Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,605 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/8/23: New roof construction photos below. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.6/8/23: Weeds growing in the cracks of the pavers on the lanai, photo below. I move the thermostat from 76 to 78 work normally is. Mirror fell off wall of shower, photo below.
6/8/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. Browning of the front yard, photo below.
6/8/23: New roof construction progress photos below. There was a maintenance reminder on the downstairs ac thermostat see photo below. The sidewalk leading up to the entrance of the building is currently taped off. Left the alarm system deactivated when leaving.
6/8/23: New roof construction progress photos below. Picked up several dead millipede worms off the floors throughout the residence. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
6/8/23: Left side sink in master bathroom has no water flow. Some browning of the yard photos below. Photo below confirming thermostat settings.
6/8/23: The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant on the lanai using the teapot. All storm shutters are closed.
6/8/23: Photos of browning in the yard below. Since I was unable to hook up the charger I started the car and let it idle during the service call. The water valve was half on when I arrived, photo below.
6/8/23: Mini fridge was on & cold. All storm shutters are closed.
6/8/23: The new roof appears to be almost completed & has not changed in appearance since the last service call. The painters were inside the residence when I arrived photos below. I left the water main on & the front door unlocked when leaving. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. The inside of the residence is prepped for painting. Front porch screens are damaged & waiting to be replaced.
6/8/23: The browning in the yard is a bit better this service call.
6/8/23: The new roof appears to be almost completed & has not changed in appearance since the last service call. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. The humidity level was still below 60% inside the residence. I raised the ac thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well. Water was off in #603.

6/8/23: Made sure the water heater, range & ice maker were off. Mini fridge in kitchen was off & door open.
6/8/23: The kitchen & master bedroom lights were on when I arrived. I turned them off before leaving. A section of screen on the front porch is starting to detach from the top. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
6/7/23: Both chargers for vehicles in the garage had power and lights.
6/7/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, photos below.
6/7/23: The pool cage is gone as you know. The browning in the yard seems to be a little bit better as we’ve had a few rain showers lately. HomeTeam pest Defense was here doing the exterior of the home.
6/7/23: The water main is on. Some browning in the yard, photo below. The back guest bedroom, smoke detector is chirping, indicating the battery is weak. Since the home is unoccupied this should not be a concern.
6/7/23: Some browning of the yard photos below. evedince of front landscaping irrigation came loose recently. I slipped them back together (making sure they didn’t have debris inside). It slipped together very easily so I’m not sure it will hold.
6/7/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. I left the water main on and was filling the pool using the water meter valve outback so it’ll shut off in two hours but that should be a lot of water put into the pool sort of get us head of this dry spell we are in.
6/7/23: I ran water in the pool during the service call it was extremely low so much so it was sucking air from the skimmer port at times. I didn’t run the master bathroom tub as it appeared it may still be getting installed. The water main was on upon arrival and off upon departure. The pool is very very dirty needs to be scrubbed. I scrubbed by my foot and hand on the step and it came right clean, but the rest of us got algae all over it and the side walls. There’s debris in the bottom it doesn’t look like anybody’s been here for a while. I did get the pool level up to almost 1/3 of the skimmer port while running water during the two service calls both here next-door but I still think that we need to run another inch or two. I hate to leave the water on, but I think that’s what I’m gonna do to make sure you have your pool higher than it is. It was sucking air when I first got here. The pool still needs more water so I left the water main on and I’m using the water meter valve out back to put another two hours of water in the pool.

6/7/23: The Watermain was on upon arrival I turned it off upon departure. The thermostat is set to 73. I’m not sure that that’s a prudent temperature for the summer as it could be higher to save electricity and still maintain a lower humidity level. The garage door opener for the large door is beeping, which normally indicates the battery back up has gone bad, or is getting weak and needs replacement. For some brownie in the yard but that’s normal this time of year and you’re probably already aware before you left, however, photos below.
6/7/23: The lawn is brown, but not as brown as we’ve had some rain.
