Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/15/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
8/15/23: I watered 3 total plants out on the pool deck and 0 out front. I poured 2 oz of vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai.
8/15/23: There is a large section of drywall removed from the living room ceiling waiting to be repaired. Water damage in master bedroom closet waiting to be repaired. Mini fridge on lanai is off & door open.
8/15/23: Vines are growing on the podocarpus bushes on the right side of the house & on the screens on the left side of the pool cage. A animal is digging large holes in all the landscape beds. There is some browning throughout the lawn. The irrigation timer is currently off. Mini fridge in dining room is off & door open. The doors on storage shed on the left side of the house are unlocked. Visual check of the boat photo below.
8/15/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same, reported previously.
8/15/23: The browning in your yard persists, reported previously.
8/15/23: Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
8/15/23: I started the car and let it idle during the service call.
8/15/23: All of the weeds around the residence appear to have been sprayed recently. Rainy season has started & the palm trees are being watered by frequent rains. Turned the water main off to the house only when leaving.
8/15/23: Brought in three pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash bin. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
8/15/23: The damaged section of screen on the pool cage has been replaced recently see photo below. The right side handle on the master bathroom left side sink would not turn off when running the water. I had to turn the supply valve off underneath the sink for now. I have tagged it as such. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
8/15/23: The pipe connected to the top of the pool pump is slowly leaking while the pool pump is running see photos below. The pool water level was back up to the optimal level of half the top skimmer port. Weeds & grass are building up in all the landscape beds. A long section of metal facia has fallen on the right side of the house above the ac condenser & on the back left corner of the house. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Monitoring all previous water stains on the ceilings closely.
8/15/23: I poured 2oz of vinegar down the HVAC condensate tube then chased with water. There are hundreds if not thousands of tiny ants on the wall and window sill next to the night stand in the master bedroom, photos below.
8/15/23: Found the deadbolt unlocked on the garage side entry door & a battery maintainer has been connected to the car. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. There are some hairline step cracks in the exterior wall by the pool pump. Holes in ground along seawall are being addressed.
8/15/23: The pool pump has started making a loud noise while running. The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked.
8/15/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
8/15/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. I tagged the faucet and the area below the bowl to show you where it leaks.
8/15/23: Weeds are starting to grow in the pool tiles see photos below. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up. A hole in the ground along the seawall in the backyard on the edge of the property has been marked off. The neighbor stated that the county is currently addressing the hole by the seawall. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
8/15/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom. The pool has algae on all four sides at the round bottom, and on the bottom of the pool, photos below.
8/15/23: I did not see any damaged floor tiles underneath or around the new mini split ac system in the Florida room. Mini split ac thermostat set to 80. All plants were currently wet from rain. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Put the keys back in the lockbox when leaving.
8/15/23: Weeds & vines are starting to build up in the front landscape bed. Mini split ac was on.
8/15/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming, reported previously.
8/15/23: Both screen doors are locked. All shutters are closed.
8/15/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 8/2/23. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off.
8/15/23: All of the landscaping has been trimmed recently. Damaged garage over door has not been replaced yet. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
