Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/29/23: The air handler was not running, although the thermostat was calling for cooling. I looked inside the float, set switch container and there was water in there as well as water at the other end of the condensation effective tube. Call the customer he’s going to get his AC tech out to look at it. I’m leaving a lock box.
6/29/23: Checked all damp rids. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed.
6/29/23: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water. I found quite a few small dead ants along the barrier wall leading to the kitchen cabinets from the slider and around the slider. I took a photo it’s below, I cleaned them up with my sweeper. I did not see any live ants.
6/29/23: Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
6/29/23: The inside of the residence appears to have been cleaned recently. Found the downstairs ac thermostat set to 74 & raised it back up to the original setting of 78. All storm shutters are closed but partially cracked open for ventilation. Construction has not started on the roof of the building yet. Portable dehumidifier upstairs read 52. Plants on front porch appear to be healthy.
6/29/23: The car’s battery maintainer reads 100.

6/29/23: New roof construction progress photo below. The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly.
6/29/23: I turn the humidistat to on which is zero and the thermostat to 78°. Humidity is still somewhere around 50% which is more than is acceptable.
6/29/23: The right side kitchen sink is leaking at the bottom nut., reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously.
6/29/23: New roof construction progress photos below. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
6/29/23: The carpeting where the damp rid bag leaked is still oily.
6/29/23: The humidistat is set to 0 (on) I am assuming this was a decision made by you and/or the AC tech?
6/29/23: New roof construction progress photos below. Front door storm shutter key is in the lock. Water was on in 2004.
6/29/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater.
6/29/23: New roof construction progress photos below. The inside of the residence appears to have been cleaned recently. Checked the water pan in the ac return vent.
6/29/23: Poured 2oz of bleach in each toilet.
6/29/23: The front door was unlocked & the painters were inside the residence starting to prep for painting when I arrived see photos below. Broken window in front guest bedroom is waiting to be replaced. Ceiling fan is on. All storm shutters are closed. Left the front door unlocked, shutter open & the water main on for the painters when leaving. I advised the painters to turn the water back off downstairs when leaving.
6/29/23: A great deal of mail forwarding it using the pre postage envelopes.
6/29/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
6/29/23: The guest bathroom with the shower cannot run the shower as there is cellophane over the drain. The half bath sink stopper is broken and won’t come out so I can’t run that sink. I pulled an undated Pucor sign from the front yard.
6/29/23: Brought in two pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
6/29/23: The pool was about a third of the skimmer port, so I ran water in it while I was here as a bit of insurance.
6/29/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. The water heater is off at the switch next tot the tank. The humidity is borderline so I moved the thermostat back to 77 from 78.
6/29/23: Current photo of inside the garage. The neighbors were present & gave me access to the garage by pressing the button through their garage. The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Was unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
