Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/19/23: Portable dehumidifier read 58%. Left the water main on when leaving.6/19/23: The hole in the backyard by the seawall has been filled since the last service call see photo below. Removed a Hometeam pest sign dated 6/16 from the front yard. Raised the thermostat back up to 79. There is a small hole in one of the pool cage screens. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
6/19/23: The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
6/19/23: The section of leaky copper plumbing above the water heater has been replaced since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
6/19/23: The area in the soffits on the front of the house appears to have been covered with metal since the last service call see photo below. The lawn has excessive browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed. Neighbors car was in driveway.
6/19/23: Checked shed in backyard. Empty lot is being maintained.
6/19/23: Drive by. Put all the mail collected during the last service call back inside the mailbox for the clients.
6/19/23: Brought in two pieces of mail with some sales flyers see photo below. Iron out tablets are needed for both toilets as iron is starting to build up in the tanks from the water causing it to come out orange see photos below. The humidity level was still well below 60% inside the residence when I arrived. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. New gutters have not been installed yet. All storm shutters are currently open. The power pole in the backyard is leaning.
6/19/23: Weeds and grass are starting to build up in the landscape beds & rocks see photos below. The humidity level was still slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed.
6/19/23: Removed a tradewinds pest sign dated 6/8 from the front yard. The humidity level was slightly over the acceptable level of 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Locked the screen door & put the key back inside when leaving.
6/19/23: Weeds & grass are starting to grow in the landscaping & driveway see photos below. The plants were all currently wet from recent rain. Did not run any water inside the residence per the clients.
6/19/23: The cracks in the stucco underneath the windows on the left & back sides of the house may need to be filled in soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
6/19/23: The water main pipe has been repaired & a wifi water monitor has been installed on the water main since the last service call see photo below. A large trail of ants are going into the house behind an exterior electrical outlet next to the water main on the front left corner of the house see photos below. Will send a video of the ants via text to the client’s. Grass is starting to grow in the deco drain by the pool see photo below. The tree in the backyard appears healthy & the dead sections of sod have been cut out see photos below. Client is aware of the brown spots in the lawn. Pool safety fence is installed. All storm shutters are currently off.
6/18/23: Drive by. Went to the residence to check for water leaks after being informed of other new water leaks in the community after hard rains. There was a little water on the upstairs north facing window sill which I wiped off with some paint towels & the wood was a little damp in the bottom right corner of the upstairs south facing window photos below. The carpet was also dry underneath both windows. I did not find any other evidence of water intrusions inside the residence at this time.
6/18/23: Drive by. Went to the residence to inspect for water leaks after being informed of other new water leaks in the community after hard rains. Did not find any evidence of water intrusions inside the residence at this time.
6/18/23: Drive by. Brought in five packages that were on the front porch see photo below.
6/18/23: Drive by + contractor access. Went to the residence to check for water leaks after being informed of several other new water leaks found in the community after heavy rains. I found several water puddles on the floors in both the north & south attics see photos below. There were several slow drips of water coming through the insulation. Will contact the client & advise them of the situation. Met with Pedro from the roofing company & let him into the residence to inspect the leaks in the attics. Pedro stated that leaks were small but he would still need to install a commercial dehumidifier & fan in each attic for now & would have to go get them. I waited at the residence for Pedro to get the dehumidifiers & install them see photos below. I made sure everything was locked up when leaving. 2pm-3:30pm
6/17/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/17/23: The front and side grass appears to be healthy and green, but the back is a bit brown photos below. I checked under the windows for wet carpet and I did not find any dampness. No mail in the mailbox.
6/17/23: The black ant situation along the slider is no different, I found no live ants. The amount is about the same.
6/17/23: I found the refrigerator, not working at keeping things to 73°. I also found the freezer items not frozen. It was cool to the touch but not to the settings of the refrigerator, photos below. I remove the items that were protein-based and more than likely would smell overtime. At the homeowners discretion we kept the condiments in the refrigerator.
6/17/23: The water main valve is to remain on automatic pool filter. The garage light was on and upon arrival off upon departure. There are GardenMaster signs front and back of home indicating they had been here, but there are no dates. The humidity inside your home was very good, the thermostat was set to 76° which in the past it’s always been 77° so based upon the new levels, I moved it back to 77° which should not pose any issue.
6/17/23: The water main valve was on upon arrival, off upon departure. The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, photos below. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position.
6/17/23: Drive by storm preparation. Carefully brought in all furniture from the lanai & front porch for storm preparation & placed them in the living room see photos below.
6/17/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
