Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/17/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. The storm damaged roof shingles & siding on the right side of the house have not been replaced yet. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.
1/16/23: All the storm damaged roof tiles appear to have been replaced since the last service call see photos below. The pool cage & screens have been repaired since the last service call see photos below. The tires on the vehicle were starting to get low from cooler outside temperatures. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator. The humidity level was back under 60% inside the residence. Keypad on front door is still not working. Made sure the garage overhead door was closed when leaving. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. The old water stain on the kitchen ceiling has not changed in appearance. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/16/23: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 75 for now to save energy. The damaged garage ceiling has not been repaired yet. Light pole in front yard is damaged. Attic soffit vent screens are damaged. Damaged screen on lanai. Large step crack in concrete wall on back of house inside the lanai. Soffit damage on the left side of the garage overhead door. Water stains on all bedroom ceilings have not changed in appearance. Previous water intrusion’s through some of the living room windows. Carpet was still dry underneath the windows.
1/16/23: Made sure the water heater was off. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged.

1/16/23: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The previous water intrusion inside the residence appeared to be dry. Wood privacy fence is damaged. Water appears to have risen several inches throughout the property during the storm & has entered the lanai & parts of the residence. Weeds & grass are starting to grow in the shells & rocks. The tarp covering the boat is dry rotted & starting to deteriorate. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
1/16/23: Drive by. Opened up the residence for clients return. Turned on the water heater, refrigerator, ice maker & left several lights on. Put the keys in the lockbox & left the water main on when leaving.
1/16/23: Brought in two pieces of mail see photo below. The heat setting on the ac thermostat has been turned on. The water stains on the kitchen, foyer & guest bedroom hallway ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch.
1/13/23: Monitoring the previous water intrusion through the master bedroom window. Carpet was still dry underneath the window.
1/13/23: Photo below of insurance adjuster information left on the kitchen counter. The tires on the mini van were starting to get low again. I inflated them to the manufacturer specifications using my cordless inflator. The inside of the residence had a slight musty smell when i arrived. Garbage disposal is seized. Monitoring previous water intrusion through master bedroom window. Carpet was still dry underneath window.
1/13/23: The guest bathroom toilet fill valve is tagged for not working correctly. Monitoring all previous water stains on the ceilings closely.
1/13/23: Swept up another large pile of dead ants from the living room floor. Lanai screen door is damaged. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
1/13/23: Inflated the car tires to the manufacturer specifications using my cordless inflator. Removed a Signature pest sign dated 1/12 from the front yard. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
1/12/23: I kept the thermostat at 76° based on the temperature outside and the future weather forecast. Photo below of a flyer that was tucked in the jamb of the door.
1/12/23: The dehumidifier read 45. I poured vinegar down the HVAC condensate tube I then chased it with water.
1/12/23: Visual check of the car, battery maintainer lights were on. The bedroom outer wall still has 2 foot high of the drywall removed.
1/12/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. When I turned the water on both valves for the washer hot and cold we're open they shot water 6-7 feet into the air and 15 feet down the hallway all the way to the the den is. Water went into the second bedroom about 2 inches on the carpet and it took me quite a while to mop up and clean up the carpet, bathroom, hall and utility room.
1/12/23: As mentioned in the last service call report we are out of vinegar to pour down the HVAC condensate tube.
1/12/23: A stack of new drywall sheets & a package of insulation have been placed inside the residence since the last service call see photos below. Almost the entire inside of the residence is gutted from remediation. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
1/12/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
1/12/23: Turned the ac thermostat off for now to save energy. The humidity level is currently well below 60% inside the residence. Current dehumidification equipment may keep the humidity level below 60% inside the residence without the aid of the air conditioner. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. There was remediation equipment still running inside the residence. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to locate the mailbox key. Was unable to run water inside the residence per management. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
1/12/23: The roof has been repaired & the tree has been removed from the side of the house since the last service call see photos below. Faint water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely.
1/11/23: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/11/23: Pool pump draws from the bottom drain per client.
1/11/23: I watered 3 plants on the lanai based on the moisture meter results. I poured vinegar down the HVAC condensate tube then chased by water. One plants on the lanai just isn’t going to make it, photo below. It’s been look a bit peaked the last service call I gave it just a tiny bit of water last week as it was showing about what you see in the photo this week but it looked dry so I’m not sure what’s going on.
