Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/15/23: Additional service call photos.8/15/23: The water main was on again when i arrived. Renovation progress photos below. The outlet that the internet modem is plugged into is not getting any power. I could not find any breakers or gfi outlets associated with it that were turned off. Only the top set of breakers is turned off in the panel. All ceiling fans were on.
8/15/23: Weeds & grass are starting to build up in the landscape beds see photos below. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
8/15/23: A large truck has driven through the rocks in the front yard since the last service call see photos below. Excessive weeds, grass & vines are starting to build up in all the landscaping & pavers. All storm shutter panels are on.
8/15/23: Replaced the fully charged battery & removed the other battery from the camera on the lanai & plugged it in to charge. Will replace it on the next service call. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. Irrigation system is on. Storm shutter panels are still up on the back windows only.
8/14/23: Photo of the completed front entrance screen enclosure below. The front door keypad had a low battery warning when i arrived. I replaced the batteries with four new AA batteries provided from the kitchen pantry restoring power to the keypad. Weeds are starting to grow in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
8/14/23: Weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
8/14/23: Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
8/14/23: The smoke detector in the back guest bedroom was chirping when i arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. All storm shutters are closed.
8/14/23: The refrigerator has been repaired since the last service call. Photo below of the service slip left on the kitchen counter. Weeds & grass are starting to build up in all the landscape beds. The front door deadbolt is extremely difficult to engage from the outside. I entered & exited the residence through the garage rear entrance door for now. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.1 degrees & 45.9% humidity. Master bath hall temps were 80.6degrees & 46.5% humidity.
8/14/23: The pool pump filter canisters has been replaced since the last service call see photos below. The plastic water supply line for the fish pond was on & leaking again when I arrived. I turned the hose spigot back off. The hose spigot needs a new splitter for the hoses as the valve for the fish pond water supply line will not shut off & water is running back through the line when the other hose gets turned on for the pool. The ac air handler drips water onto the garage floor. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
8/14/23: Put the keys back inside the lockbox when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
8/14/23: Checked all damp rids. Lanai screen door is locked.
8/14/23: There has been some construction on the roof of the building since the last service call see photos below.
8/14/23: The gutter downspout on the front right corner of the house is starting to wash out the ground at the end of it while raining. Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
8/14/23: The alarm system was deactivated & several lights were on from the adjuster when I arrived. I turned off all the lights & activated the alarm system when leaving. All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. Gfi outlet in guest bathroom is temporarily tripped. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
8/14/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
8/14/23: Brought in one piece of mail see photo below. The guest bathroom toilet was running when I entered the residence. I found that the fill valve has started to work incorrectly & was trying to overfill the tank. I was able to get it to temporarily work but it does appear to need a new fill valve at some point. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
8/14/23: Photos of the garage side entry door below. The door was closed & locked when I arrived. I did not find anything unusual throughout the residence. Brown spot in lawn on left side of house is being addressed. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutters are currently off.
8/14/23: Put the no rust concentrate & bleach in the tank on the left side of the house per the instructions & filled it to the top with water. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.
8/14/23: Removed a lawn care extraordinaire pest sign dated 8/3 from the front yard. Mesh storm shutter on lanai is open.
8/14/23: Portable dehumidifier read 60%. Left the water main on when leaving.
8/14/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/14/23: Both valves for the pool auto filler were on. Left the water main on when leaving.
8/14/23: The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
