7/6/23: Brought in four bottles of Nuline ac condensate drain line cleaner see photos below. Will pour one bottle down the ac condensate drain line once every 90 days for preventative maintenance. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance & wrote the date on the bottle. The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Storm shutters are partially open for ventilation.
7/5/23: I watered 4 total plants out on the pool deck and 0 out front as it is raining. I poured vinegar down the HVAC condensate tube chased by water.
7/5/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same as previously reported. The condensate tube seems to be draining but slowly, this could mean it is plugging up slowly and may need to be cleaned.
7/5/23: The browning in your yard is about the same.
7/5/23: I moved the thermostat to 79 based on the humidity I found inside the condo today. The circuit breakers that are tagged with yellow tape and normally turned off when the condo is vacant were on, I turned them off. The water main valve was on upon arrival off upon departure.
7/5/23: I poured a few ounces of bleach in each toilet.
7/5/23: I poured vinegar down the HVAC condensate tube then chased with water.
7/5/23: Poured vinegar down the HVAC condensate tube and then chased with water. Browning in the yard is about the same. The alarm was deactivated upon entry, I activated it upon departure. Armadillo hole in back corner of home looks like it may be active. The two master bath sinks are draining slowly, the left is extremely slow and the trap is now leaking slightly.
7/5/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported.
7/5/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom. As well there is some green algae on the one end of the pool, photos below.
7/5/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming soon.
7/5/23: Brought in five pieces of mail with a stack of sales flyers see photos below. Photo of the Charlotte county document requested below. The pool pump was on & running. Client advised that the roof & lawn are being addressed. Visual check of the boat photo below.
7/5/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 6/28/23. There are a few small palm fronds in the yard, photo below. The browning in the yard is about what I have reported the past several service calls. Circuit breaker 34 (kitchen GFI) is tripped and will not reset, photo below.

7/4/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.

The doors on storage shed on the left side of the house are unlocked. Visual check of the boat photo below.
7/4/23: Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
7/4/23: Weeds & grass are starting to build up in all the landscape beds see photos below. Rainy season has started & the palm trees are being watered by frequent rains. Turned the water main off to the house only when leaving.
7/4/23: Replaced the 9v battery in the garage keypad & made sure it opened & closed after installing the new battery. Put the water sprinkler in the front yard and ran it by the new sod placed by the front of the house see photo below. The water timer that was connected to the hose spigot would not work in the timer function mode see photo below. I tried exchanging the batteries but the timer function would still not work. Will contact the client & advise them of the situation. I replaced the water timer with the timer used for the pool for now & set it to run for 120mins when leaving. Removed an undated Massey sign from the front yard. All of the irrigation sprinklers are still marked with flags.
7/4/23: Drive by. Went back to the residence to check on the pool & turn the water off after letting the hose run in the waterfall trough of the pool for a couple of hours as the pool pump had loss of prime when I arrived from the trough being empty earlier for an inspection. I found a loose cap at the bottom of the trough & the pool company documented that they had serviced the pool the day earlier. I screwed the cap back into the pool wall & ran the hose into the trough allowing it to fill up with water again see photos below. Will send a video of the pool pump back up & running with the water back up to the correct level via text to the client.
