Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,437 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/28/22: The master bathroom sink closest to the toilet has very little water flow. I found no pest or evidence of pest upstairs in the attic. The very same section of the child safety gate around the pool was not latched again, I latched it.12/28/22: The pool level is an inch before below the skimmer port but there is water in the pool pump so it should be pulling from the center bottom drain of the pool. One of the den windows has a broken seal photo below.
12/28/22: I watered 5 plants on the lanai based on the moisture meter results. I poured vinegar down the HVAC condensate tube then chased by water.

12/28/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
12/28/22: Home under renovation from flood damage. Pool pump was running today. Sent video to client so they could hear the pump.
12/28/22: The backflow preventer on the left side of the house by the water main was leaking slowly when I arrived see photos below. Will contact the client & advise them of the situation. The garbage cans on the side of the house have garbage bags in them. Made sure the water heater, range & ice maker were off. The heat setting on the ac thermostat appears to be on. All previous water stains on ceilings have not changed in appearance. Soffit damage on front left side of house. Pool cage screens torn. Water stain on front guest bedroom ceiling above tv. Really small water stain on utility room ceiling. Mesh storm shutters are closed. Irrigation system is on. Pool is temporarily covered.
12/28/22: The upstairs thermostat is turned off.
12/28/22: No bugs. Brought a gallon of water for the traps. Permit on the kitchen counter.
12/28/22: The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Monitoring the water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Garage overhead door is damaged by flying debris.
12/28/22: The MB toilet runs continuously ever so slightly so I shut it off at the valve.
12/27/22: The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/27/22: Brought in one piece of mail see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
12/27/22: Could not get the garage overhead door to open. The keypad & door have power but the door will only raise a couple inches before stopping. Ran the storm shutter up & down for preventative maintenance. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door.
12/27/22: Made sure the water heater, range & ice maker were off. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room & master bedroom walls. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. Screens on lanai & on guest bedroom windows have small holes & tears in them.
12/27/22: The humidity level was back under 60% inside the residence. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room & guest bedroom.
12/27/22: Brought in a stack of mail & packages that were inside the garage photo below. Made sure the water heater, range & ice maker were off. Monitoring the water stains on the dining room ceiling closely. Checked all damp rid bags. Watered the two plants inside by the front door. Monitoring the new sections of sod throughout the lawn. The roof is tarped in several locations. Soffits damaged in several locations around the residence. Railing by pool is damaged. Hole in lawn along sea wall appears to be filled in. Visual check of the truck. Visual check of the boat. Left the water main on when leaving.
12/27/22: The pool water level was low & the pump was starting to gurgle from sucking in too much air when I arrived. I ran the hose in it during the entire service call & set the timer for 60mins to bring the water level back up. Brought in one piece of mail see photo below. There are some perishable food items inside the refrigerator. I had to remove the bag of carrots as they were starting to perish. The irrigation timer in the garage was off. I found breaker #30 for the gfi outlet underneath the panel tripped & reset it restoring power to the irrigation timer. Checked all damp rid bags. All damp rid bags are full & need to be replaced. Pool cage & screens damaged. Left side screen door will not open. Metal fence damaged in front yard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
12/23/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
12/23/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not run any water inside the residence until new plumbing repair is confirmed ok to do so. Sections of drywall have been removed from the kitchen, dining room, living room & master bedroom. Drywall has been removed from the lanai storage room. Water stains on guest bathroom ceiling. Screens & panels damaged on lanai.
12/23/22: There are some perishable items inside the refrigerator see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 & the humidistat to 35% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Drywall removed from the ceiling & walls in the dining room & living room. Drywall & flooring removed from the ceiling & walls in the master bedroom. All ceilings are temporarily covered in plastic. Damaged skylights are boarded up. Water stain on utility closet wall. Carpets removed from stairs. Drywall & flooring removed from both upstairs bedrooms & the hallway. Lanai panels are damaged & the flooring is removed. Put the key back in the lockbox when leaving.
12/23/22: The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large section of ceiling removed from the living room ceiling & covered with plastic. Small section of ceiling removed from kitchen ceiling & covered with plastic. Water stains on master bedroom ceiling. Lanai screens & panels damaged. Large section of drywall removed from the upstairs front guest bedroom & covered with plastic. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom & covered with plastic.
12/23/22: Made sure the water heater, range & ice maker were off. Drywall repair progress photos below. Monitoring the faint water stains on the master bedroom ceiling closely. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat in the off position & set it to cool see photo below. I set the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Screen damaged on lanai.
12/23/22: The humidity level was over the acceptable level of 60% again inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photos of the repaired pool cage & screens below. Tiles missing & damaged on roof. Soffits damaged & missing on left & right side of house. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
12/23/22: Received the new key to the residence in the PO Box. The drywall repair by the front door has not changed in appearance since the last service call. Wiped condensation off the refrigerator door seals. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Front porch floor is lifted & the screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
