Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,395 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/15/23: Pool house temperature is 79.4 and humidity is 41.1%. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running.
6/15/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube then chased with water.
6/15/23: When I arrival I noticed that it was fairly cool inside so I went to the thermostat which read 76° and it was set at 76° as I had discussed with you last time I was here. Theoretically the humiditstat should never let it get that cool in here after it removes the humidity it should shut down. The humidity inside was 46.2% and the humiditstat was set at 55 so it should never have been that low nor that cold. I’m not completely convinced that the thermostat and or the humidistat are calibrated incorrectly. To that end, I moved the humiditstat to 60 and the thermostat to 78° and will see it what it’s like next time I come. The humidity in the far outside area next to the windows is 44.1% in the temperature was 82.3°.
6/15/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube then chased with water. The humidity is at the limits off what I like to see but still under 60%.
6/15/23: The water main valve was only partially closed upon arrival, fully closed upon departure.
6/15/23: When I first arrived, the thermostat was at 81 and the humiditstat was set to zero, I moved the thermostat to 76° in the humidistat to 55% do utilize the savings and keep the humidity down.

6/15/23: The car’s battery maintainer reads 100. I reset the modem again this service call.

6/15/23: Work has been completed in the den
6/15/23: Moved the thermostat up to 79
6/15/23: Work being done inside many items moved and den is tarped.
6/15/23: The right side kitchen sink is leaking at the bottom nut., reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously.
6/15/23: The carpeting where the damp rid bag leaked is still oily.

6/15/23: One of the bags of Damp-Rid leaked all over the closet, floor door, and the items in the bottom of the closet, photos below. I cleaned up as best I can, but that’s like baby oil all over everything.
6/15/23: Found a live small cockroach in the master bathroom, photo below. I killed it.
6/15/23: Checked all damp rids. All ceiling fans are on. Storm shutters on lanai are closed.
6/15/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater.
6/15/23: I could not get any reading on the thermostat whatsoever no matter what I did turning it on pushing it or turning down the humidistat to zero. Call the owner and he is going to have the AC company to come and look at it, left a lock box with the key on the front door.
6/15/23: Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running. Sink can wait to be repaired. Storm shutters on lanai are closed.
6/15/23: Construction has not started on the roof of the building yet. Portable dehumidifier upstairs read 52. Plants on front porch appear to be healthy. All storm shutters are closed & partially cracked for ventilation.
