Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,385 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/8/22: Removed a problem solved pest sign dated 12/6 from the front yard. There is a large brown spot in the lawn by the street from a debris pile. Brought in one piece of mail photo below. All sales flyers have been placed in the recycling bin. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. Damage on the lanai ceiling by the ceiling fan photo below. Pool cage damaged by the right side screen door photo below.12/8/22: Mold is starting to set up on the car seats again see photo below. Several lights were on inside the residence when I arrived. New drywall has been installed underneath the breakfast nook & dining room windows since last service call see photos below. Section of ceiling removed from guest bathroom window & covered with plastic. Front porch screen door is damaged. Portable dehumidifier in kitchen read 42. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/8/22: There are some perishable food items inside the refrigerator. All storm shutters are closed.
12/8/22: The drywall has been replaced underneath the dining room windows since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Front porch screen door is damaged. Two shutters on lanai damaged. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
12/8/22: Checked the water pan in the ac return vent.
12/8/22: The drywall has been replaced underneath the breakfast nook & dining room windows since the last service call see photos below. Drained water from system after water was turned off.
12/8/22: The damaged garage overhead door has not been replaced yet. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
12/8/22: The drywall has been replaced underneath the breakfast nook windows since the last service call see photos below. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
12/8/22: There were still some live ants on the kitchen counters when i arrived. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. A large section of drywall has been removed from the living room ceiling & a large section of carpet has been from the living room floor. The damaged garage overhead door has not been repaired yet. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
12/8/22: An ac technician with Fire & ice air conditioning was inside the residence replacing the air conditioner when I arrived see photo below. Made sure the water heater, range & ice maker were off. Large sections of drywall have been removed from the living room, dining room, kitchen, foyer & breakfast nook ceilings.
12/8/22: The inside of the residence has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. The living room flooring & sections of the walls have been removed. A section of the upstairs closet ceiling & the wall around the upstairs window have been removed. Checked damp rid bag in master bedroom closet. Damp rid bag was full and had to be replaced using one of the damp rid bags provided. All storm shutters have been closed since the last service call.
12/8/22: Checked all damp rid buckets. Screen torn on front porch.
12/8/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stain on wall outside of kitchen next to bar stools has not changed in appearance. Will continue to monitor closely.
12/8/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. All of the water damaged ceilings are covered in plastic. Carpet has been removed from the upstairs bedroom. Upstairs bathroom is full of furniture from the bedroom. Storm shutters on lanai are open.
12/8/22: The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. 12/8/22: Water stains on the kitchen, dining room, living room & lanai ceilings. Small sections of the roof are tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
12/7/22: Pool pump draws from the bottom drain per client. Weeds beginning to grow in the cracks of the driveway, reported last service call. I believe the armadillo fall out front in the landscaping which has been dormant may be active. I kick some debris down into the throat to see if it’s cleared out the next time I come back.
12/7/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The work in the living room appears to be finished. There was a receipt for insulation work stuck in the door I brought it inside it does say paid, photo below.
12/7/22: The left sink in the master bathroom has the left handle off.

12/7/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.

12/7/22: I started the car and let it idle during the service call. The bugs found on the window side of the master bedroom and on the window sills have not returned. Your water has a distinct smell beginning on the hot water side of your system. This indicates bacteria in the water heater that needs to be flushed out. The short term solution would to be run the water on the hot water side through each of the Fossetts of your home until the smoke clears and the bacterial water has been flushed. The other way is to have a plumber come and flush the water heater from the bottom of the tank itself. The first option is something that you can do when you get here or I could do if you wanted me to stop by before you come into town. Normally you will have to run it for at least a half an hour to 45 minutes maybe even an hour. No kitchen ceiling work has started.
12/7/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds. Screens have been repaired. Tree is still down on the side yard. The humidity is better so I turned the thermostat back to 77°.
12/7/22: Home under renovation from flood damage. New sod out front and being watered by your neighbors to the left. I moved the thermostat from 72° to 74° based upon the past two service calls and the humidity inside the house. I spoke with your neighbor that has the corner lot he let me know that your pool pump was running 24 seven. He had spoken to your pool person and it appears he turned the pump off at the timer box because it needs a new timer according to your neighbor. So that’s simply an FYI. The other thing this neighbor said was he thought it was pretty sure you wanted a new filter put in the pool however he’s unaware of it ever being replaced so you may want to check with the pool company.
