Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/20/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 6/14/23. There are a few small palm fronds in the yard. The browning in the yard is about what I have reported the past several service calls.
6/20/23: Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. The plants were currently wet from rain. Put the keys back in the lockbox when leaving.
6/20/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Both screen doors are locked. All shutters are closed.
6/20/23: The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The roof is tarped. Garage side entry door temporarily boarded up. Garage overhead door is damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
6/20/23: There was nobody present at the residence when i arrived. Renovation progress photos below. All of the tile has been removed from the bathroom since the last service call photos below. Rebooted the internet & security system again. Did not see any water intrusions inside the residence. Ac system is currently off & waiting to be repaired.
6/20/23: A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely. Section of missing exterior siding on right side of house waiting to be replaced.
6/20/23: Weeds, grass & vines are starting to build up in all the landscaping & pavers see photos below. All storm shutter panels are on.
6/20/23: Weeds are starting to grow in the driveway pavers see photo below. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. The lawn is starting to look better after turning the irrigation system back on & all the recent rain. Irrigation system is on. Storm shutter panels are still up on the back windows only.
6/19/23: The front door keypad alerted to low batteries when I arrived. I replaced the batteries with four new AA batteries provided on the kitchen counter. Picked up the key for the front door off the kitchen counter. Made sure the water heater, range & ice maker were off. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
6/19/23: Removed a Brightview pest sign dated 6/16 from the front yard. Brought in four pieces of mail & a small package see photo below. Made sure the water heater, range & ice maker were off. Tilted the master bedroom camera down per the client. The battery maintainer connected to the suv does not appear to be working correctly. It was flashing red when i arrived & continued to flash red after disconnecting it & reconnecting to the battery. The suv appears to need a new battery maintainer at this time. Will contact the client & advise them of the situation. Guest bathroom bathtub is full of furniture cushions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on. Watered the orchid on the kitchen counter. Monitoring all previous water damage on the ceilings closely.
6/19/23: Removed a truly nolen sign dated 6/6 from the front yard. Weeds & grass are starting to grow in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. 6/19/23: The ac system was back on & appeared to be working correctly again. Grass is starting to build up in all the landscape beds see photos below. Ran the hose in the pool during the service call to help offset evaporation. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
6/19/23: The inside of the residence has not changed in appearance since the last service call. All storm shutters are closed.
6/19/23: The small section of missing soffits on the front of the house & the white privacy fence on the left side of the house are waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.4 degrees & 34.8% humidity. Master bath hall temps were 80.2 degrees & 38.4% humidity.
6/19/23: The pool pump filter canister lid has a small crack in the lid which slowly leaks while the pump is running. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
6/19/23: The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
6/19/23: Checked all damp rids. Lanai screen door is locked.

6/19/23: The gutter downspout on the front right corner of the house is starting to wash out the ground at the end of it while raining. Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
6/19/23: All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered. Rope is across driveway.
6/19/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
6/19/23: Brought in one piece of mail see photo below. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
6/19/23: Client stated brown spot in lawn on left side of house is being addressed. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutters are currently off.
6/19/23: Photos of the new palm trees below. They appear to be healthy. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed.
6/19/23: The lawn is starting to look a little better since the last service call. There is an alert on the ac thermostat to replace the uv bulb. Mesh storm shutter on lanai is open. Pool cage is waiting to be replaced.
