Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,794 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/22/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. Pest control sign dated 6/12/23 pulled and disposed of.
6/22/23: Mini fridge was on & cold. All storm shutters are closed.
6/22/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. Sprayed weeds on lanai/pool area. Pulled a Turner pest control sign from the front yard dated 6/19/23
6/22/23: Current photos of inside the residence below. I did not see any water intrusions inside the residence. Will continue to monitor closely. A large piece of installation has fallen down inside the attic most likely caused from vibration of the new roof construction see photo below. The new roof appears almost completed. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Front porch screens are damaged & waiting to be replaced.
6/22/23: The new roof appears almost completed. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well. Water was off in #603.
6/22/23: The new roof appears almost completed. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Front porch screen cage is damaged & waiting to be replaced. Storm shutters on lanai are closed.
6/22/23: Went to the residence to perform an inspection but the passcode would not work on the front door keypad when I arrived & I was unable to enter the residence. Will contact the client & advise them of the situation.
6/22/23: Used the last of the vinegar during today’s service call. A new ac condensate drain line cleaner product called Nuline is recommended. A section of screen on the front porch is starting to detach from the top. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
6/21/23: Drive by. Put a key to the residence in the lockbox on the garage storage room door for the painters. I tested the key before putting it in the lockbox.
6/21/23: Brought in four pieces of mail & a package that was by the front door see photos below. The pool pump was on & running when I arrived. Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 80 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There are large brown spots in several areas of the lawn. Irrigation system is in the off position. There is soffit damage on the left & back sides of the house. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
6/20/23: Drive by. Brought in two pieces of mail see photo below. Made sure the alarm was activated & everything was locked up when leaving.
6/20/23: Brought in one piece of mail see photo below. All storm shutters are currently off & open.
6/20/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
6/20/23: A section of metal facia several feet long has fallen from the back right corner of the house. The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
6/20/23: There is a large section of drywall removed from the living room ceiling waiting to be repaired. Water damage in master bedroom closet waiting to be repaired. Mini fridge on lanai is off & door open.
6/20/23: A animal is digging large holes in all the landscape beds. There is excessive browning throughout the lawn. The irrigation timer is currently off. Mini fridge in dining room is off & door open. The doors on storage shed on the left side of the house are unlocked. Visual check of the boat photo below.
6/20/23: I watered 5 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. The thermostat was set to off upon arrival. I turned the system back on and after several minutes it began to cool. MB vent temp was last reading 66.9°. The inside humidity had been reduced by 2.5% when I left. Last reading was 62%.
6/20/23: Brought in one piece of mail see photo below. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
6/20/23: The palm trees were wet from recent rains. Turned the water main off to the house only when leaving.
6/20/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard, photos below.
6/20/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. Turning off eco mode on the thermostat is recommended. Ran the hose in the pool during the service call to help offset evaporation. All of the irrigation sprinklers are still marked with flags.
6/20/23: The browning in your yard is about the same. No tripped circuit breakers today.
6/20/23: Brought in a notice from the Charlotte county property appraiser office that was on the front door when i arrived see photo below. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
6/20/23: I poured vinegar down the HVAC condensate tube then chased with water.
6/20/23: There is a section of metal facia starting to fall out on the right side of the house above the ac condenser see photos below. Monitoring all previous water stains on the ceilings closely. There is a section of metal facia several feet long missing from the back left corner of the house.
