Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!

1/19/23: The master bedroom hallway light was on when I arrived. I turned it off before leaving. The small water stain on the master bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
1/19/23: Faint water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely.
1/19/23: Drive by. New roof installation photos below. The new roof appears to be complete. There appears to be a large dip in the roof on the middle of the right side of the house by the plumbing vent stack see photo below. The dumpster full of debris in the driveway still needs to be collected.
1/18/23: Drive by. New roof installation progress photos below. The back & sides of the house have been completed so far. The pool is clean & the air conditioner is in good condition. The supervisor stated that the roof might be completed by the end of today & that he would make sure to send photos & contact the client.
1/18/23: Pool pump draws from the bottom drain per client. I am leaving the water main valve on for the gas arriving in two days. I walked the house twice to make sure that all of the tub sinks and toilets were not running. I swept the high traffic areas. I cleaned off the pool deck and the sidewalk leading to the pool deck. I turned on all of the circuit breakers that were turned off. Including the hot water heater and I waited for the water to begin to get hot to ensure it was working. I move the thermostat down to 74° in the event the weather heats up before they arrive so the home will be cool for them pool. Pool level is about 1/3 of the skimmer port.
1/18/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. The ceiling lights in the front bedroom and the master bedroom we’re on, this generally happens when there’s a power failure or lightning strike. I turned them both off. Photo below of the front of the refrigerator in the garage it appears we have some mildew starting on the stainless steel. The valve controlling the water timer for the pool fill needs a new washer it was leaking badly for however long it’s been on I shut the valve off photo below. If you have a higher than usual water bill that may be the culprit, I would call my pool company to make sure they have a new washer installed.
1/18/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. I turned all the circuit breakers that were off on with the exception of the refrigerator per client. I am also leaving the water main on as well. The dishwasher circuit breaker is on however it is unplugged under the sink and the homeowner told me via phone that the water valve is off as well. I walked the house twice to make sure that no water was running in the tubs the sinks or the toilets since we’re leaving the water main on. I ran the water exceptionally long especially through the hot water lines to flush the stagnant water from the water heater. I tested the water on the hot side it is getting warm. I ran the hot water lines longer as they seemed to have more air in them.
1/18/23: I poured vinegar down the HVAC condensate tube then chased with water.
1/18/23: I started the car and let it idle during the service call.
1/18/23: Home under renovation from flood damage. The master bath toilet tank is leaking very slightly but it shouldn’t matter because the tank valve is turned off. Some weeds growing in the cracks of the pavers, photo below. No difference in the sound of the pool pump.
1/18/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Photos of weeds below BC I’m not sure if your lawn company is responsible for pulling/spraying. Photo below of side fruit tree that has lost half its leaves.
1/18/23: No charge drive by. Put the lockbox with the key to the residence inside back on the front door for contractor access. The babes plumber was already inside the residence when I arrived. Photo of the new light pole in the front yard.
1/18/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The right kitchen sink trap is leaking at the metal sink nut, photo below. Photo below of fresh digging in the hole out front and right of the door near the garage.
1/17/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/17/23: There appears to have been new gutters & downspouts installed recently around the residence see photos below. Privacy fence in backyard has been taken down. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
1/17/23: The roof of the building is tarped. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
1/17/23: Brought in two pieces of mail see photo below. Brought in four packages that were laying by the front door see photos below. Put both empty garbage cans back inside the garage. The pool water level was slightly low from evaporation when i arrived. I ran the hose in it during the entire service call to help keep the water level up. The pool company arrived to service the pool as I was leaving. There is light showing through the ceiling above the left side of the garage overhead door. Monitoring all previous water stains on the ceilings throughout the residence. Master bedroom closet door is locked. Garage side entry door is difficult to open.
1/17/23: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. Remodel progress photos below. The refrigerator was plugged in but felt warm inside when I arrived. I unplugged it & opened the doors for now to prevent odors from building up. I was unable to run water in the kitchen & guest bathroom as they are currently under construction. I put the bag of coins on the guest bedroom dresser into the dresser drawer below it for safe keeping photo below. There are several items being stored in the master bedroom. All of flooring has been removed throughout the residence. The door between the garage & home has been temporarily removed. Mini fridge in living room was on & cold. I was unable to access the breaker panel as the whole home surge protector appears to have been installed directly underneath the lid to the breaker panel preventing it from being opened correctly. Client advised breaker panel lid has to be unscrewed to open. The dock has not been repaired yet. Made sure the garage overhead door was closed when leaving.
1/17/23: Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
1/17/23: Drive by. Roof replacement progress photos below. The pool was covered so no debris could fall into the pool. I met with the supervisor of the project who stated he was fine & did not need anything. He stated he will be communicating & be providing photos for the client as well.
1/17/23: Removed an undated Massey pest sign from the front yard. A new fence has been installed in the front yard since the last service call see photos below. A section of the fence appears to need repair on the right end of the fence see photos below. Brought in one piece of mail photo below. Made sure the water heater, oven & ice maker were off. Dock construction progress photos below. Soffits damaged in several locations around the house. Monitoring all windows with previous water intrusion’s closely. One of the pool cage screens is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool.
1/17/23: The palm tree that was leaning towards the pool cage has been straightened since the last service call see photo below. The shed door is unlocked. A new door frame has been installed around the garage side entry door to replace the old rotted door frame see photos below. Photo of current new front door & new door frame progress that was installed recently. Brought in two pieces of mail photo below. The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall. It will require a new electrical outlet. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. Right side pool cage screen door is damaged.
1/17/23: Current photos of all the rooms inside the residence. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all three plants with the water bottles provided. Put the keys back in the lockbox when leaving.
1/17/23: The roofing company was at the residence replacing the roof when I arrived see photos below. A Charlotte county inspector arrived to check the roof as I was leaving. Several sinkholes forming along seawall by dock.
1/17/23: Kelly with All weather tite roofing was at the residence when I arrived photo below. Kelly stated that the tarp on the roof is most likely starting to dry rot in areas causing it to leak. I did not see any standing water inside the residence in the areas indicated & appears to have already dried. I made sure everything was locked up when leaving. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. The roof is damaged & tarped. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
