Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,799 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/13/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube then chased with water. I moved the humidistat from 55 to 50 to help mitigate the higher humidity this service call.7/13/23: The outer room readings are 58.5% humidity and 86.1° temp. I see no reason to make any changes today. These are acceptable numbers. Smoke detector chirping in the master bedroom indicates the battery is weak.
7/13/23: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water. I found quite a few small dead ants again along the barrier wall leading to the kitchen cabinets from the slider, photo below. I did not see any live ants.
7/13/23: The car’s battery maintainer reads 100.
7/13/23: Drive by. Went inside the residence & confirmed that the water heater, oven, ice maker & water main were off.
7/13/23: I found three groups of dead black ants inside the condo. I did not see nor find any live black ants. This time of year ants intrude, looking for food, water, and shelter. It’s not uncommon for many of them to die when they do the others pile them into small groups. Why I have no idea what this is what happens. A pest control company will come out through the area and then when we find piles like this again, they would say yeah we’re doing our job. Nothing to worry about nothing to see.
7/13/23: Found one of the dining room windows wide open & several windows unlocked throughout the residence when i arrived. One of the closing rods for the blinds in the kitchen area was broken & laying on the floor see photo below. Checked all damp rids. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed.
7/13/23: Found several windows unlocked throughout the residence & locked them. Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
7/13/23: Based on the humidity I think we could move the thermostat to 80 to see how that does the next 2 weeks.
7/13/23: The damp rid bucket in the vehicle was full. I replaced the bucket with a new damp rid bucket provided in the garage storage room. All storm shutters are closed but partially cracked open for ventilation. Construction has not started on the roof of the building yet. Portable dehumidifier upstairs read 52. Plants on front porch appear to be healthy.
7/13/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously.
7/13/23: The carpeting where the damp rid bag leaked is still oily.
7/13/23: Drive by. Put the keys to the residence in an envelope underneath the front door mat.
7/13/23: Drive by. Checked water main in garage which was in the off position when I arrived.
7/13/23: New roof construction progress photo below. A lamp in the living room was on when i arrived. I turned it off before leaving. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly.
7/13/23: I saw about a half a dozen gecko droppings but could not see/find the gecko.
7/13/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko.
7/13/23: New roof construction progress photos below. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
7/13/23: New roof construction progress photos below. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found trails of live ghost ants in several locations throughout the residence. Front door storm shutter key is in the lock. Water was on in 2004.
7/13/23: Poured 2oz of bleach in each toilet.
7/13/23: New roof construction progress photos below. Checked the water pan in the ac return vent.
7/13/23: A great deal of mail forwarding it using the pre postage envelopes. Code enforcement notice on the front door.
7/13/23: There were no painters present inside the residence when i arrived & all of the painting appeared to be complete. I found both ac thermostats set to 77 & raised them both back up to the original setting of 78. The garage storage room keypad flashed red & alerted to low batteries upon entering the storage room. I replaced the batteries with four new AA batteries provided in the utility hallway restoring power to the keypad. Broken window in front guest bedroom is waiting to be replaced. Ceiling fan is on. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
7/13/23: The guest bathroom with the shower cannot run the shower as there is cellophane over the drain. In this same bedroom there is a sand pile along the window area. More than likely ant activity under the carpet. Did not see any ants alive or dead. The half bath sink stopper is broken and won’t come out so I can’t run that sink.
7/13/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
