Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/6/23: New roof construction progress photo below. A flooring worker was inside the residence & construction has started on the floors since the last service call see photos below. Portable dehumidifier in kitchen read 55. Checked all damp rid bags. All storm shutters are closed.7/6/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported. I set the thermostat to 76. I changed the batteries in the front door key pad.
7/6/23: New roof construction progress photos below. The alarm system was deactivated when i arrived. The carbon monoxide detector in the guest bathroom hallway was chirping when I arrived. I replaced the battery with a new 9v battery & reset it but it still continued to chirp see photo below. The carbon monoxide detector may need to be replaced at this time. Air dryer by fireplace was on. All storm shutters are closed.
7/6/23: The pool cage is gone as you know. The browning in the yard seems to be a little bit better as we’ve had a few rain showers lately. Chirping in the garage is very very faint. I looked and listened inside each white cabinet but the sound actually is coming from above there but there are only empty boxes up there. I checked each door opener that was not it so I am puzzled as to where it is coming from.
7/6/23: New roof construction progress photos below. Found both upstairs windows unlocked & locked them. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
7/6/23: New roof construction progress photos below. Front door storm shutter key is in the lock. Water was on in 2004.
7/6/23: New roof construction progress photos below. The master bedroom light was on when I arrived. I turned it off before leaving. I did not see any water inside the residence & monitoring all previous water stains on the ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
7/6/23: Some browning of the yard reported previously. Photos of the lake, lawn and plants below. Pulled a Lawn Care Extraordinaire sign from the yard dated 7/5/23
7/6/23: New roof construction & renovation progress photos below. There was a worker present inside the residence when i arrived. I was unable to run water throughout the residence as the water line for the refrigerator did not have a shut off valve, was not capped & the toilets have been removed see photos below.
7/6/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. Pool has algae growing on the sides and steps to the pool photo below. Debris on top and bottom. I found a half a dozen tiny live ants in the guest bathroom on the floor and one much large ain’t. I killed them all.
7/6/23: New roof construction progress photos below. The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
7/6/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active. The front armadillo hole behind the front window appears active. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, photos below.
7/6/23: Some browning in the yard, reported previously, photo below. The lawn is very long but not excessive but I can’t remember when it was this long.
7/6/23: New roof construction progress photos below. The kitchen window above the sink was unlocked & one of the storm shutters on the lanai was open when i arrived. I closed it before leaving. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
7/6/23: I watered the plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call.
7/6/23: New roof construction photos below. The ac was on & appeared to be working correctly. The humidity level was back under 60% inside the residence after the last service call. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
7/6/23: All of the water remediation equipment has been removed from the residence since the last service call see photo below. New roof construction photos below. The right rear tire on the car was low again. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
7/6/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. The spa water level was very low so I ran water in it during the service call, photos below.
7/6/23: New roof construction progress photos below. The upstairs ac was back on & appeared to be working correctly again since the last service call. Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving.
7/6/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Sprayed weeds on lanai/pool cage area.
7/6/23: New roof construction progress photos below. Suv has been removed from the garage. Damp rid bucket in master bedroom closet was full. I replaced it with the new damp rid bucket provided. Did not see any water intrusions throughout the residence. Storm shutters on lanai are closed.
7/6/23: Watered the plant on the lanai using the teapot. All storm shutters are closed.
7/6/23: The backflow preventer connected to the water main in the garage was dripping water when I arrived see photos below. Will contact the client & advise them of the situation. Mini fridge was on & cold. All storm shutters are closed.
7/6/23: New roof construction progress photos below. New metal sections for the dormers are being installed. The inside of the residence does not appear to have changed in appearance since the last service call. A large piece of insulation foam board has fallen down inside the attic most likely caused from vibration of the new roof construction. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Front porch screens are damaged & waiting to be replaced.
7/6/23: New roof construction progress photo below. New metal roof sections for the dormers are being installed. There has been some activity inside the residence since the last service call. Several blinds throughout the residence were open when I arrived. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Screen torn on front porch. There appears to be some torn window screens as well. Water was off in #603.
