Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/23/23: Water main was on upon arrival and off upon departure. Browning in the yard reported previously. Weeds growing in the cracks of the lanai, photo below. The smoke detector in the living room is chirping indicating the battery needs to be replaced.6/23/23: New roof construction progress photos below. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
6/23/23: New roof construction progress photos below. The ac system was back on & appeared to be working correctly since the last service call. New casing has been installed around the inside of the front door since the last service call see photo below. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed.
6/23/23: Photos below of some paint color samples on the walls. Monitoring all previous water stains on the ceilings closely. Pool cage is damaged & waiting to be repaired. Mesh storm shutters are closed.
6/23/23: Removed a problem solved pest sign dated 6/22 from the front yard. There are numerous tree frogs living inside the mailbox. The mailbox appears to have too many large openings throughout allowing access. Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
6/23/23: The new roof appears to have been completed since the last service call see photos below. Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
6/23/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. Browning of the front yard reported previously is about the same. The thermostat has no reading on it cannot get it to turn on nor can I get the AC to run. The temperature is well over the 77 setting.
6/23/23: The storm door has been repaired since the last service call photos below. Weeds are starting to build up in the lanai pavers. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
6/23/23: Left side sink in master bathroom has no water flow. Some browning of the yard and it’s about the same as previously reported.
6/23/23: Browning of the yard is about the same as the last service call. The lawn could use to be cut, but it’s not excessive.
6/23/23: Drive by. Brought in three pieces of mail see photo below. Will be taking all important mail to the post office for forwarding. Installed a new water timer on the hose spigot by the pool to assist in keeping the pool water level at a correct level see photos below. I ran the hose in the pool while I was at the residence to help offset evaporation. The smoke detector in the guest bedroom hallway was sounding off when I arrived. A neighbor stated that it has been sounding off for several days now. I removed the smoke detector from the ceiling & found that the sealed battery has expired causing the alarm to go off. I disabled the detector with the instructions given on the back to silence it see photos below. A new smoke detector replacement will be required this time. The bougainvillea bushes & all other landscaping have been trimmed recently see photo below.
6/23/23: The browning in the yard is a bit better this service call. Lawn needs to be cut.
6/22/23: All of the dehumidifiers & fans have been removed from both attics since the last service call & I did not see any more water inside the residence see photos below. New roof construction progress photos below. Half bathroom toilet is tagged for running. The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in pantry was on & cold. Watered the plant on the front porch. The storm shutters on the lanai and both upstairs windows are closed. All patio furniture brought in.
6/22/23: New roof construction progress photos below. Brought in a package that was by the front door when i arrived see photo below. Did not see any more ants on the kitchen counters after setting out ant bait. Refrigerator & freezer in the dining room area were both on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Used the last of the vinegar. A new ac condensate drain line cleaner called Nuline is recommended. Watered the plants on both lanais. All storm shutters are closed.
6/22/23: New roof construction progress photo below. Removed the plastic from all the toilets per the client. All storm shutters on lanai are closed.
6/22/23: New roof construction progress photo below. The ac was back on & appeared to be working correctly since the last service call. Did not find any water intrusions inside the residence at this time. Portable dehumidifier in kitchen read 38. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation. Storm shutter over front window will not close.
6/22/23: New roof construction progress photo below. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I found the ac thermostat has been raised to 78 since the last service call & lowered it to 77 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I did not find any water intrusions inside the residence at this time. Portable dehumidifier in kitchen read 55. Checked all damp rid bags. All bags were full throughout the residence & had to be replaced using some of the new bags provided on the kitchen counter. All storm shutters are closed.
6/22/23: New roof construction progress photos below. Air dryer by fireplace was on. All storm shutters are closed.
6/22/23: No Both chargers for vehicles in the garage had power and lights.
6/22/23: New roof construction progress photos below. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 55. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
6/22/23: New roof construction progress photos below. Ran the storm shutters up & down for preventative maintenance. Front door storm shutter key is in the lock. Water was off in 2004.
6/22/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported.
6/22/23: New roof construction progress photos below. I did not see any water inside the residence & monitoring all previous water stains on the ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
6/22/23: The pool cage is gone as you know. The browning in the yard seems to be a little bit better as we’ve had a few rain showers lately. Pulled Home Team Pest Control sign from the yard dated 6/7/23. There is a chirp coming from the large white cabinets in the garage. It sounds much like a smoke detector that needs a battery changed.
