Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/17/23: Weeds are starting to build up in all the landscape beds again see photos below. Removed a problem solved pest sign dated 7/17 from the front yard. Flooring progress photos below. New floors appear to be complete. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All storm shutters are closed.7/17/23: The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level back up. The white privacy fence on the left side of the house has been repaired recently see photo below. The pool company arrived to service the pool as I was leaving. The front door deadbolt would not engage from the outside when trying to leave. The deadbolt is not lining up correctly with the latch and will only engage when pulled hard from the inside. I left the residence through the garage side entry door for now after locking the front door from the inside. Will contact the client & advise them of the situation. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.2 degrees & 35.9% humidity. Master bath hall temps were 80.7 degrees & 40.5% humidity.
7/17/23: The filters in the range hood appear to be saturated with grease & need to be replaced or cleaned. The ac air handler is dripping water onto the garage floor. The pool pump filter canister lid has a small crack in the lid which slowly leaks while the pump is running. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
7/17/23: Put the keys back inside the lockbox when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
7/17/23: Checked all damp rids. Lanai screen door is locked.
7/17/23: The roof of the building is still waiting to be repaired.
7/17/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The gutter downspout on the front right corner of the house is starting to wash out the ground at the end of it while raining. Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
7/17/23: All of the vines & grass have been removed from the landscaping bushes & plants since the last service call. The alarm keypad was blank & had dead batteries when i arrived. I removed it from the wall to replace the batteries with four new AA batteries provided in the living room & the alarm went off. I was able to disable the alarm after installing the new batteries. Will contact the client & advise them of the situation. Monitoring all previous water stains on the ceilings closely. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
7/17/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/17/23: Brought in four bottles of Nuline ac condensate drain line cleaner & poured one bottle down the ac condensate drain line for preventative maintenance see photos below. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
7/17/23: Did not find anything abnormal or tampered with throughout the residence & replaced the battery in the garage side entry door security system sensor per the client. Will contact the client to confirm the sensor is working correctly. Photos of the garage side entry door below. Brown spot in lawn on left side of house is being addressed. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutters are currently off.
7/17/23: There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.
7/17/23: Made sure the water heater, range & ice maker were off. Was unable to run any water in the master bathroom as the drains have been covered with painters tape. There is an alert on the ac thermostat to replace the uv bulb. Mesh storm shutter on lanai is open.
7/17/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
7/17/23: The pipe connected to the top of the pool pump has started to slowly leak when the pool pump is running. Will send a video of the leak via text to the client. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
7/17/23: The large damp rid bucket in the vehicle is full. A replacement damp rid bucket will be needed. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed.
7/17/23: Brought in seven pieces of mail with a stack of sales flyers see photos below. Made sure the water heater, range & ice maker were off. Watered all the live plants inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the last of the vinegar provided. A new condensate drain line cleaner product called Nuline is recommended. All storm shutters are currently off.
7/17/23: The front door keypad was acting up & would not unlock when i arrived. The light was flashing green but the lock would not engage & would just keep spinning. It took numerous attempts to get the keypad to unlock. The keypad also had difficulty locking when trying to leave & also took numerous attempts to get the lock to engage. Will contact the client & advise them of the situation. A couple sections of soffits are pushed up on the back of the house next to the pool cage see photo below. Replaced the light bulb in the living room lamp connected to the light timer & made sure the switch by the window was in the on position. Checked shed in backyard. Empty lot is being maintained.
7/17/23: Brought in two pieces of mail with some sales flyers see photo below. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. New gutters have not been installed yet. All storm shutters are currently open. The power pole in the backyard is leaning.
7/17/23: Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed.

7/17/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Weeds & grass building up in the landscaping & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
7/17/23: Made sure the water heater, range & ice maker were off. Found the guest bathroom window unlocked & locked it. Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
7/17/23: There were large brown spots in the backyard when i arrived see photos below. Brought in three pieces of mail with some sales flyers see photo below. Turned the water heater, range & ice maker back on for clients return. Left the water main on when leaving. The cracks in the stucco underneath the windows on the left & back sides of the house may need to be filled in soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
7/17/23: Removed an All you need pest sign dated 7/10 from the front yard. The pool water level was extremely low below the top skimmer port when I arrived see photo below. I ran the hose in the pool during the entire service call & set the water timer to run for 120mins when leaving to bring the water level back up. Will have to return later this afternoon to check on the pool & turn the water off for a drive by charge. Tall grass is starting to grow in the deco drain by the pool photos below. The sections of cut out sod in the lawn are waiting to be replaced. Pool safety fence is installed. All storm shutters are currently off.
