Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/4/23: The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
7/4/23: Weeds & grass are starting to build up in all the landscape beds see photos below. Found the gfi outlet in the garage that the battery maintainer is plugged into tripped & reset it restoring power to the battery maintainer. A long section of metal facia has fallen on the right side of the house above the ac condenser & on the back left corner of the house. Monitoring all previous water stains on the ceilings closely.
7/4/23: There are some hairline step cracks in the exterior wall by the pool pump. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. Holes in ground along seawall are being addressed.
7/4/23: The exterior light next to the garage side entry door appears to be broken see photo below. The lawn company arrived to mow the lawn while I was inside the residence. The ac air filter is dirty & needs to be replaced. Shed door is unlocked.
7/4/23: The sodium streetlight in the front yard that appears to be connected to your electric is staying on in the daytime wasting energy see photo below. Weeds & grass are starting to build up in all the landscape beds. Ran the hose in the pool during the entire service call to help offset evaporation. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
7/4/23: I had to turn the pool pump off when i arrived as it was starting to run dry from the waterfall section of the pool being empty see photo below. Will contact the client & advise them of the situation. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Turned off the water main to the house & made sure the hose for the pool auto filler was on when leaving.
7/4/23: Weeds & vines are starting to build up in the landscape bed see photo below. Reconnected the security system to the WiFi while inside the residence. Removed several active hornets nests from the soffits on the front of the house. Put both garbage cans inside the garage for storm preparation.
7/4/23: Both screen doors are locked. All shutters are closed.
7/4/23: Renovation progress photos below. There was a puddle of water on the floor in the kitchen where the kitchen sink is located & sections of wet drywall removed from the wall see photos below. There appears to have been a water leak from the plumbing. The water main is currently off. Ac system is currently off & waiting to be repaired. Did not run any water inside the residence as all of the plumbing fixtures have been removed for remediation.
7/4/23: The new siding has been installed on the right side of the house since the last service call see photos below. The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
7/4/23: Weeds, grass & vines are starting to build up in all the landscaping & pavers. All storm shutter panels are on.
7/4/23: Brought in an h2o systems service slip dated 6/22 see photo below. All of the weeds appear to have been sprayed recently. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. The lawn is starting to look better after turning the irrigation system back on & all the recent rain. Irrigation system is on. Storm shutter panels are still up on the back windows only.
7/3/23: Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
7/3/23: A new battery maintainer was not needed for the suv at this time. I discovered that the original maintainer was connected incorrectly inside the engine bay & reconnected it properly restoring power to the maintainer. The light on the maintainer was solid red for now as it is charging the battery & is expected to turn solid green after fully charging the battery. Will contact the client & advise them of the situation. Brought in four pieces of mail see photo below. Guest bathroom bathtub is full of furniture cushions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on. Watered the orchid on the kitchen counter. Monitoring all previous water damage on the ceilings closely.
7/3/23: Weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/3/23: All of the weeds & grass that were growing in the landscape beds etc appear to have been sprayed recently. Ran the hose in the pool during the service call to help offset evaporation. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
7/3/23: There were some workers from the flooring company inside the residence when I arrived putting some closet doors back on. They stated they were almost finished & still had the toilet to put back on & closet doors etc. Flooring progress photos below. All storm shutters are closed.
7/3/23: The small section of missing soffits on the front of the house & the white privacy fence on the left side of the house are waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.0 degrees & 34.1% humidity. Master bath hall temps were 80.0 degrees & 41.4% humidity.
7/3/23: There was grease dripping down onto the top of the stove from the range hood when I arrived see photos below. The filters in the range hood appear to be completely saturated & need to be replaced or cleaned. The ac air handler is starting to drip water onto the garage floor below it see photos below. Brought in four pieces of mail see photo below. The pool pump filter canister lid has a small crack in the lid which slowly leaks while the pump is running. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
7/3/23: Left a lockbox on the front door with a key to the residence inside for the ac company when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
7/3/23: Checked all damp rids. Lanai screen door is locked.
7/3/23: The roof of the building is still waiting to be repaired.
7/3/23: The gutter downspout on the front right corner of the house is starting to wash out the ground at the end of it while raining. Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
7/3/23: Some vines are starting to grow on the landscape bushes in the front yard & grass is growing in the oyster plants in the backyard yard see photos below. The screen on the ac thermostat was blank & the batteries were dead when I arrived. I replaced the batteries with two new AA batteries provided in the living room restoring power to the thermostat display. Monitoring all previous water stains on the ceilings closely. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
7/3/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
