Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/3/23: Brought in one piece of mail see photo below. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
7/3/23: Brown spot in lawn on left side of house is being addressed. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutters are currently off.
7/3/23: Removed a Hughes Exterminators pest sign dated 7/3 from the front yard. I put the no rust concentrate & bleach in the container on the left side of the house per the instructions & filled it to the top with water. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed.
7/3/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the ac to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
7/3/23: The pool pump was not leaking & appears to have been repaired since the last service call see photo below. Rusty colored water appears to randomly drain from the pipe above the garage overhead door staining the bricks see photo below. It was currently dry today. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
7/3/23: Removed a Lawn care extraordinaire sign dated 6/27 from the front yard. Ran the shutters up & down for preventative maintenance. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed. Neighbors vehicles were in driveway.
7/3/23: The pool company arrived to service the pool as I was leaving. Checked shed in backyard. Empty lot is being maintained.
7/3/23: Brought in one piece of mail with some sales flyers see photo below. The humidity level was well below 60% inside the residence again. I raised the thermostat to 80 for now to save energy. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. New gutters have not been installed yet. All storm shutters are currently open. The power pole in the backyard is leaning.
7/3/23: All of the weeds & grass that were growing in the landscape beds appear to have been sprayed recently. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed.

7/3/23: Disconnected the battery charger from the golf cart batteries per the client. Removed a tradewinds pest sign from the front yard. The humidity was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds & grass are starting to grow in the landscaping & driveway. The plants were all currently wet from recent rain. Did not run any water inside the residence per the clients.
7/3/23: Brought in two pieces of mail with some sales flyers see photo below. The cracks in the stucco underneath the windows on the left & back sides of the house may need to be filled in soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
7/3/23: Removed an undated All you need pest control sign from the front yard. Did not see any more ants during today’s service call. Ran the hose in the pool during the entire service call to help offset evaporation. Grass is starting to grow in the deco drain by the pool. The sections of cut out sod in the lawn are waiting to be replaced. Pool safety fence is installed. All storm shutters are currently off.
6/30/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/30/23: Removed an undated Hughes sign from the front yard. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Picked up one dead spider in the living room. Both lanai screen doors are locked. Monitoring the aphids on the gardenia bushes.
6/30/23: Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days. All storm shutter panels are on.
6/30/23: Put one bag of salt in the water softener container. Weeds & grass are starting to grow in the landscape beds & driveway see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are ripples in the shingles in several locations around the residence.
6/30/23: Both dehumidifiers ran while I was here. The humidity is right at 60% to thunder. I like to see it even lower but that’s acceptable. I turned the dehumidifiers to max as opposed to just minimum to see if maybe that’ll help run some of that humidity out next time through. The one in the bathroom is now draining properly into the shower.
6/30/23: The dehumidifier was running and read 44.
6/30/23: The smoke detector in the utility hallway was chirping when I arrived. I replaced the battery with a new 9v battery provided in the kitchen & tested it after installing the new battery.
6/30/23: I brought in several pieces of mail one looked important see below. The humidity upstairs is much better so I turned the thermostat back to 77°. I started the car during the service call to let it idle. The lawn needs to be mowed.
6/30/23: The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
6/30/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water.
6/30/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
6/30/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
