Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,385 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/14/22: Removed the perishable items from the refrigerator. The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Garage overhead door is damaged by flying debris.
12/14/22: Poured 2oz of bleach in each toilet.
12/14/22: The mailbox was broken & laying on the ground when I arrived. It appears to have been hit by a big truck as there are large tire tracks in the front yard see photos below. There was a business card from a stump grinding company laying in the grass near the mailbox see photo below. There is a large brown spot in the lawn by the street from a debris pile. Brought in two pieces of mail photo below. One of the neighbors was temporarily fixing the mailbox as I was leaving. All sales flyers have been placed in the recycling bin. There are some perishable items inside the refrigerator. Damage on the lanai ceiling by the ceiling fan photo below. Pool cage damaged by the right side screen door photo below.
12/14/22: The MB toilet runs continuously ever so slightly so I shut it off at the valve. I filled the tub to just below the overflow cap and then watch the drain without incident.
12/14/22: Home under renovation from flood damage. New sod out front and being watered by your neighbors to the left. The sliding glass door leading to the pool area was not locked however the hurricane shutters down but I locked it before I left. The pool pump was/is off at the switch. When I turned it on it is louder than most, sent a video to the client.
12/14/22: Storm prep reversal. Met with Imperial services who had already removed all the storm shutters before I arrived photos below. I unlocked the shed so Imperial could put all the storm shutters back inside the shed. They were able to get all the broken wing nuts off & stated that wing nuts tend get brittle over time causing them to break when being fastened. There were messages on the security system keypad concerning one of the sensors on the living room sliding glass doors see photos below. I replaced the battery with a new CR2450 battery provided next to the keypad & the message appeared to go away. I made sure everything was locked up & activated the alarm when leaving. 8:30am-9:30am
12/14/22: The dehumidifier displayed an error code of E9. I unplugged it then plugged it back in and it began to run. It then displayed 58. I replaced the Damp-Rod bags.
12/14/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
12/14/22: Pick up check to mail
12/13/22: The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/13/22: Brought in two pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
12/13/22: The front door, entryway & windows have excessive cobwebs starting to build up on them see photos below. The master bathroom toilet has a crack in the bowl on the top of the right side.
12/13/22: Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/13/22: There was no remediation equipment in the garage when I arrived & the previous water stain has not changed in appearance see photos below. All of the plastic & remediation equipment has been removed from the residence since the last service call. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room & guest bedroom see photos below. One of the lanai doors was wide open when I arrived. The humidity level was over the acceptable level of 60% inside the residence. I found the thermostat had been raised to 83 since the last service call. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/13/22: Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Checked all damp rid bags. All damp rid bags are full & need to be replaced. Pool cage & screens damaged. Left side screen door will not open. Metal fence damaged in front yard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
12/12/22: Client advised that their security cameras were offline. I found breaker #20 for the den tripped in the breaker panel when i arrived & reset it restoring power to the internet modem in the den. Will contact the client to confirm if their security cameras are back online. Moved the truck out of the garage & tried resetting the code for the garage door opener but was unable to reset it. I was unable to locate the owners manual for instructions & also noticed that the bracket for the garage door opener is missing one of the bolts see photo below. The furniture delivery truck arrived at 1:15pm to exchange the chairs. There were some imperfections on both the chairs which was noted with the delivery driver who contacted his supervisor. The supervisor advised that the chairs can be repaired or replaced. Will contact the client & advise them of the situation. Dock construction progress photos below. 10:30am-2:00pm
12/10/22: Was able to access the residence today after getting the key from unit#2602. Made sure the water heater, range & ice maker were off. New drywall has been installed underneath the dining room windows see photo below. Front porch screen door is damaged. All storm shutters on the lanai are closed.
12/9/22: The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Small piece of plexiglass window blown out above lanai screen door is temporarily covered. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
12/9/22: Did not run any water inside the residence until new plumbing repair is confirmed ok to do so. Sections of drywall have been removed from the kitchen, dining room, living room & master bedroom. Drywall has been removed from the lanai storage room. Water stains on guest bathroom ceiling. Screens & panels damaged on lanai.
12/9/22: Made sure the water heater, range & ice maker were off. Drywall removed from the ceiling & walls in the dining room & living room. Drywall & flooring removed from the ceiling & walls in the master bedroom. All ceilings are temporarily covered in plastic. Damaged skylights are boarded up. Water stain on utility closet wall. Carpets removed from stairs. Drywall & flooring removed from both upstairs bedrooms & the hallway. Lanai panels are damaged & the flooring is removed. Put the key back in the lockbox when leaving.
12/9/22: The inside of the residence has not changed in appearance since the last service call. Large section of ceiling removed from the living room ceiling & covered with plastic. Small section of ceiling removed from kitchen ceiling & covered with plastic. Water stains on master bedroom ceiling. Lanai screens & panels damaged. Large section of drywall removed from the upstairs front guest bedroom & covered with plastic. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom & covered with plastic.
12/9/22: Made sure the water heater, range & ice maker were off. Remediation progress photos below. Was unable to run water in most places throughout the residence as furniture is currently being stored there. Watered the two plants which have been moved outside.
12/9/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Tiles missing & damaged on roof. Soffits damaged & missing on left & right side of house. Pool cage & screens damaged. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
12/9/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. The roof is tarped in several locations. Sections of drywall removed from the living room ceiling & wall. Sections of baseboards & drywall removed in the den. Sections of drywall have been removed from the master bedroom ceiling & wall. Pool cage & screens damaged. All storm shutters are off.
12/9/22: Drive by. Started the car & let it idle for a few minutes. The car started right up with no hesitation. Also connected the battery maintainer to the battery after shutting off the car. Put the key fob back on the kitchen counter when leaving.
