Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,803 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/18/23: Made sure the water heater & ice maker were off. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. The plants were currently wet from rain. Put the keys back in the lockbox when leaving.
7/18/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming soon. Pulled a Truly Nolen sign dated 7/13/23 from the front yard.
7/18/23: Brought in one piece of mail see photo below. The alarm system was flashing red & had a motion alert when i arrived. I did not find anything abnormal throughout the residence. Will contact the client & advise them of the situation. Mini split in Florida room was on.
7/18/23: Some browning in the yard, reported previously. The lawn is very long but not excessive. The roof work has begun photos below. There is a water spot in the master bath shower, photo below. The ceiling corner appears much mor damaged and wet than previously reported, photo below.
7/18/23: Both screen doors are locked. All shutters are closed.
7/18/23: I watered 3 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 7/12/23. There are a few small palm fronds in the yard, as reported previously. The browning in the yard is about what I have reported the past several service reports. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off.
7/18/23: A new roof has been installed since the last service call see photos below. The gutters will all need to be repaired or replaced see photos below. There was broken glass on the master bedroom closet floor when i arrived from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf see photos below. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. New garage overhead door has not been installed yet. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
7/18/23: Additional service call photos.
7/18/23: Renovation progress photos below. Closets in bedrooms have not been framed out yet. Kitchen was dry. Ac system is waiting to be repaired.
7/18/23: The exterior of the house appears to have been pressure washed since the last service call see photos below. There was a section of siding hanging out on the back left side of the house & I was able to push it back in photos below. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
7/18/23: The surfaces of the pool & spa appear to need cleaning see photos below. Weeds, grass & vines are starting to build up in all the landscaping & pavers. All storm shutter panels are on.
7/18/23: The security system control panel was blank & the alarm did not activate when i entered the residence. I was able to get the screen to illuminate & it had several alerts on the display concerning WiFi connection & power loss. I followed the instructions given on the screen to restore WiFi connection & power was restored on its own. Removed a large live tree frog from inside the bowl of the guest bathroom toilet see photo below. The lawn company arrived to mow the lawn as I was leaving. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. The lawn is starting to look better after turning the irrigation system back on & all the recent rain. Irrigation system is on. Storm shutter panels are still up on the back windows only.
7/17/23: Drive by. Went back to the residence to check on the pool & turn the water main off. The pool water level was back up to the optimal level of half the top skimmer port photo below.
7/17/23: Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
7/17/23: Brought in seven pieces of mail & a small package see photos below. Guest bathroom bathtub is full of furniture cushions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on. Watered the orchid on the kitchen counter. Monitoring all previous water damage on the ceilings closely.
7/17/23: The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level up. Weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/17/23: Ran the hose in the pool during the service call to help offset evaporation. Used the last of the vinegar provided for the ac condensate drain line. Will bring a new condensate drain line cleaner product called Nuline on the next service call. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
7/17/23: Weeds are starting to build up in all the landscape beds again see photos below. Removed a problem solved pest sign dated 7/17 from the front yard. Flooring progress photos below. New floors appear to be complete. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All storm shutters are closed.
7/17/23: The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level back up. The white privacy fence on the left side of the house has been repaired recently see photo below. The pool company arrived to service the pool as I was leaving. The front door deadbolt would not engage from the outside when trying to leave. The deadbolt is not lining up correctly with the latch and will only engage when pulled hard from the inside. I left the residence through the garage side entry door for now after locking the front door from the inside. Will contact the client & advise them of the situation. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.2 degrees & 35.9% humidity. Master bath hall temps were 80.7 degrees & 40.5% humidity.
7/17/23: The filters in the range hood appear to be saturated with grease & need to be replaced or cleaned. The ac air handler is dripping water onto the garage floor. The pool pump filter canister lid has a small crack in the lid which slowly leaks while the pump is running. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
7/17/23: Put the keys back inside the lockbox when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
7/17/23: Checked all damp rids. Lanai screen door is locked.
7/17/23: The roof of the building is still waiting to be repaired.
7/17/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The gutter downspout on the front right corner of the house is starting to wash out the ground at the end of it while raining. Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
7/17/23: All of the vines & grass have been removed from the landscaping bushes & plants since the last service call. The alarm keypad was blank & had dead batteries when i arrived. I removed it from the wall to replace the batteries with four new AA batteries provided in the living room & the alarm went off. I was able to disable the alarm after installing the new batteries. Will contact the client & advise them of the situation. Monitoring all previous water stains on the ceilings closely. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
