Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/11/23: I poured vinegar down the HVAC condensate tube then chased with water.
1/11/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
1/11/23: Home under renovation from flood damage. The master bath toilet tank is leaking very slightly but it doesn’t matter because the tank valve is turned off. Sent photo of garage door model, pool pavers and a video of the pool pump to client via text.
1/11/23: Poured 2oz of bleach in each toilet.
1/11/23: The MB toilet runs continuously ever so slightly so I shut it off at the valve.
1/11/23: Some roof tile damage, I assumed was from hurricane Ian, photos below. There are about a half a dozen roof tile laying around the house in various spots and several loose tiles on the roof. The water main valve was on upon arrival. The water heater and range circuit breakers were on I turned them off and marked them for future reference. Photo below of pre-existing staining in guest bathroom for baseline use. I set the humidistat to 50 and the thermostat to 72° the next time and in there hopefully they’ll be a little bit warmer outside so we can see how that does with the humidity. Humidity today was just perfect.
1/11/23: The master bathroom sink closest to the toilet has very little water flow. I found no pest or evidence of pest upstairs in the attic. The very same section of the child safety gate around the pool was not latched again, I latched it. The water main valve was on when I arrived.
1/10/23: The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
1/10/23: Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
1/10/23: Drive by. Put both empty garbage cans back inside the garage. Made sure the garage overhead door was closed when leaving.
1/10/23: Monitoring the water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Garage overhead door is damaged by flying debris.
1/10/23: Brought in a box of cordial cherries with a lottery ticket taped to it that was laying by the front door when I arrived see photo below. I put the box of cherries in the kitchen food pantry. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room & guest bedroom.
1/10/23: Monitoring the water stains on the dining room ceiling closely. Checked all damp rid bags. Watered the two plants inside by the front door. Monitoring the new sections of sod throughout the lawn. The roof is tarped in several locations. Soffits damaged in several locations around the residence. Railing by pool is damaged. Visual check of the truck. Visual check of the boat photo below. Left the water main on when leaving.
1/10/23: The back flow preventer was not leaking when I arrived & was not leaking when leaving the residence. Will continue to monitor closely. Several full lawn refuse bags have been placed on the right side of the house since the last service call photo below. The garbage cans on the side of the house have garbage bags in them. All previous water stains on ceilings have not changed in appearance. Soffit damage on front left side of house. Pool cage screens torn. Water stain on front guest bedroom ceiling above tv. Really small water stain on utility room ceiling. Mesh storm shutters are closed. Irrigation system is on. Pool is temporarily covered.
1/8/23: Drive by. Put both garbage cans down by the street for collection. Made sure the garage overhead door was closed when leaving.
1/6/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
1/6/23: The neighbor has placed some furniture inside the residence see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly. Drywall removed from the ceiling & walls in the dining room & living room. Drywall & flooring removed from the ceiling & walls in the master bedroom. All ceilings are temporarily covered in plastic. Damaged skylights are boarded up. Water stain on utility closet wall. Carpets removed from stairs. Drywall & flooring removed from both upstairs bedrooms & the hallway. Lanai panels are damaged & the flooring is removed. Put the key back in the lockbox when leaving.
1/6/23: The humidity level was back under 60% the residence after making the last adjustment. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large section of ceiling removed from the living room ceiling & covered with plastic. Small section of ceiling removed from kitchen ceiling & covered with plastic. Water stains on master bedroom ceiling. Lanai screens & panels damaged. Large section of drywall removed from the upstairs front guest bedroom & covered with plastic. Large sections of drywall have been removed from the ceiling & wall in the upstairs back guest bedroom & covered with plastic.
1/6/23: The humidity level was back under 60% inside the residence. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Monitoring the faint water stains on the master bedroom ceiling closely. Screen damaged on lanai. Roof of building is tarped.
1/6/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Tiles missing & damaged on roof. Soffits damaged & missing on left & right side of house. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/6/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. The roof is tarped in several locations. Sections of drywall removed from the living room ceiling & wall. Sections of baseboards & drywall removed in the den. Sections of drywall have been removed from the master bedroom ceiling & wall. Pool cage & screens damaged. All storm shutters are off.
1/5/23: There is a small water stain behind the back master bedroom closet ceiling light which is currently dry to the touch see photo below. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
1/5/23: Brought in one piece of mail see photo below. Mold is starting to set up on the car seats again. The inside of the residence has not changed in appearance since the last service call. Section of ceiling removed from guest bathroom ceiling & covered with plastic. Front porch screen door is damaged. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
1/5/23: The heat setting on the thermostat is on. There are some perishable food items inside the refrigerator. All storm shutters are closed.
1/5/23: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The drywall repair underneath the dining room windows has not changed in appearance since the last service call. Front porch screen door is damaged. One shutter on lanai is damaged. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
