Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,482 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/5/23: Drive by. Put both garbage cans down by the street for collection. Made sure the garage door was closed when leaving.3/3/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
3/3/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. Water stains on master bedroom ceiling. Skylights removed & covered. Lanai panels damaged.
3/2/23: The front porch screen door has been put back on since the last service call see photo below. The small water stain on the master bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Front porch screen door is damaged. All storm shutters on the lanai are closed.
3/2/23: Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Air dryer by fireplace was on. All storm shutters are closed.
3/2/23: The humidity level was under 60% inside the residence again. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
3/2/23: New garage overhead doors have been delivered since the last service call see photo below. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
3/2/23: There was a contractor delivering the new garage overhead door when I arrived see photos below. The water main & several lights were on when I arrived. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The downstairs guest bathroom sink cold side water supply valve is tagged for leaking underneath the sink when water is running. I did not see any standing water inside the residence.
3/2/23: Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well.
3/2/23: The front door handle only was unlocked when I arrived. The baseboard’s by the front door have been caulked since the last service call see photo below. A section of screen on the front porch is starting to detach from the top see photos below. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
3/1/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. I turned the pool heater and spa heater off.
3/1/23: I watered 5 plants out on the pool deck. I watered one plant by the sofa and the plant in the front entrance .The plant in the shower and all the plants behind the hurricane shutter did not require water. The pool level is 1/3 the skimmer port.
3/1/23: I poured vinegar down the HVAC condensate tube then chased with water.
3/1/23: I started the car and let it idle during the service call. I moved the thermostat down 1° to help mitigate the slightly high humidity.
3/1/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top.
2/28/23: Shed door is unlocked. The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall. It will require a new electrical outlet. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. Right side pool cage screen door is damaged.
2/28/23: There was a wicker basket in the driveway when i arrived photo below. Made sure the water heater was off. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all the potted plants with the water bottles provided. Put the keys back in the lockbox when leaving.
2/28/23: Made sure the water heater, range & ice maker were off. There is a perishable food item inside the refrigerator see photo below. Client advised the sinkholes along the seawall are going to be addressed.
2/28/23: The dry rotted tarps on the roof are now excessively torn in several locations see photo below. I did not see any standing water inside the residence during today’s service call. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. There were duck droppings on the dock. All storm shutter panels are up.
2/28/23: The humidity level was still under 60% inside the residence when i arrived. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The damaged garage side entry door needs to be temporarily covered or replaced. The roof is tarped. Garage overhead door is damaged. Garage side entry door damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
2/28/23: A section of siding is starting to come loose on the back left side of the house see photos below. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. The storm damaged roof shingles & siding on the right side of the house have not been replaced yet. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.
2/27/23: There was a package belonging to the neighbors inside the front door when I arrived see photo below. I put the package by the neighbors front door. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 73 for now to save energy. Will continue to monitor closely & adjust accordingly. Removed the lockbox from the front door when leaving. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Two large step cracks in concrete wall on back of house.
2/27/23: Brought in one piece of mail see photo below. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
2/24/23: Vacuumed dead bugs & cobwebs off the baseboards, floors, & sliding glass door tracks. Swept off the front porch. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
2/23/23: The inside of the residence has not changed in appearance since the last service call. The construction workers have temporarily turned power to the ac system off. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
