Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,803 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/21/23: New drywall with texture has been installed throughout the residence since the last service call see photos below. Did not flush the master bathroom toilet per the instructions from the client. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
7/21/23: The soffits are still damaged above the front door & the storm door is still damaged. There were several drywall workers inside the residence when i arrived. Renovation progress photos below. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
7/21/23: The inside of the residence has not changed in appearance since the last service call. Watered the plant in the kitchen.

7/21/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
7/21/23: There was water on the foyer floor from water dripping out of the ceiling next to an ac vent see photos below. I cleaned up the water & put a garbage can underneath the leak for now. There is also evidence of water intrusion in the laundry closet & back guest bedroom photos below. Water remediation may be required. Will contact the client & advise them of the situation. I turned the water heater valve off for now to keep the rusty colored water from running through the plumbing. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/21/23: All of the neighbors furniture appears to have been removed from the residence since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/21/23: One of the lanai screens has a small tear in it.
7/21/23: Put the car keys back inside the storage room & made sure the doors were locked.
7/21/23: Made sure the water heater, range & ice maker were off. Wine chiller in kitchen is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
7/21/23: Checked all damp rid bags. Wine cooler in dining room read 16.
7/21/23: Brought in six pieces of mail see photo below. Lamp in foyer is on. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will start the vehicle every other service call.
7/21/23: The automatic pool cleaner was working properly. The pool level is very good this service call. Right in the middle of the skimmer port. I checked the small storage room off the pool. The lawn has some browning of the lawn but seems to be improving some. Bushes and vines growing against the pool cage last service call have been trimmed, photos below. Drywall work has not been completed. The water main was on upon arrrival again.
7/21/23: New roof construction progress photo below. Did not see any evidence of water intrusion’s throughout the residence at this time. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
7/21/23: I believe there is an armadillo hole that has been dug under your outside AC condensing unit pad. I have take tow photos that I hope will help show you what is think I see.
7/21/23: Water remediation photos below. There was commercial remediation equipment in the master bathroom & all the furniture has been covered with plastic. Water point of entry appears to be along the east wall of the bathroom. Picked up the keys to the new house from the kitchen counter. New roof construction progress photo below. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed.
7/21/23: Right side MB sink drains very slowly. One sales flyer in mailbox. Photo of the letter from Florida tax department below. Also photo of part of the wind chime outside the kitchen that broke off.
7/21/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are still yellow. Some browning in the back yard but getting better.
7/21/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds. The back and side yards are a bit greener. There is an unlicensed SUV in your garage, photo below.
7/21/23: The browning of the grass is getting better as we have had rain.
7/21/23: Drive by. Went back to the residence after approximately 2hrs to check on the pool & turn the water off. The pool water level was back up to the optimal level of half the top skimmer port see photo below.
7/21/23: Brought in a rain damaged envelope from ups see photos below. All of the painting appears to be complete see photos below. The pool water level was a little low again when i arrived. I ran the hose in it during the entire service call to help bring the water level up. Weeds are starting to grow in all the pool tiles again. Pool cage is damaged & waiting to be repaired.
7/21/23: Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
7/21/23: The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. The ac was still off & the thermostat still had a blank screen when I arrived. It appears the ac has not been repaired since the last service call. I went ahead & pulled the safety float switch out of the clogged pipe for now allowing the ac to turn back on & start cooling the residence. I made sure the bin was under the air handler inside the garage to catch the condensate water for now. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
7/21/23: Removed a truly nolen pest sign dated 7/11 from the front yard. The pool water level was extremely low when i arrived. I ran the hose in it during the entire service call & will need to let the hose run for approximately 2hrs when leaving to bring the water level back up. Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
