Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/17/23: One piece of mail seemed a little interesting, so I thought I would take a picture and send it to you, photo below.
6/17/23: There was quite a bit of water in the hose for the kitchen dehumidifier, and it read 61. When I open the door it was running it has since stopped. The dehumidifier in the bathroom was not running and had an error code of E6. I believe the hose running up and over the shower. Door frame is preventing it from draining properly. So I ran it down along the sink into the shower drain, photo below. I reset the dehumidifier, and it began to run. There was a full bucket of water in that bottom side of that dehumidifier, which is another reason leading me to believe that it wasn’t raining properly. The humidity is a tad higher than I like to see it, I’d like to see it under 60%. It could be that the other dehumidifier wasn’t running for a while and it raised during that time. But to be sure I lowered the humidistat from 55 to 50 and waited for the system to run and it was cooling so I know that it should be working properly. Of course will check next time I’m here to see where the humidity is at that time. Another possible solution would be to change the dehumidifiers settings.
6/17/23: I set the dehumidifier to continuous operation and the fan of high as requested. The humidity is very very good inside. I found a total of 12 dead cockroaches, five of which were in the living room area so I took a photo it’s below. I picked them all up and flushed them down the toilet. I did not find any live bugs.
6/17/23: I brought in several pieces of mail none looked important. The humidity upstairs is much better.
6/17/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. Moved the humidistat from 55 to 50 because of the high humidity. Waited for the system to kick on and ensured it was cooling.
6/16/23: Special service call requested. Renovation progress photos below. Reset internet modem & security gateway for client while inside the residence.
6/16/23: There was a water stain on the master bathroom ceiling above the toilet when i arrived see photo below. Will contact the client & advise them of the situation. Checked all light timers. Did not see any spiders inside the residence during today’s service call. Both lanai screen doors are locked. Monitoring the aphids on the gardenia bushes.
6/16/23: All storm shutter panels have been put on, all patio furniture & the garbage cans have been put inside the garage since the last service call. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days.
6/16/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are ripples in the shingles in several locations around the residence.
6/16/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.

6/16/23: The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
6/16/23: The humidity level was still over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 84 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/16/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.

6/16/23: Portable dehumidifier in kitchen read 52. Checked light timer in living room.
6/16/23: The master bathroom shower head is tagged for being broken. The plastic connection appears to have cracked. Client will repair when they return. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
6/16/23: Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Camper was in driveway.
6/16/23: Found an old can of pineapples & a couple cans of tomato paste in the kitchen pantry all the way in the back that appeared to be expired & leaked onto the floor below see photos below. I removed all the cans that were leaking for now. The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
6/16/23: Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
6/16/23: Did not see any more ghost ants on the kitchen counter after placing out some ant bait on the last service call. Watered the plant on the lanai using the right side slider only.
6/16/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.
6/16/23: Left all toilet seats down as sewer lines are being cleaned. Will replace the ac air filter on the first week of July to maintain warranty. Checked light timer in living room. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely. All storm shutter panels are on. The front door closed & locked correctly when leaving. New roof has not been installed yet.
6/16/23: There appears to have been some work conducted on the irrigation system valves since the last service call see photos below. Brought in fourteen pieces of mail see photos below. One of the trees in the backyard is leaning. It appears to be missing the bamboo support pole. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.
