Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/14/23: Brought in two pool service slips dated 7/31 & 8/17. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 81 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both toilet water supply valves are currently turned off due to one of the toilets leaking. I turned them on & off to flush them for now. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
8/14/23: Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. Storm shutter on lanai is closed. Turned the water on & off using the shut off valve in the garage only.
8/14/23: The large damp rid bucket in the vehicle is full. A replacement damp rid bucket will be needed. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed.
8/14/23: Brought in eight pieces of mail & two packages that were laying by the front door when i arrived see photos below. Will be bringing all important mail to the post office for forwarding. There were also several packages laying inside the front door photos below. Watered all the live plants inside the residence. The last of the vinegar provided for the ac condensate drain line has been used. A new condensate drain line cleaner product called Nuline is recommended. All storm shutters are currently off.
8/14/23: The pool company arrived to service the pool while I was at the residence. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A couple sections of soffits are pushed up on the back of the house next to the pool cage. Checked shed in backyard. Empty lot is being maintained.
8/14/23: Brought in one piece of mail see photo below. Ran the storm shutters on the lanai up & down for preventative maintenance. The new gutter downspouts may need some splash guards soon as the ground is starting to wash out underneath them from rain water see photo below. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Storm shutters on lanai are closed. The power pole in the backyard is leaning.
8/14/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to move closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
8/14/23: New windows & screen have been installed in the Florida room see photos below. Locked the screen door & put the key back inside when leaving.
8/14/23: Removed a tradewinds pest sign dated 8/2 from the front yard. The humidity level has been consistently below 60% inside the residence. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly. Weeds & grass are building up in all the landscaping & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
8/14/23: Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
8/14/23: Brought in four pieces of mail with some sales flyers see photo below. The lawn has some large brown spots in the backyard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. All storm shutter panels are on except for the front & left side guest bedroom windows due to hoa regulations.
8/14/23: Tall grass is starting to grow in the deco drain by the pool. The sections of cut out sod in the lawn are waiting to be replaced. Pool safety fence is installed. All storm shutters are currently off.
8/11/23: Removed a Ranson & Hughes sign from the front yard. Picked up a large dead spider off the living room floor. One of the smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the batteries with three new AAA batteries provided in the drawer in the dining room area & tested it after installing the new batteries. Picked up a large dead spider from the back guest bedroom floor. Scale and/or aphids are starting to build up on some of the gardenia bushes. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked.
8/11/23: Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days if applicable. All storm shutter panels are on.
8/11/23: Brought in four bottles of Nuline ac condensate drain line cleaner see photos below. I poured one bottle down the ac condensate drain line for preventative maintenance & will pour one bottle down the condensate drain line every 90 days if applicable. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Turned the irrigation system back on as the lawn was starting to yellow. There are ripples in the shingles in several locations around the residence.
8/11/23: Brought another new smoke detector to replace the defective smoke detector in the utility hallway see photos below. I tested the new smoke detector after installing it & placed the old smoke detector on the kitchen counter.
8/11/23: The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
8/11/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
8/11/23: The last of the vinegar provided for the ac condensate drain line has been used. A new condensate drain line cleaner product called Nuline is recommended.
8/11/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storage room door is missing weather stripping.
8/11/23: Portable dehumidifier in kitchen read 48. Checked light timer in living room.
8/11/23: The master bathroom shower head is tagged for being broken. Client will repair when they return. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
8/11/23: Camper has been removed from the driveway since the last service call. The laundry room & garage lights were on when I arrived. I turned them off before leaving. Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
8/11/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
8/11/23: New roof photos below. The roofers left a power tool plugged in by the front door photo below. All the water damaged ceilings have been painted since the last service call. The humidity level was below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
