Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,394 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/14/23: Photos of the lawn browning below.
6/14/23: Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
6/14/23: Photos of browning in the yard below.
6/14/23: Swept dead millipede worms off the front porch. Monitoring the water damage on the dining room ceiling closely. There was currently no water in the small plastic pool below the water damaged area. The paint is peeling off the wall in the guest bathroom sun light. Roof is patched in several areas for leaks. Monitoring all previous water stains on ceilings closely. Turned the water main off to the house only when leaving.
6/14/23: Poured vinegar down the HVAC condensate tube chased by water. Some browning in the yard photos below.
6/14/23: Removed the package containing the prescription from the residence & will be bringing it to the post office for forwarding to the address provided. There is still some browning throughout the entire lawn. Irrigation system light was blue.
6/14/23: The portable dehumidifier in the garage was off & the bucket was full when i arrived. I found the drain hose clogged with algae. I cleaned out the hose with bleach & emptied the water bucket enabling the dehumidifier to turn back on. The pool water level was back up to the optimal level of half the top skimmer port. I ran the hose in the pool during the entire service call to help offset evaporation. There are several brown spots in the lawn. Vacant lot is being maintained. Storm shutter panels are on over the master bedroom lanai door. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked.
6/14/23: A section of the child safety gate around the pool was not latched again, I latched it. The weeds growing in the cracks of the pool area have begun to grow again.
6/14/23: Made sure the water heater & range were off. Made sure the batteries were removed from all remotes. Lanai screen door is locked. All storm shutter panels are up. Water main is inside garage inaccessible to construction workers.
6/14/23: Watered 5 plants out back on the pool deck and 2 out front. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. Permit packet to remain out front per client. The water main was on upon arrival. Some debris at the bottom of the pool and a few areas around the water line need scrubbing. 6/14/23: The cover is broken on the exterior electrical outlet on the right side of the house. Checked all damp rid bags. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked.
6/14/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
6/14/23: Mini fridge in living room is off & door propped open.
6/14/23: Checked all damp rid bags. All damp rid bags were throughout the residence were full & had to be replaced using the replacement damp rid bags provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/14/23: Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
6/14/23: Made sure the water heater & range were off. Right side pool cage door is locked. All storm shutters are on.
6/13/23: Brought in two pieces of mail with a stack of sales flyers see photo below. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance. All storm shutter panels are on.
6/13/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
6/13/23: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client. Damaged roof, soffits & facia of the building are still waiting to be replaced/repaired.
6/13/23: Contractor access. Met with Anthony from A++proformance plumbing & let him into the residence to repair the leaky copper plumbing above the water heater see photos below. I stayed with Anthony until he was finished & made sure the repair was complete. I ran the hose in the pool whenever I could to help offset evaporation. Made sure everything was locked up & the water main was back on when leaving. 12pm-3pm.
6/13/23: I watered 6 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. The water main was on upon arrival, off upon departure. I closed the Pentair box just right of the pool equipment on the side of the house, photo below. If you watch the cameras you’ll notice I was very cautious around the plants in front of the Pentair box as these plants are like poison ivy to me. If they were much taller or thicker toward the wall I would have to decline closing the box.
6/13/23: The parking lot of the building is still temporarily blocked off for new roof construction. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
6/13/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is at the top of the skimmer port and auto water fill is installed, photo below. Pump was still off so I turned it back on after discussing with the homeowner. ?
6/13/23: The ac system was off & the thermostat had a blank screen when i arrived. I reset the breakers restoring power to the thermostat. The ac came back on & started blowing cold air through the vents. The ac was running & the thermostat was back on when leaving. The parking lot of the building is still temporarily blocked off for new roof construction. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
6/13/23: Sprayed two wasps nest on the underside of the exterior ceiling near the front door. Some browning of the front lawn, photo below.
