Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,389 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/2/23: The water main was on upon arrival and I turned off upon departure. There is a tear in the pool cage, upper screen photo below. Do you have a small armadillo hole near the water main not on and off in the landscaping photo below. Water main was on upon arrival butt off upon departure.
6/2/23: Made sure the water heater & range were off. Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Camper was in driveway.
6/2/23: The dehumidifier was on in the garage reads 60. I walked the house twice to be sure the toilets had filled and stopped running because the water main is to remain on. There is some work being done in the guest bathroom, photo below. Do you have a guest near the front window garage corner of your home, photo below. I believe she’ll be leaving when the babies hatch. It appears I missed they the active armadillo hole on the front corner I had to do landscaping as there is now a dormant armadillo hole in the front corner landscaping.
6/2/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water.
6/2/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. Had to replace several full damp rid bags throughout the residence with some of the new bags provided on the kitchen table. There is a small section of soffits pushed up on the right side of the house by the lanai.
6/2/23: The kitchen dehumidifier had power and read 59 The bathroom dehumidifier had power and read 60 Neither ran during the service call
6/2/23: Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
6/2/23: There were several live ghost ants around the kitchen sink when I arrived. I placed some Terro liquid ant bait drops on some cardboard pieces out on the countertop around the sink for now.
6/2/23: Setup new dehumidifier on kitchen counter to drain into the sink. Removed all the Damp-Rid bags, double bagged them then placed them in the garbage container. They will do just fine in there until fall and as an added bonus it will smell better. I have a policy of not transporting Damp-Rid substances in my vehicles I’ve ruined some carpeting and floor boards in the past and today I have my wife’s brand new car.
6/2/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.
6/2/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water.
6/2/23: There has been some more work completed at the end of the driveway since the last service call see photos below. Checked the tires on the car & inflated them all to the manufacturer’s specifications on the drivers door using my cordless inflator. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
6/2/23: The grass appears to be healthy and green. There are no brown spots. I checked under the windows for wet carpet. I did not find any dampness. No mail in the mailbox. While the humidity is slightly elevated it is not uncommon this early in the day.
6/2/23: Left all toilet seats down as sewer lines are being cleaned. Will replace the ac air filter on the first week of July to maintain warranty. Checked light timer in living room. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely. All storm shutters are off. The front door closed & locked correctly when leaving. New roof has not been installed yet.
6/2/23: Checked all damp rid bags. All damp rid bags were full throughout the residence & needed to be replaced. I replaced them all with some of the new damp rid bags provided on the dining room table. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to move closely & adjust accordingly. All storm shutters are closed except the front guest bedroom window due to HOA restrictions.
6/2/23: One of the trees in the backyard is leaning see photos below. It appears to be missing the bamboo support pole. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house see photos below. Brought in nine pieces of mail see photos below. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.
6/2/23: One of the neighbors advised me that some of the irrigation sprinkler heads along the sidewalk in the front yard have not been spraying correctly & there are a couple brown spots in the lawn along the sidewalk see photos below. The pool water level was back up to the optimal level of half the top skimmer port. Brought in ten pieces of mail with some sales flyers see photos below. Will be bringing all important mail to the post off for forwarding with the envelopes provided. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. Master bedroom storm shutters are closed & clear panels are up over the dining room windows.
6/1/23: Pool house temperature is 77.5 and humidity is 48.9%. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. I made sure all water faucets and toilets were not running.
6/1/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

6/1/23: New roof construction progress photos below. There was a water stain on the downstairs guest bedroom ceiling when i arrived see photo below. Wine cooler in dining room read 54/46. The upstairs tv room & several stairs are missing carpet. Storm shutters on lanai are closed.
6/1/23: Made sure the water heater, range & ice maker were off. Did not run any water in the master bathroom shower per the note from the client. Checked all damp rids. All ceiling fans are on. Storm shutters on lanai are closed.
6/1/23: Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running. Sink can wait to be repaired. Storm shutters on lanai are closed.
6/1/23: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived. Will contact the client.
6/1/23: Construction has not started on the roof of the building yet. Made sure the water heater, range & ice maker were off. Portable dehumidifier upstairs read 51. Plants on front porch appear to be healthy. All storm shutters are closed & partially cracked for ventilation.
