Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/30/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
6/30/23: Quite a bit of work being done inside a Photos below.
6/30/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator is not cooling or freezing. I opened the doors to let it dry out and turned it off at the circuit breaker.

6/30/23: Portable dehumidifier in kitchen read 50. Checked light timer in living room.
6/30/23: The master bathroom shower head is tagged for being broken. The plastic connection appears to have cracked. Client will repair when they return. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
6/30/23: The refrigerator was still warm, although it is on. The kitchen spotlights were on, as well as the light over the hat rack in the hallway. When I arrived, I turned them both off. Found a dead black bird on the lanai. I put it outside to decompose it must’ve fallen through the screen that was right above where it was laying. Photo of the torn screen below, previously reported.
6/30/23: The water main valve is to remain on automatic pool filter.
6/30/23: The black ant situation along the slider is no different, I found no live ants. The amount is about the same.
6/30/23: Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Camper was in driveway.
6/30/23: The front and side grass appears to be healthy and green, but the back is a bit brown still. I checked under the windows for wet carpet and I did not find any dampness. No mail in the mailbox.
6/30/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. I started the car and it idled during the service call.
6/30/23: Swept off the front porch. The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
6/30/23: I poured vinegar down the HVAC condensate tube and then chased with water.
6/30/23: Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
6/30/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened, reported previously. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported. The car would not start it has a dead battery.
6/30/23: Brought in a package that was laying by the front door when I arrived see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.
6/30/23: Drive by. Brought the package to a ups store for return. Photo of the receipt with tracking number below.
6/30/23: Driveway column construction progress photos below. Made sure the water heater, range & ice maker were off. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
6/30/23: Replaced the ac air filter with a new filter provided next to the air handler & wrote the date of installation on it. Left all toilet seats down as sewer lines are being cleaned. Checked light timer in living room. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely. All storm shutter panels are on. The front door closed & locked correctly when leaving. New roof has not been installed yet.
6/30/23: There are several fence outlet flags placed throughout the yard. The dining room & lights over the garage were both on when I arrived. I turned them off before leaving. Brought in fourteen pieces of mail see photos below. One of the trees in the backyard is leaning. It appears to be missing the bamboo support pole. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.
6/30/23: Ran the new storm shutter on the lanai down & up to confirm it was working properly. The new shutter appears to be working correctly at this time see photos below. Will send a video of the shutter via text to the client. I put the remote inside on the kitchen counter. There are brown spots in the lawn along the sidewalk in the front yard. Brought in thirteen pieces of mail with some sales flyers see photos below. Will be bringing all important mail to the post off for forwarding with the envelopes provided. The humidity level was back under 60% inside the residence after making the last service call. Will continue to monitor closely & adjust accordingly. I ran the hose in the pool during the entire service call to help offset evaporation. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. Master bedroom storm shutters are closed & clear panels are up over the dining room windows.
6/29/23: Pool house temperature is 82.3 and humidity is 41.8%. In Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. Photos of weeds growing in the stones around the house below. The sand bags have began to break down, photo below. The utility room sink is leaking at the trap.
6/29/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube then chased with water. I brought the table from the lanai inside.
