Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,389 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!

5/25/23: New roof construction photos below. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
5/25/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. The ceiling lights in the master bedroom, and the front bedroom with the twin beds were on when I arrived I turned them off at the switch so this won’t happen again. Generally happens when there’s been a surge like lightning in the area. I also found six circuit breakers that were tripped. I reset them, and they all stayed set, photo below. 5/25/23: I another dead wasp in the master bathroom on the floor. Some browning in the side yard, photo below.
5/25/23: New roof construction progress photos below. The sidewalk leading up to the entrance of the building is currently taped off. Left the alarm system deactivated when leaving.
5/25/23: The water main to the house was on upon arrival, I turn this off based upon past history of past years. The electrical panel is taped shut and partially blocked by a bicycle tire. I’m not quite sure if it was tape shot because I shouldn’t look at it? I have in the past, so please advise. The yard has some browning the worts of which is in the back, photo below.
5/25/23: New roof construction progress photos below. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
5/25/23: Made sure the water heater, range & ice maker were off. The kitchen, utility hallway & master bedroom lights were on when I arrived, I turned them all off before leaving. The living room & master bedroom sliding glass doors were unlocked. I locked them before leaving. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant on the lanai using the teapot. All storm shutters are closed.
5/25/23: Removed the broken air dryer from the vehicle to have replaced under warranty. Mini fridge was on & cold. All storm shutters are closed.
5/25/23: New roof construction progress photos below. Photos of the new trim work completed since the last service call. Found one of the sliding glass doors in the foyer open & closed it. The humidity level was below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. The inside of the residence is prepped for painting. Front porch screens are damaged & waiting to be replaced.
5/25/23: New roof construction progress photos below. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door see photo below. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well. Water was off in #603.
5/25/23: New roof construction progress photos below. Made sure the water heater, range & ice maker were off. Found the living room sliding glass door open by several feet & closed it. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Front porch screen cage is damaged & waiting to be replaced. Storm shutters on lanai are closed.
5/25/23: New roof construction progress photos below. The new roof appears to be complete. A section of screen on the front porch is starting to detach from the top. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
5/24/23: The humidity this week is really good so I move the thermostat from 76° back to 78°
5/24/23: Both chargers for vehicles in the garage had power and lights.
5/24/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. I found the circuit breaker for the AC, circuit breaker 11, off and the AC was not running. The temperature was 85° inside and the humidity was just under 60% which is fine. I turn the circuit breaker back on, photo below. The left door to the refrigerator was not closed entirely and so there was quite a bit of condensation inside the refrigerator. Photo below of the condensation, I wiped it out and took all the drawers out so they would dry. The lawn is browning a bit, photos below. The pool is below 1/3 skimmer port so I turned the water fill timer valve to open so it would fill some.
5/24/23: I found the downspout curls and next to the front right corner downspout. I can’t see where it goes. I looked all around the house. For now I put it into the bushes behind that area. There is some browning of the yard, photos below. As you know, the pool cage is gone just wanted to put it in the report. There is some algae growing on the side walls of the pool in primarily corners, photo below.
5/24/23: Drive by. Returned all xfinity equipment from the residence to the nearest xfinity store. Photo of the receipt below.
5/24/23: Some browning of the yard photos below. Pulled two LawnCare Extraordinaire signs from your front lawn.
5/24/23: I ran water in the pool during the service call that it was extremely low (photo below), I just felt like it should be filled while I was here. I didn’t run the master bathroom tub as it appeared it may still be getting installed. The water main was on upon arrival and off upon departure.
5/24/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. The water main was on upon arrival, off upon departure. The thermostat was flashing that the batteries need to be replaced so I took two of the batteries from the remotes in the living room to replace them and it was not flashing anymore.
5/24/23: Some browning in the yard, photos below. The landscaper was just finishing up and it looks like he trimmed all the bushes. They look good.
5/24/23: Contractor access. Met with Matthew Foster from MEF home inspections & let him into the residence for insurance inspection. I rebooted the Simplisafe & internet modems while inside the residence. I stayed with Matt until he was finished with the inspection, activated the alarm system & made sure everything was locked up when leaving. 10:30am-11:30am
5/24/23: The ceiling fan lights were on in the den in the master bedroom. I turned them off at the switch. This sometimes happens to ceiling fans after a power surge. I reset the microwave clock. Photos of the dry lawn below.
5/24/23: Photos of the yard below. There was a note on the front door asking someone (me?) to look on the left side of the home is that water or animal? If it’s the washed out sand next to the spa equipment it appears to be water as described in the last service report. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Photos of the master bedroom ceiling spots below, are they darker? Palm tree on the right of the house is looking sickly, photo below. Pice of mail photo below.
5/24/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. Sprayed weeds on lanai. Brown spot in back lawn with bird feathers, photo below.
