Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,796 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/7/23: The dumpster is gone from the driveway. The roof has a protective membrane but no tile. This should protect from any rains. The humidity is better. This is a service call it is under 60% which is where I like to see it.
7/7/23: The soffits were falling down above the front door when I arrived see photo below. The screen door has been damaged but I was still able to enter the residence. Renovation progress photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
7/7/23: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Checked all GFIs. The humidity levels are borderline of where I suggest they be at or below 60%. My hygrometer has a 1+- range.
7/7/23: The inside of the residence has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen.
7/7/23: The inside of the residence has not changed in appearance since the last service call.
7/7/23: The damp rid bucket in the car was full. I replaced it with a new damp rid bucket provided in the guest bedroom closet.
7/7/23: Entered the residence using the key sent to the P.O. Box from the client. The water was still coming out dark through all the faucets, fixtures & toilets throughout the residence. Photos below of both bathtubs filled with the dark water. The dark water may be coming from the water heater. Will contact the client & advise them of the situation. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/7/23: I watered the 6 plants in the pool area. Some browning in the yard as reported previously. The half bath toilet runs continuously so I shut it off at the valve.
7/7/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown in photo below. The garbage disposal is frozen. The light in the tiny hall across from the garage entry door is on. Garbage disposal is tied up. The water main was on upon arrival off upon departure. The front guest bathroom toilet tank leaks when you flush it, photo below. I shut the valve off to the tank as a precaution.
7/7/23: Neighbors furniture is temporarily stored inside residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/7/23: One of the lanai screens has a small tear in it.
7/7/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, reported previously. I found an armadillo hole on the right side of the home back by the corner where the house me to the pool. I found an active armadillo hole on the right side of the home back by the corner where the house meets the pool. I took a photo it’s below its below. The front door seems to be getting harder to open.
7/7/23: Put the car keys back inside the storage room & made sure the doors were locked.
7/7/23: All damp rid bags throughout the residence were extremely full. I replaced them all with the remaining damp rid bags provided in the laundry room closet for now. Wine cooler in dining room read 16.
7/7/23: Browning in the yard reported previously. Weeds growing in the cracks of the lanai, reported previously. The smoke detector in the living room is chirping indicating the battery needs to be replaced. I found a fresh armadillo hole on the right side of the home at the back corner, photo below.
7/7/23: Brought in twenty five pieces of mail see photos below. Made sure the water heater, range & ice maker were off. Lamp in foyer is on. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will start the vehicle every other service call.
7/7/23: Weeds growing in the cracks of the pavers on the lanai, have been killed.
7/7/23: New roof construction progress photo below. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
7/7/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Since it can’t be turned off I walked the house twice to make sure all faucets, valves and toilets were not running. Browning of the front yard reported previously is about the same. The pool has algae growing in it, photos below. Weeds growing in the cracks of the lanai.
7/7/23: New roof construction progress photo below. The front balcony has debris from the roof construction on the floor see photo below. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed.
7/7/23: Left side sink in master bathroom has no water flow. Some browning of the yard and it’s about the same as previously reported.
7/7/23: Browning of the yard is about the same as the last service call. The lawn could use to be cut, but it’s not excessive. Watered the plants on the lanai. I started the SUV and it idled during the service call.
7/7/23: The browning in the yard is a bit better this service call. Lawn needs to be cut.
7/7/23: The pool water level was extremely low & the painters were inside the residence when i arrived. I ran the hose in the pool during the entire service call & set the water timer to run for 120mins when leaving to get the water level back up. Weeds are starting to grow in all the pool tiles again see photos below. Was only able to drive one of the vehicles today as the other garage was temporarily blocked by the painters vehicle. The painters stated that there were large cracks in the baseboards & wall next to the lanai entrance door & the floor appears to be dipping as well. Will contact the client & advise them of the situation. Monitoring all previous water stains on the ceilings closely. Pool cage is damaged & waiting to be repaired.
7/7/23: There was a garbage can & two bags of landscaping debris next to the driveway when I arrived see photo below. There are numerous tree frogs living inside the mailbox. The mailbox appears to have too many large openings throughout allowing access. Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
