Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/22/23: New roof construction progress photos below. Renovation progress photos below. I was unable to run water throughout the residence as the water line for the refrigerator did not have a shut off valve, was not capped & the toilets have been removed see photos below.6/22/23: New roof construction progress photos below. Checked the water pan in the ac return vent.
6/22/23: The water main is on. Some browning in the yard, photos below. Sunflowers out back burned out. The grass is very long, so long it’s going to seed.
6/22/23: New roof construction progress photos below. Raised the ac thermostat to 78. The hallway light was on when i arrived. I turned it off before leaving. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
6/22/23: New roof construction photos below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I found the air handler not working & checked the drain line to see if it was clogged. The safety float switch did have some water in it but drained after opening the line. The ac came back on & started cooling the residence again. Ac maintenance will be recommended if humidity level is still high on third visit. Will contact the client & advise them of the situation. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
6/22/23: Some browning of the yard reported previously. Photo of the lake below.
6/22/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, photos below.
6/22/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. Pool looks much better today.
6/22/23: There was a commercial dehumidifier & fan running in the master bedroom by the sliding glass doors when I arrived see photo below. There were two small water stains on the ceiling above them & the carpet felt dry see photo below. New roof construction photos below. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
6/22/23: Some browning in the yard, reported previously. The pool has something green around the drain. There was also a bit of sand too. The pool pump was not running. On my walk around the motor clicked on the right back off, there may be something wrong with it?
6/22/23: New roof construction progress photos below. The upstairs ac was off & the thermostat was blank when I arrived. I could not get it to turn on & did not find any tripped breakers. Will contact the client & advise them of the situation. Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently taped off. Left the alarm system deactivated when leaving.
6/22/23: I watered the plants on the lanai based on my plant moisture meter . I started the car and let it idle during the service call.
6/22/23: New roof construction progress photos below. Suv has been removed from the garage. Did not see any water intrusions throughout the residence. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
6/22/23: The garage door opener for the large door is beeping, which normally indicates the battery back up has gone bad, or is getting weak and needs replacement. This is not anything that needs to be repaired for the summer or me as I can open the other garage door if necessary and as long as we have power it would be no issue either. Browning in the yard is the same as previously reported. I rebooted the modem in th closet of the twin beds bedroom. Brought in one piece of mail, photo below.
6/22/23: The lawn is brown, but not as brown as previously reported as we’ve had some rain.
6/22/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant on the lanai using the teapot. All storm shutters are closed.
6/22/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. Pest control sign dated 6/12/23 pulled and disposed of.
6/22/23: Mini fridge was on & cold. All storm shutters are closed.
6/22/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. Sprayed weeds on lanai/pool area. Pulled a Turner pest control sign from the front yard dated 6/19/23
6/22/23: Current photos of inside the residence below. I did not see any water intrusions inside the residence. Will continue to monitor closely. A large piece of installation has fallen down inside the attic most likely caused from vibration of the new roof construction see photo below. The new roof appears almost completed. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Front porch screens are damaged & waiting to be replaced.
6/22/23: The new roof appears almost completed. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well. Water was off in #603.
6/22/23: The new roof appears almost completed. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Front porch screen cage is damaged & waiting to be replaced. Storm shutters on lanai are closed.
6/22/23: Went to the residence to perform an inspection but the passcode would not work on the front door keypad when I arrived & I was unable to enter the residence. Will contact the client & advise them of the situation.
6/22/23: Used the last of the vinegar during today’s service call. A new ac condensate drain line cleaner product called Nuline is recommended. A section of screen on the front porch is starting to detach from the top. A section of the front porch floor is damaged. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters are partially open for ventilation.
6/21/23: Drive by. Put a key to the residence in the lockbox on the garage storage room door for the painters. I tested the key before putting it in the lockbox.
