Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,393 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/10/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/9/23: Adding service call photos.
6/9/23: Special service call requested. Photo of the front of the house below. The entire inside of the residence has been gutted for remediation & new drywall is being installed see photos below. The ac system is currently off & the thermostat removed from the wall. All of the internet equipment was unplugged. I plugged it all back in restoring power to the internet equipment. Sections of soffits are missing on the house & shed. All storm shutter panels are on. Wood privacy fence is missing. I turned the water main off when leaving for now as all of the plumbing has been disconnected throughout the residence.
6/9/23: Water damaged ceiling’s & walls in the living room, master bedroom & lanai storage room are waiting to be replaced. Watered the plant in the kitchen.
6/9/23: Sections of drywall still removed from living room & kitchen ceilings. Sections of drywall still removed from both upstairs bedrooms. Water stains on master bedroom ceiling. Lanai & storage room damaged.
6/9/23: The front door was unlocked when i arrived for Grand aire services to repair the ac system. Grand aire arrived while I was leaving the residence. The ac system is still off due to a return vent being covered over with drywall. The drywall has been removed from over the ac return vent since the last service call see photo below. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
6/9/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
6/9/23: The water main to the home was on upon arrival. I turned it off upon departure. The automatic pool cleaner was working properly and not hung up. Brought in several sales flyers from the mailbox. I checked the small storage room of the pool. There is now a car in the garage with a cover. The lawn has some browning of the lawn photos below. The pool is exceptionally clear and blue. The water main was on upon arrival again.
6/9/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
6/9/23: Poured bleach down the HVAC condensate tube as requested.
6/9/23: Made sure the water heater & range were off. The water was coming out orange with sand in it through all the faucets, fixtures & toilets see photo below. I ran the water for over 20mins but it would not clear up. There appears to be a breach in the water main. Will contact the client & advise them of the situation. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/9/23: Made sure the water heater, range & ice maker were off.
6/9/23: The humidity is good now shouldn’t have any more issues.
6/9/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/9/23: Made sure the water heater & range were off. There was a package in the foyer when I arrived see photo below. Found the left side front guest bedroom window unlocked & locked it. All of the guest bedroom windows are missing screens. One of the lanai screens appears to have a small tear in it. Ac system was recently serviced.
6/9/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside. Some browning in the back yard, photo below.
6/9/23: The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Put the car keys back inside the storage room & made sure the doors were locked.
6/9/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds. Lawn is browning in the back yard and some bushes have been trimmed down to wood limbs, photos below.
6/9/23: Made sure the water heater, range & ice maker were off. Wine cooler in dining room read 16. New roof on building appears to be complete.
6/9/23: The living room smoke detector is beeping again? The browning of the grass is about the same, photos below. Pulled pest control sign from the front lawn dated 6/7.
6/9/23: New roof construction progress photo below. The casing has been removed from the inside of the front door since the last service call see photos below. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
6/9/23: The ac system was off & the thermostat had a blank screen when i arrived. I could not get it to turn on & did not find any tripped breakers. Will contact the client & advise them of the situation. The casing around the inside of the front door has been removed see photo below. New roof construction progress photo below. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed.
6/9/23: The garage overhead door was open & the painters were at the residence painting on the lanai when I arrived. All of the large cracks that were in the stucco around the residence have been filled & the exterior of the house is almost finished being painted. The painter stated that some of the gutter downspouts appear to be clogged underground when it’s raining. Monitoring all previous water stains on the ceilings closely. Pool cage is damaged & waiting to be repaired. All storm shutters are currently open & water main is on for the painters.
6/9/23: There are numerous tree frogs living inside the mailbox. The mailbox appears to have too many large openings throughout allowing access. Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
6/9/23: The ac system was off & the they had a blank screen when i arrived see photo below. I could not get the ac to turn on & did not find any tripped breakers. Will contact the client & advise them of the situation. A section of soffits has fallen out on the right side of the house see photo below. Bags of landscaping debris has been put inside the garage since the last service call photo below. There is a section of soffits on the left side of the house starting to fall out above the ac condenser. The exterior electrical outlet on the left side of the house by the ac condenser is excessively corroded. A new electrical outlet will be required. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are currently open.
