Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/22/22: The front door was open & there were workers inside the residence installing the new kitchen when I arrived see photo below. Connected the battery maintainer & air dryer to the vehicle. Made sure the water heater was off. Large sections of drywall have been removed from the dining room, living room, master bedroom & temporarily covered with plastic. Damaged garage overhead door has not been replaced yet.
12/22/22: The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
12/22/22: Mold is starting to set up on the car seats again. The kitchen lights were on when I arrived. The inside of the residence has not changed in appearance since the last service call. Section of ceiling removed from guest bathroom ceiling & covered with plastic. Front porch screen door is damaged. Portable dehumidifier in kitchen read 53. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/22/22: Made sure the water heater, range & ice maker were off. There are perishable items inside the refrigerator see photo below. Drywall repair’s have started throughout the residence see photos below. The humidity level was over the acceptable level of 60% inside the residence on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage storage room door was unlocked. Storm shutters on lanai are closed.
12/22/22: The portable dehumidifier that was in the garage storage room has been moved upstairs into the dining room & an air dryer has replaced the dehumidifier in the storage room. The portable dehumidifier is currently off & unplugged. The heat setting on the ac thermostat has been turned on since the last service call. There are some perishable food items inside the refrigerator. All storm shutters are closed.
12/22/22: Brought in three packages & one piece of mail that was on the front porch when I arrived see photos below. Made sure the water heater, range & ice maker were off. There are perishable items inside both refrigerators see photos below. The sliding glass doors in the master bedroom & living room were unlocked. Monitoring the previous water intrusion next to the guest bedroom window closely. Front porch screen has a tear in it. Water was on in 2004.
12/22/22: The drywall repair underneath the dining room windows has not changed in appearance since the last service call. Front porch screen door is damaged. Two shutters on lanai damaged. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
12/22/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
12/22/22: Both drywall repairs have not changed in appearance since the last service call. Drained water from system after water was turned off.
12/22/22: Moved the storm shutters up & down 1/4 for preventative maintenance. The damaged garage overhead door has not been replaced yet. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
12/22/22: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
12/22/22: The storm shutter over the front door was open & the front door was completely unlocked when I arrived. The damaged living room ceiling has been covered with plastic since the last service call see photo below. The humidity level was over the acceptable level of 60% inside the residence on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both humidistats to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There were still some live ants on the kitchen counters. The plastic was still covering the broken guest bedroom window. A large section of drywall has been removed from the living room ceiling & a large section of carpet has been from the living room floor. The damaged garage overhead door has not been repaired yet. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
12/22/22: Workers were present inside the residence when i arrived & drywall repairs have started throughout the residence since the last service call see photos below. Photo of the new air conditioner below.

12/22/22: Brought in one piece of mail see photo below. Photos below of the new water heater installed & the permit. Made sure the water heater breaker was off. Drywall repairs have started throughout the residence since the last service call see photos below. The humidity level was back over the acceptable level of 60% inside the residence on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both thermostats to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room & dining room flooring have been removed. Checked damp rid bag in master bedroom closet. All storm shutters are closed.
12/22/22: Checked all damp rid buckets. Screen torn on front porch.
12/22/22: The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. All of the water damaged ceilings are covered in plastic. Carpet has been removed from the upstairs bedroom. Upstairs bathroom is full of furniture from the bedroom. Storm shutters on lanai are closed.
12/22/22: Went to the residence to perform an inspection but the locks have been changed since the last service call & I do not have a new key.
12/22/22: Water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Small sections of the roof are tarped. Palm tree in front yard is braced. There is still a tree down on the left side of the house along the wood line.
12/21/22: Pool pump draws from the bottom drain per client. Another screen needs repaired on the pool cage, photo below. The armadillo hole out front has been nicked over, see photo below.
12/21/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The work in the living room appears to be finished. There was a receipt for insulation work stuck in the door I brought it inside it does say paid, photo below.
12/21/22: The left sink in the master bathroom has the left handle off. The thermostat was turned to 72° but I don’t have any record of doing that myself. Humidity is good I’m assuming you had somebody change it so I’ll leave it at 72 until you tell me to change it back. The mini split in the garage reads EC.
12/21/22: The water main valve to the home does not have a handle so there’s no way to turn the water off that’s the position I prefer. Photo of the valve below. Since we can’t turn it off I walked the house twice to make sure all the toilets and showers and valves were off. When I walked around back to the pool up here somebody was filling the pool using the outdoor spigot and a water timer valve. Since the pool was to the middle of the skin report I shut that valve off. The water heater circuit breaker was on so I shut it off there’s no need to heat water that people won’t be using in the immediate future. This also saves on bacteria growth within the water heater.
12/21/22: I did not water any plants on the lanai based on the moisture meter results. I poured vinegar down the HVAC condensate tube then chased by water.
12/21/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Re-staked the front tree for the 4th time, it truly needs to be done with 3 braves connected at the trunk I just don’t have the tools and the supplies as well as an extra hand to hold the tree up.
