Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,803 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/25/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom. The AC does not appear to be keeping up but the humidity inside is fine and the bedroom AC supply vents in the bedroom indicate the air coming out is 66, the living room and kitchen 71, the master bedroom 72 and the front sitting room is 71. It is pretty hot outside and it’s the hottest part of the day but if it’s like this next week, you may want to have some I’ll look at it.
7/25/23: Construction on the new roof has not changed in appearance since the last service call. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 52. Watered the plant in the kitchen & rotated it.
7/25/23: Some browning of the front lawn, reported previously.
7/25/23: The humidity level was still over the acceptable level of 60% inside the garage again. I lowered the thermostat to 70 for now to mitigate the high humidity level. Will continue to monitor closely. The lawn is starting to look a little better since turning the irrigation system back on. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
7/25/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. Started the SUV and it idled during the service call

7/25/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 58.4% & 92.3. Made sure to leave the water main on for the pool auto filler when leaving.
7/25/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened, reported previously. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported. The car would not start. The battery charger/maintainer I purchased and set up last service call did not charge the battery enough to start it.
7/25/23: The pool pump had loss of prime when i arrived. I immediately turned the pool pump off to prevent damage & contacted the client to advise them of the situation. There is a water stain on the garage ceiling see photos below. Brought in a magazine with some sales flyers see photo below. Made sure the water heater, oven & ice maker were off. Ran water through the kitchen pot filler. Wine cooler read 54.8. Mini fridge on lanai was on & cold. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
7/25/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously.
7/25/23: The pool water level was slightly low when i arrived from evaporation. I ran the hose in it during the service call to help bring the water level up. Turned off the humidistat & set the thermostat to 80 per the client. There are some large brown spots in several areas throughout the lawn. All storm shutters are currently open. Visual check of the boat photo below.
7/25/23: The dehumidifier was reading E9 again. Which from my investigation last time means that it needs repair or replacement. After resetting the dehumidifier it ran without interruption and was reading 56.
7/25/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming soon, photo below.
7/25/23: Drive by. Went back to the residence to turn the irrigation timer back on & check on the pool. The neighbors Homewatch employee was standing by the pool with the hose running when I arrived. The pool water level was still slightly below the half mark photo below.
7/25/23: Removed a problem solved pest sign dated 7/13 from the front yard. The irrigation company arrived to repair the irrigation system & accessed the garage through the side door while I was at the residence. The blind over the sliding glass doors in the master bedroom has been removed recently see photo below. The lawn has several brown spots throughout. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Visual check of the boat motor by the garbage cans photo below. Left the water main on when leaving.
7/25/23: I watered 1 plant on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. There was no Chewy box anywhere around the outside of the home and no mail in the mailbox.
7/25/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 7/19/23. There are several small palm fronds in the yard, as reported previously, example photo below. I’m not sure how they mow the yard each week and it seems they are not picking up the palm fronds or is it that those trees just shed that much? It is perplexing to me. There are more palm fronds on the other side of the backyard that I didn’t photograph quite as many but more than a dozen. The browning in the yard is about what I have reported the past several service reports, example photos below. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off.
7/25/23: The inside of the residence has not changed in appearance since the last service call. Unplugged the refrigerator & opened the doors. The damp rid bucket in the car was full. I replaced it with one of the new damp rid buckets provided. The pool water is starting to get dirty. Temporary water hose from neighbors is in the pool. Was unable to run water throughout the residence as the plumbing is waiting to be repaired. Client advised that new plumbing will be installed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
7/25/23: Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
7/25/23: The lawn has some browning throughout from turning off the irrigation timer. The damaged roof tiles on the right side of the house have not been repaired yet see photos below. Ran the hose in the pool during the service call to help offset evaporation. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
7/25/23: The pool water level was back up to the optimal level of half the top skimmer port. Auto filler has not been installed yet. There are some alerts on the security panel see photos below. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door see photos below. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
7/25/23: Put all sales flyers in the trash bin. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
7/25/23: Contractor access. Met with Shawn from Johnny bugs & let him into the residence for pest control. I stayed with Shawn until he was finished, made sure everything was locked up & activated the security system when leaving. 7am-8am.
7/24/23: Drive by. Rebooted the internet modem which appeared to be back online & renovation progress photos below. Closets have not been framed out yet.
7/24/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
