Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/16/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The right kitchen sink trap is leaking at the metal sink nut, photo below.
2/16/23: The inside of the residence has been cleaned & all of the furniture put back in place since the last service call see photos below. Found the upstairs window open & closed it. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The downstairs guest bathroom sink cold side water supply valve is tagged for leaking underneath the sink when water is running. I did not see any standing water inside the residence.
2/16/23: The front lawn is brown compared to both neighbors on the left or right , photo below. I checked the irrigation timer box it had power. The flowers in the kitchen are beginning to die, photo below. I discarded the dead pedals. The AC cycled while I was here. Based on the current weather pattern and the humidity readings I suggest we keep the thermostat set to 74°.
2/16/23: The wall by the front door has been repaired since the last service call see photo below. The baseboards appear to still need some caulk. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. A section of the front porch floor is damaged & the screen door is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
2/16/23: Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well.
2/16/23: All of the previous water stains on the ceilings have been painted since the last service call.
2/14/23: The damaged white privacy fence in the backyard has been replaced since the last service call see photo below. Brought in a notice from FPL see photo below. Shed roof is damaged. Lanai is damaged. Water stains on ceiling above kitchen sink have not changed in appearance. Water stains on master bedroom & bathroom ceilings have not changed in appearance. Small water stains on guest bathroom ceiling have not changed in appearance.
2/14/23: Brought in three pieces of mail see photos below. Left the mail at the residence for clients return. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai is completely destroyed. The lawn mower is still secured to something in the lanai debris & covered up. Soffit & gutter downspout damage on front & left side of house. Exterior security cameras are damaged. Monitoring the previous water intrusion through the living room window closely.
2/14/23: Shed door is unlocked. The exterior electrical outlet on the right side of the garage is severely corroded and has fallen from the wall. It will require a new electrical outlet. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling. Right side pool cage screen door is damaged.
2/14/23: Additional service call photos.
2/14/23: Photos of the torn roof tarps below. I did not see any standing water inside the residence during today’s service call. Current photo of inside the laundry room below. The humidistat is tagged for not working. Did not change any settings on the thermostat per the client. The alarm system was deactivated when i arrived. The county appears to be addressing the sinkhole caused by the damaged storm drain. Soffit & facia damaged in several locations around residence. Carport damaged. Lanai is damaged & torn screens. Some of the landscaping is damaged trees etc. Ceilings & walls gutted throughout the residence from water damage. Portable fans are placed throughout the residence & the ceiling fans are on. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
2/14/23: A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. The storm damaged roof shingles & siding on the right side of the house have not been replaced yet. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.
2/14/23: Drive by. Put both empty garbage cans back inside the garage.
2/13/23: Drive by. Brought in a package that was laying by the front door when I arrived see photo below. I put the package in the kitchen cabinet above the refrigerator for now. Turned on the water main, water heater, ice maker, range & left a light on in the living room for guest arrival. One of the lights on the lanai by the master bedroom sliding glass doors was on & flickering. I replaced it with a light bulb provided in the utility room cabinets for now. Activated the alarm & made sure everything was locked up when leaving. 8:45pm-9:45pm.
2/13/23: Brought in two pieces of mail see photo below. The ceilings in all of the bedrooms & garage have been painted since the last service call see photos below. Photos below of the new kitchen sink faucet & the master bathroom shower hardware. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Two large step cracks in concrete wall on back of house. Put the key back inside the lockbox when leaving.
2/13/23: The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon see photos below. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged.
2/10/23: The lanai screen door has been repaired since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Small section of soffits pushed up on the right side of the lanai. Front porch floor tiles are loose. Drywall joints are showing on the ceilings throughout the residence. Water stain on living room ceiling above the sliding glass doors. Crack in drywall underneath window in master bedroom. Water stains on master bathroom ceiling & guest bathroom ceilings.
2/9/23: Removed the dirty reusable ac air filter & rinsed it out downstairs with the garden hose. I shook it out & left it in the sun on the front porch to dry while driving the vehicle several miles to fully charge the hybrid battery. I replaced the air filter after it was dry before & after photos below. I also measured the ac return vent at 24”x24” so it may be possible have a pleated air filter installed. I also did not find any standing water anywhere in or around the air conditioner in the attic. Client advised the neighbors below the residence were hearing a buzzing sound possibly from the ac system. I talked to the neighbors & did find the ac condenser outside making an intermittent buzzing sound but was still working. The ac technician with Abel air conditioning arrived while I was at the residence and started inspecting the ac system. Will contact the client & advise them of the situation.
2/9/23: New drywall has been installed on the front of the garage storage room see photos below. The front door was unlocked again when i arrived. Remediation progress photos below. The construction workers have temporarily turned power to the ac system off. Damaged garage overhead door has not been replaced yet. Surge water from the storm appears to have risen several inches in the garage storage room. Sections of drywall have been cut out of the garage storage room. Put the key back in the lockbox when leaving.
2/9/23: Checked the water pan in the ac return vent.
2/9/23: The humidity level was below 60% inside the residence with the dehumidification equipment running only. Will continue to monitor closely. The ac air filter will need to be replaced when the ac gets turned back on size 16x20x1. The inside of the residence has not changed in appearance since the last service call. There was remediation equipment still running inside the residence. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
2/9/23: Faint water stains on the kitchen, dining room, living room & lanai ceilings have not changed in appearance since the last service call. Will continue to monitor closely.
2/7/23: Pool pump draws from the bottom drain per client. I turned the water heater and range circuit breakers off. The thermostat was already set to 78° which is good. The water main valve was off upon arrival and off upon departure. When I first open the front door I smelled engine fumes so I opened up the back sliders and the garage doors to ventilate those smells. This probably occurred when the Postrio cleaning company ran their hose through the front door to clean the upholstery and we’re running the gasoline pump motor in their trailer or vehicle. The fumes were just being sucked back unfortunately into the house. All the doors to the bedrooms and bathrooms were closed I opened them so that we would get better air circulation going forward.
2/7/23: The master bathroom sink closest to the toilet has very little water flow. I found no pest or evidence of pest upstairs in the attic. The very same section of the child safety gate around the pool was not latched again, I latched it. Some weeds growing in the cracks of the pool pavers. Brown spots in the front yard, photo below.
2/7/23: I poured vinegar down the HVAC condensate tube then chased with water.
