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the water damage on the master bedroom ceiling above the window closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Shingles still appear to be missing from the roof of the building.
11/30/22: Poured 2oz of bleach in each toilet. The master bath toilet fill valve is either blocked or broken as it will not fill the tank. The guest bathroom tub valve handle cracked and broke just as soon as I try turning it. I’m sending videos of each to you. Here’s a photo below of the Moen handle that broke in case you wanted to find one and have it shipped so that I can put it on. The humidity is a smidge high inside your condo but it’s nothing to be concerned about as I did turn the system lower and it did run and cool it’s just a very humid day in the temperature has yet to reach the temperature of that we’ve got your home set up.
11/30/22: The soffits on the building have been repaired since the last service call & workers were on the roof when I arrived see photos below. Read the letter from the client’s & picked up the money from the kitchen table. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. There appeared to be small debris in the guest bathroom toilet tank getting stuck underneath the flapper causing the toilet to run. I cleaned out the tank to try & prevent it from running again see photos below. I did not hear any of the toilets running during the service call. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Garage overhead door is damaged by flying debris.
11/30/22: The MB toilet runs continuously ever so slightly so I shut it off at the valve. I move the thermostat up to 77 as the humidity is good even though it’s a very humid.
11/30/22: The dehumidifier had an error code of F0 on it I unplugged it and then plugged it back in to reset it. Dehumidifier read 55 after the reset and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. There were dead ants in the guest bedroom along the floor trip under the window, photo below. I will bring my portable shop vac next service call to sweep up.
11/29/22: Drive by. Went to the residence to perform an inspection but the road is currently closed for construction. Will check to see if the road has been reopened tomorrow.
11/29/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
