Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/27/23: I watered the plants on the lanai based on my plant moisture meter . I started the car and let it idle during the service call.6/27/23: I watered 1 plant on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 6/21/23. There are a few small palm fronds in the yard. The browning in the yard is about what I have reported the past several service calls. There are several items inside slightly moved, a window squeegee on the coffee table in water (photo below) and items on top of the closed toilet seats (photo below). Leads me to believe the cleaning company was here. The door between the garage and the house was not locked. I am.
6/27/23: Removed a problem solved pest sign dated 6/21 from the front yard. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
6/27/23: Irrigation timer light is solid blue again. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
6/27/23: Removed an undated Truly nolen sign from the front yard. The lawn has a large brown spot in the front yard on the left side of the driveway see photo below. The water main was on & the hose was running in the pool when I arrived from the pool company to offset evaporation. I let the hose run in the pool during the service call & turned it off when leaving as the pool water level was at the optimal level of half the top skimmer port. A water timer installed on the water spigot by the pool is recommended. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door see photos below. The alarm keypad has several alerts on the display see photos below. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed.
6/27/23: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived.
6/26/23: Drive by. Brought all important mail to the post office for forwarding on Saturday. Photo of the receipt with tracking number below.
6/24/23: The water main to the home was on upon arrival. I turned it off upon departure. The automatic pool cleaner was working properly and not hung up. No mail this time. I checked the small storage room of the pool. The lawn has some browning of the lawn but seems to be improving some. The pool is exceptionally clear and blue. The water main was on upon arrival again.
6/24/23: Right side MB sink drains very slowly. I started the car and it idled during the service call.
6/24/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are a bit yellow hoping the daily afternoon rain kicks in soon. Some browning in the back yard but slightly better as we have had ran recently.
6/24/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds. The back yard line was a bit greener we’ve had some rain lately.
6/24/23: The living room smoke detector is beeping again? The browning of the grass is a bit better as we have had rain. The smoke detector in the living room did not chirp while I was there.
6/23/23: The railings have been removed from the upstairs balcony since the last service call see photo below. The ac system was back on & appeared to be working correctly since the last service call. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
6/23/23: New drywall has been installed in the living room, master bedroom & lanai storage room since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence from the system sitting idle too long. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen.
6/23/23: I watered the 6 plants in the pool area. Some browning in the yard as reported previously.
6/23/23: New drywall has been installed throughout the residence since the last service call see photos below. Water stains on master bedroom ceiling. Lanai & storage room damaged.
6/23/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown in photo below. The light in the tiny hall across from the garage entry door is on. Garbage disposal is tied up.
6/23/23: Swept dead millipede worms off the front porch. The humidity level has been consistently under 60% inside the residence. I raised the humidistat back up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly.
6/23/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, reported previously.
6/23/23: Your home was extremely humid when I walked in 65% or higher. So I turn the humidistat down from 60 to 50. I also turn the thermostat from 80 to 78° to give the system cycle enough time to reduce the humidity. There is a large dumpster in your driveway photo below. I did stay long enough to ensure the system is cooling and the humidity was coming down. The pool has quite a bit of debris on the bottom, photo below.
6/23/23: Furniture & boxes have been placed inside the residence since the last service call see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/23/23: One of the lanai screens has a small tear in it.
6/23/23: The pool has debris on the top and the bottom. There’s a little browning in the front yard reported previously.
6/23/23: The humidity level was well below 60% inside the residence again when i arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Put the car keys back inside the storage room & made sure the doors were locked.
6/23/23: Wine cooler in dining room read 16.
