Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

7/14/23: Aphids are starting to build up on some of the gardenia bushes see photos below. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked. Monitoring the aphids on the gardenia bushes.
7/14/23: Replaced the batteries in the living room right window security system sensor removing the alert from the display panel. Will contact the security company regarding the camera above the garage door on the next service call. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days. All storm shutter panels are on.
7/14/23: Weeds & grass are growing in the landscape beds & driveway. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance with the last of the vinegar provided. A new condensate drain cleaner product called Nuline is recommended. There are ripples in the shingles in several locations around the residence.
7/14/23: The smoke detector in the utility hallway was still chirping when I arrived. I tried replacing the battery with another new 9v battery but it continued to chirp. The smoke detector appears to be defective at this time & a new replacement is recommended at this time.
7/14/23: The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
7/14/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
7/14/23: Made sure the water heater, range & ice maker were off.

7/14/23: I checked under the windows for wet carpet and I did not find any dampness. No mail in the mailbox. A screen was off and the retaining ledge was off so I put them in the garage, photo below.
7/14/23: Portable dehumidifier in kitchen read 46. Checked light timer in living room.
7/14/23: The master bathroom shower head is tagged for being broken. The plastic connection appears to have cracked. Client will repair when they return. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
7/14/23: Watered the two plants in the kitchen. Took the larger one to the garage as client suggested. Water main was open partially upon arrival off (photo below) upon departure.
7/14/23: Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Camper was in driveway.
7/14/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
7/14/23: The black ant situation along the slider is no different, I found no live ants.
7/14/23: Fridge is not cold but is running. The water main valve was partially on when I arrived and off when I departed.
7/14/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. A small amount of weeds are growing in the cracks on the lanai.
7/14/23: Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
7/14/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator doors are still open and the unit is off.
7/14/23: Quite a bit of work being done inside. The disposal is frozen.
7/14/23: It was warm inside the residence & the ac thermostat was not holding set temperature when i arrived. The ac condenser was not running due to a tripped breaker. I reset the breaker restoring power to the condenser but the condenser appears to not be working correctly at this time as warm air is blowing out of vents. I turned the ac system off for now to keep it from continuously running again. Will contact the client & advise them of the situation. Found a few night lights plugged in & unplugged them to eliminate them from parasitic draw. Watered the plant on the lanai using the right side slider only.
7/14/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
