Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,395 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/15/23: A section of drywall has been cut out of the water damaged ceiling in the downstairs guest bedroom since the last service call see photo below. New roof construction progress photos below. Wine cooler in dining room read 54/46. The upstairs tv room & several stairs are missing carpet. Storm shutters on lanai are closed.
6/15/23: Poured 2oz of bleach in each toilet.
6/15/23: New roof construction progress photo below. The inside of the residence appears to have been cleaned since the last service call. The humidity level was well below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly.
6/15/23: The guest bathroom with the shower cannot run the shower as there is cellophane over the drain. The half bath sink stopper is broken and won’t come out so I can’t run that sink.
6/15/23: New roof construction progress photos below. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 55. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
6/15/23: New roof construction progress photos below. Front door storm shutter key is in the lock. Water was off in 2004.
6/15/23: The pool was about a third of the skimmer port, so I ran water in it while I was here as a bit of insurance. The light that I discussed with you last service call has a switch on the bottom, but I cannot move it to the off position. I could try to force it but I don’t want to break it. Humidity inside was in very good shape so much so that even 78° would be something to consider but I’d left it at 77°.
6/15/23: New roof construction progress photos below. The humidity level was well under 60% inside the residence when I arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
6/15/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. The water heater is off at the switch next tot the tank. The humidity is good so I moved the thermostat back 1 degree from 77 to 78.
6/15/23: The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. Broken window in front guest bedroom is broken & waiting to be replaced. Ceiling fan is on. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
6/15/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
6/15/23: The dehumidifier read 42. I poured vinegar down the HVAC condensate tube I then chased it with water.
6/15/23: There has been some work conducted around the base of the pool since the last service call see photos below. Removed a trugreen sign from the front yard. Brought in two pieces of mail & a trugreen service slip see photos below. Removed a live tree frog from the bowl of the guest bathroom toilet. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
6/15/23: The ac system was back on & appeared to be working correctly again. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
6/15/23: The garbage disposal was seized when i arrived. I was able to free it using a disposal hex key. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter on 7/1. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving.
6/14/23: Drive by. Brought the package with the prescription to the post office for forwarding. Photo of the receipt with tracking number below.
6/14/23: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 75 for now to save energy. Monitoring the old water stains on the master bedroom ceiling & the master bathroom linen closet ceiling closely. Monitoring the previous water intrusions through the master bedroom windows closely. Carpet was dry underneath the windows. Storm damaged garage overhead door has not been replaced yet.
6/14/23: Poured a measured bottle of vinegar down the HVAC condensate line. Fresh armadillo hole dug behind and under the exterior AC pad, photo below.
6/14/23: Brought in the package & one piece of mail see photos below. Photos of all the ceilings below.
6/14/23: Pulled the largest weeds on the lanai. The pool was very low so I started filling it and have another house to do and will return to shut the water off.
6/14/23: The humidity level was back under 60% inside the residence. I raised the humidistat back up to 55% to save energy. Will continue to monitor closely & adjust accordingly. The garbage can inside the garage was full of landscaping debris photo below. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
6/14/23: The pool was very low so I turned on the water meter valve. I will let it run while I do the remaining homes then come back to shut the water off. Some browning in the yard photos below. Some damage to the baseboards under the windows in the dining room, photos below.
6/14/23: Mesh storm shutters are closed. Irrigation system is on. Client advised the water stains on the ceilings have been inspected & the brown spot in the lawn is being addressed.
6/14/23: The recirculating water heater control was running when I walked into the garage. There is no need for it while you are not here so I unplugged it.
6/14/23: The browning of the yard is about the same as last service call, photos below. The pool level was about 1/3 off the skimmer port so I turned the water valve on to run water in the pool for 120 minutes. The bugs near the slider are the same but still I saw no live bugs inside the home.
